We stayed in this hotel the weekend before Christmas. The staff were great - friendly without being intrusive,but the best thing about this place was its location - five minutes from the station and a short walk to the city centre - we were able to keep going back to drop off all our parcels. Breakfast was okay, the best meal by far however, was the evening meal we had in the hotel restaurant - the rain was exceptionally bad so we didn't venture out - the food was fabulous and well worth the money.
The bed was exceptionally comfortable and very clean but the room itself was not that clean - the door into the bathroom was filthy. Also the heating broke down so we were frozen.
We paid quite a lot of money for bed and breakfast in order to have a lovely weekend - we did have a nice time but this was despite the hotel not because of it. The Premier Inn would have been better.

Stayed at this hotel for one night in early December. The hotel is in an excellent location close enough to Waverly station and Princes St to enjoy the sights but far enough away to be very quiet. at night.

Room was very comfortable and breakfast was adequate - nothing special. Porridge had been made with sugar obviously to cater for tourists = not to my taste.

The hotel is lacking a bar - would have liked to have had a drink on our return in the evening.

I thought this hotel was very pleasant and in a great location where you could walk to many places, but just off the really loud roads. For the price and location it was good value for money. Breakfast was included in my rate and was fine. My room was nice with a good sized and comfortable bed. My only negative was that my room could have been cleaner - there was quite a lot of either dried mud or coffee granules or something similar scattered over the carpet one side of the bed,together with an old bottle top.

The location of the hotel is very good if you are traveling by train, it is just a couple of blocks away form weaverly station, and you just need to cross over the bridge to be in the royal mile.
The rooms are clean, a little bit old (I think this is the style of the hotel) and small, nothing fancy, but ok.
What we did not like was the staff, the girls (and oldies) from the front desk are not welcoming at all, it seems they do not like their work at all.
We took the B&B, so we had breakfast every morning there, and the waitress are just disaster, they continuously talk to each other, neglecting their work and the clients, the food is not that good.
If we go back to Edinburgh we will probably pay a little more for a better hotel.

This is a great place to stay if you want to be able to walk into the city in no time, which is exactly what we were looking for. Everything about this hotel is OK but there was something I couldn't quite put my finger on that makes this an average stay for me. On the negative side, the lights didn't work when we went into the room so we were stumbling around looking for them, there wasn't much storage space and it was fairly noisy at night as we were so close to bars.However, the bed was huge and very comfy and the bathroom was clean with a good shower. The reception was also really nice with a mini bar and fire that was really cosy after a day's Christmas shopping in the rain!
I would stay there again as I'm not too fussed about the negatives and if you want a city centre location, noise is just something that comes with that. And it didn't stop us sleeping, which is the main thing. It was also just before Christmas so probably a bit noisier than normal.
I would recommend this hotel to people wanting a short break in the middle of the city that won't break the bank.

Top tip - if you are staying between Friday and Sunday night, you can park for free on Regent Street, just down the road from the hotel, back out of town. It will save you £15 per night in a multi-storey car park. Thanks to the receptionist for this!

The hotel is in a fab location just up the road from the trainstation and near lots of bars and resturants and all the must see tourist attractions. We arrived early but were allowed to check in at no extra cost and the room itself was very smart. Check out was also a breeze and left luggage area was a god send! would stay again

We travelled to Edinburgh for the Christmas Markets and a friend recommended this hotel. the location is fantastic tucked away but then very close to the main street and the Calton Hill Park is right next to it and that is a lovely walk up the hill with all the monuments. its a short walk round the corner and then you are right in middle of Edinburgh.

Its lovely and quaint on enterning nice reception/lounge area. When booking though if you have mobility issues check where your room is as we had to go up in the lift and then down a winding staircase to the room... I found this a bit disappointing. The room was quite modern which was nice but small. The light fittings are strange as you have to lean behind to switch them off at the wall... !

Breakfast was very good but took a while and this was because they only have one chef... not sure why when the restaurant was full in the mornings...

The staff are very friendly and helpful couldn't do enough for you if asked

On the whole a lovely stay and we would stay again.

Room Tip: if mobility problems check that you don't have to get the lift to the top floor and then go down...
