We booked through booking.com and got a special room rate offer, on arrival the room appeared very nice but did not have a bath, only a shower. I asked at reception if there was any chance of a room with a bath and got upgraded to the honeymoon suite for our one night stay! The room was great and we really enjoyed our stay, hotel has good central location to the city, shops, bars and restaurants etc parking is £12 for 24hours

Continental breakfast was fresh and tasty. Decor is a little tired but overall very pleasant.

Stayed here in March. Perfect location, 10 min walk from the station on Princes street. Location is ideal because its close enough to walk but out of the way enough for it to be quiet. Staff were lovely, we arrived early and we could check in strait away which we didn't expect to be allowed. Room was beautiful! We got the executive feature room £75 pn with continental breakfast. (You have to pay a supplement for cooked breakfast) high ceilings, newly refurbished, lovely clean furniture, big bathroom! Usually when you look at pictures it never meets your expectations but this did! Always go for the executive rooms that are refurbished! Well worth it! We both work in the Lake District in 4* hotels so we expect that standard when travelling and spend a long time looking where to stay, we didn't expect this to be as nice as it was. For that standard of room I would expect to pay a lot more! Will defiantly come back!

We stayed for four nights and thought the hotel was fantastic. The location was perfect as it was very close to city centre, shopping, tours, and the bus company for day trips. The breakfast was delicious and plentiful. We found the staff really helpful, interested and friendly. No bar but we didn't want nor need one. Our room was serviced daily, and there was no issue that we rearranged the room to our liking. The room was lovely and warm. We got a fantastic deal on our room so we were more than happy and would definitely stay here again.

Quite surprised by the reviews and even some of the photographs don't reflect our experience. I think some people are expecting rather a lot for £70 a couple, including breakfast, right in the centre of Edinburgh! We were only there for one night but the room was spacious and extremely warm and comfortable on a freezing cold night, bathroom was huge and quite luxurious. The carpet on one part of the stairs was a little threadbare but overall I though the hotel was nicely decorated and well looked after. Location was perfect, really quiet and peaceful in the room but also close to the town centre. Continental breakfast was really nice, everything appeared to be fresh and the service was pleasant. The bar wasn't open when we arrived but everything is so close by it wasn't a problem. I would definitely stay here again if the price was right.

We booked into an executive room for one night over a weekend. Service when we arrived was efficient and professional. I would agree with other reviewers that the welcome wasn't friendly. Modern wall paper and decor however when you look a little closer the carpets are well worn and frayed, chipped paint in halls but again very cosmetic.
The room was a great size and bathroom was modern and clean. However really needed painting as had clearly had a leak at some point from above and was stained all down the wall and ceiling meaning the extractor fan was not on...and windows wouldn't open so room did get very humid.
Overall we would stay here again just needs a little attention to make it a good 4* hotel.
Perfect location in the centre....but don't expect much from the bar or restaurant as both were closed when we went at 6pm on a sat night.

Booked for 2 days; checked in by a very serious lady who was neither friendly nor unpleasant but no problems with check-in and were shown to our room.
Room nicely decorated and furnished, warm and clean. However some damage to the walls, few lightbulbs in chandelier out , wee things like that , that don't amount to 4 star. Didn't bother us though, we were comfortable and had got a good deal on room rate.
Room not serviced.

Bar not open at 10pm due to short staff; bar barely stocked , no soft drinks available. We bought crisps that were out of date. Bar prices reasonable.

Upon entering reception, staff seem hidden as their desks are so high. We were able to leave our luggage at reception after check-out which was great so we could go sight-seeing on our last day.

Breakfast nothing special; continental , cold cuts, fresh fruit, pastry etc. Buffet not replenished through-out service. First-come, first-served basis in a 4 star hotel shouldn't happen.

Over-all we had a comfortable, de-stressing stay; that said, if you want 4 star service and environment/facilities, that is not what you will get here.

After reading these reviews i felt anxious about booking this hotel however i am glad i booked it as it is a great hotel! My boyfriend and i went to Edinburgh for a weekend away. Cant fault this hotel at all, the staff were pleasant and the room was lovely! i would definitely recommend this hotel to anyone and will be staying here on my next trip to Edinburgh. It is also situated in a great location as there is pubs, restaurants, shops etc all in walking distance. 5 stars!
