“Expensive for a budget type hotel”

We have stayed here on numerous occassions but every year we go the price increases! The breakfast is appalling I would rather have a room only rate and go elsewhere for breakfast
Rooms are clean, modern and comfortable, added bonus of car parking on site and a bus stop just outside the hotel into Edinburgh centre - but again this keeps going up in price. Bars and restaurants near the hotel are excellent - good quality food, a little bit pricey but worth paying for some great bars too!

I recently stayed here for 2 nights. Check in was quick and efficient despite arriving just after a coach full of guests. The room was as requested at the back, and quiet. We had minor problems with the heating system but not enough to contact reception over. The twin room was clean and bright. Decor as expected for this type of accomodation. I would have loked a bath but the shower was fine and again , very clean. I had very low expectations of the breakfast as this was included in the price, but it was more than adequate with hot food and good choice of fruit, cereal and toast etc. Good central location and we walked to the Shore area both nights where there was agood choice of bars and restaurants.

Room Tip: Ask for a quiet room at back

On arrival we where greeted by friendly reception staff and directed to our room. This was clean, and well laid out.
Breakfast was busy, staff cleaned and wiped tables down so there where plenty of space to eat.
Food was hot and of a good standard. This area was very clean also.
Staff where great with giving info on buses and local things to do.
When returning to Edinburgh will stay there again. Free car park is a plus also

We booked the Holiday Inn Express at the last minute as we were let down on other accomodation. Our flight was arriving very early on the Saturday morning and check in was not until 2pm. We called the night before and spoke to a very helpful receptionist who checked and said our room was not booked out the night before and we could check in early.

We arrived at 8.30 am and the same receptionist was back on shift, remembered who we were and already pre checked us in. The check in was seamless and we were in our room with 5 minutes of arriving. We were also offered breakfast when we arrived.

For a chain this level of service was exceptional.

It is also a great location if you wish to stay in Leith. It is opposite Ocean Terminal for the cinema and shopping and with a short walk for the great restaurants along the shore.

The accomodation is what you expect from a chain hotel but very clean and comfortable. Great value for the money. The one exception is the breakfast which was not the best quality but ok if you just want a basic breakfast before heading out.

Room Tip: You get what it says on the tin. The rooms are of good quality and very clean for the money you pay

We stayed in this hotel as we wanted to take our mother to see Royal Yacht Britannia. It is very well situated and only about a 6-7 minute walk (with wheelchair) to the Ocean Terminal shopping centre and then through to the Britannia. Before we decided on this hotel it wasnt very clear how near this is and it would be useful to point this out for future hotel guests - especially wheelchair users.
The staff were always very helpful and always willing to book taxis for us and answer our questions.
There is no restaurant in the hotel and as we are all coeliac and have to have gluten free food this was a bit of a problem. Most of the restaurants in the Ocean Terminal didnt really cater for gluten free either but we managed in the end. By the way the Royal Yacht Britannia have an excellent gluten free snack menu !! However the hotel did provide us with gluten free cereal and bread for breakfast. We couldnt eat the sausages or beans that were provided for cooked so just had the scrambled egg (bacon would have been nice - oh and tomatoes and mushrooms!)
We didnt have time to use the buses but I believe this is a very good service into Edinburgh which is only about 3-4 miles away

Stayed here 20th April for one night. Didn't pay for it as I managed to get it for free through HIE Best Price Gaurantee. They do give you a free night if you find another hotel cheaper on the same date, same room and same terms and conditions. Be careful with T & Cs they must be exactly the same, ie., refundable cancellation if cancelled on the day of visit. It is worthwhile checking out other hotels because I have come across the price difference with this hotel before. Customer service is really good as they email you within 24hrs with confirmation of best price claim. Hotel is clean, rooms comfortable and breakfast adequate. The best thing about this hotel is the bus links to the city centre. The bus stop is right outside the hotel going and coming back, buses run every 10-15 mins which is great especially with the awful tram works going on - leave the car. We were offered a late check out which was great for an extra visit to Ocean Terminal (Shopping Centre) across the road. I have stayed at this hotel before and will do so again.

The disabled room was a little small if you have a wheelchair, but the bathroom was good with a wetroom shower. Access was easy from the level ground floor facilities via the wide entrance lift. Parking was free (as it should be at every hotel), and the staff extreemly polite and helpful.
They ran out of wine in the evening after selling two bottles, and only offered two kinds of pizza as the food option, although several local restaurants offered a delivery service and you were welcome to eat this in the Great Room, and enjoy all day comp coffee and fruit juices. The location, opposite the Ocean Terminal, Shopping Centre and Royal Yacht Britannia was ideal for us, and there is a good, cheap and regular bus service to the centre of Edinburgh.
Whilst at long last Holiday Inn Express are offering an included hot breakfast, this consisted of a choice of three - sausage, baked beans and some form of scrambled eggs. The eggs were poor, very overcooked and dry, but the cold selection of meats, fruit and cheese was good.
Overall the stay was very good, and I would happily return again, but hope that the eggs improve.
By all means stay in the city centre if you wish, but remember that parking can be a problem, as can the noise, so this option in Leith (well signposted if you follow The Royal Yacht signs) may well be better if you value your sleep!

I’m delighted that you found our staff extremely polite and helpful.

I’m glad that you appreciated the wetroom shower in our accessible room though disappointed that you thought the room itself was a little small.

We only introduced our limited pizza menu midway through March and now that we have seen how successful this has been will be adding extra choices soon.

I’m sorry that the eggs at breakfast were dry and overcooked and this may have been caused by the fact that they had been in the hot display unit for a long period of time. I’ll ensure that this is checked on a more frequent basis in future.

As you’ve pointed out parking and noise can be an issue in the city so we are in an ideal location for those who like things a little quieter.

I do hope that we can have the opportunity to welcome you back in the future.
