We stayed two nights at this hotel. We had a friendly welcome and checkin and the bar staff could give useful information on where to eat for dinner and breakfast as there is no breakfast offered by the hotel.
Our room was in second floor. It was clean as well as the bathroom.
While we stayed in Edinburgh, a tram was being tested, so I assume it will be available soon. A tram station is very close to the hotel. Even though our room was facing the street, we didn't hear the tram at all and also the traffic noise was low when windows were closed.
I recommend this hotel especially for visiting and exploring Edinburgh. If you plan on working/staying inside the room most of the time, it might be too small.

A last minute choice for a hotel in Edinburgh. For the price I didn't hold high expectations. Limited free parking in the rear alley this little hotel is quite a find.

Rooms are well equipped and the beds are MASSIVE and very comfortable. Bathroom has all the amenities and also great water pressure. There is no lift here so you'll need to carry your bags up the stairs. High ceilings mean that each floor is quite a way but it's well worth it.

I was in the Abbotsford room which has an adjoining door with the room next door, means that some noise travels between the rooms. It also faces York Place which is a busy street. Some road noise can be heard but shouldn't trouble too many people.

After one successful night here I decided to stay for another.

No breakfast here but there are many eateries within a short walk of the hotel. Would happily recommend and stay here again.

Staff are extremely friendly. Reception seems to be monitored from 9am-1030pm however you do have 24/7 access via your key.

There is a bar onsite and the prices are reasonable.

Room Tip: For a quieter room ask for one NOT facing York Place or with an adjoining door.

Just come home today from a 2 night stay and had a really great time. Was welcomed by a very friendly young member of staff and given our keys. We were on 3rd floor which was fine for me and my partner but think May be bit of struggle for people with difficulties walking as there's no lifts. Room was really nice with huuuge bed and lots of coffe and teas to choose from and ironing board and iron, tv and a nice bathroom with complementary shower gels and shampoo. Even though our room was on the main road we hardly heard much traffic.
The hotel is in a great location about 5 minutes away from all pubs restaurants and shops and the staff will direct you to good restaurants and even book you in to them for you.
Overall a really good stay and would recommend it.

I have stayed at this hotel 3 times whilst in Edinburgh for theatre breaks. It is ideally located about 300 metres from the playhouse and within easy walking distance of Princes Street, Rose Street St Andrews Square. Waverly Train Station is 5 minutes walk and the main bus station is literally across the road. There is limited free parking to the rear of the hotel.
The rooms are comfortably furnished and those at the rear have spectacular views over the Firth of Forth towards Fife.
The Ritz this is not but clean and comfortable at a very reasonable price.
The hotel has a bar but does not serve breakfast. A great breakfast can be had at the nearby Wotherspoons pub.

Room Tip: Rooms to rear have great views. The 'Castle' room is huge and faces toward the main road.

Stayed at The Place, York place, Edinburgh with 3 friends on 18th January, excellent value for money, staff very helpful, great selection of food at breakfast. We were upgraded to a superior room, at no extra cost, it was lovely, bed very comfortable and room lovely and cosy. Would suggest if booking this hotel to request a room above reception area and not in the basement where most of the twin rooms are. Will certainly go back and would hope to get upgraded again to Room 3604. Anne Rice, Dundee

2nd floor room, overlooking the front. comfortable bed. furniture functional. the bathroom like others have said was a bit tired, but still more than functional and plenty of hot water. controllable radiator valves and a window that opened for fresh air!
wasn't too noisy at the front from late night revelers, but morning time with the general buses/traffic could be disturbing if you are a light sleeper [didn't bother us]. and Yes, stairs! lots of them.
for the price paid, to include parking, was great value - especially as staying so close to new year [we left Edinburgh on new years eve; as the city was preparing to party].

one gripe about cleanliness was the outside of the toilet pan/pedestal , this is such a pet hate of mine and seems to get missed too often in B&B/hotels. the rest of the room and bathroom was clean.

originally went to book last minute via booking.com, but phoned to confirm parking availability - so ended up booking with the hotel direct. sadly on arrival the hotel was double booked and couldn't accommodate our 2nd night.
However the Manager, Gordon, found us alternative accommodation nearby [another review.... ] and allowed us to use their car park due to the inconvenience. Whilst the alternative was not marvelous, Gordon did his best at what was a busy time of year in Edinburgh.

Overall, even with the hiccup in the booking process, I would stay again - but only if the price was right.

Not a bad hotel, not a great hotel; for what we needed, it was fine. The location was just what we needed and made up for the lack of space and cleanliness. Several good pubs/restaurants near by, and most of the major sites are within decent walking distance. Would I stay again? Yes.
