Dunedin was a great B&B - very spacious rooms and a great breakfast. Right across the street from the bus station into the city center. Buy the day pass for 3.20 pounds instead of buying a 1-way ticket for 1.60. You will need two trips automatically to get to and from your B&B, so the day pass has already paid for itself. Bus ride takes about 10 minutes. Breakfast was cooked fresh in the morning with a great selection. Staff was very helpful! Remember to pack light, as there are no elevators in dunedin (or any other B&B in edinburgh)...

We spent 2 weeks in January traveling in the UK, spending time in Scotland and England. After flying into London where our daughter is studying for the year, we made our way to the train station where we boarded the train to Edinburgh, the first leg of our journey. After much research we had decided to stay in B & B's as we heard that they are very charming in the UK. This was our first experience in a B & B and we found it to be a wonderful experience. Our party was 3: my husband, myself and our daughter, so we had booked a room for 3 with private bathroom. The room was at the top of a very narrow/winding flight of stairs which was interesting, but doable. The room itself was lovely and quite large with 3 twin sized beds. The bathroom was large with a shower which always provided hot water. We were quite comfortable which was good as we were there for 4 nights.
On our arrival, the owner David greeted us and gave us information on how to get into the city center by bus along with a map as we were a bit on the edge of town (only 5 minutes or so by bus, but 20 minutes walking). He also gave us recommendations for restaurants and pubs. Throughout our stay David was an invaluable resource for information and was a very pleasant host.
Breakfast each day was very British with choices of eggs, sausage, beans , mushrooms and toast. There were also choices of cereal, yogurt, fruit, juices and porridge (oatmeal). David's wife Irene was an excellent cook and we never left feeling hungry. Breakfast was served in a lovely dining area downstairs which was quite cozy. The coffee was excellent which is always a good thing for us. David and Irene were quite accommodating when one morning we had to leave quite early for a tour to the Scottish highlands and had food out waiting for us.
Wi Fi was available, but we had to go downstairs as we were unable to get a connection in our room upstairs.
All in all, I would definitely recommend this as a place to stay if planning a trip to Edinburgh. This B&B is located in a quiet neighborhood and is close to a bus stop to catch a bus into the city center. However, the walk is not too terrible although there are a few hills. We walked back from the city center a couple of nights and found it to be fine.

We stayed over New Year and found the Dunedin excellent value for money, we had a very warm welcome on arrival. Breakfast was lovely and they went the extra mile and had veggie sausages for us. When we returned after our New Years night out we found two bottles of wine and a box of chocolates, which was a lovely way to finish the night.
The location is out of the city centre, about a 20 minute walk but on the main bus route which seemed to run every couple of minutes. A single is £1.20 or £3.00 day ticket.
Will definately stay at Dunedin when we return to Edinburgh.

Just come back from a three day stay 9th -12 th December 2010. This . The owners David & Irene are very helpful. The breakfast would put many 5* hotels to shame. The rooms are well equiped and are warm and comfortable. We will return without question! - Highly recommended. Easy access to the city center via several buses on the nearby main road.

This was a great B&B, located slightly away from the city, but well connected by frequent buses, so traveling to town was a non-issue, which was in any case only 10-15 minutes away by bus. We loved the room, which was one of the most spacious we have seen in Scotland - we had a king bed plus 1 single with lots of space to put our luggage. Beds were comfortable and facilities were adequate with coffee making facilities, wi-fi, bathroom amenities. The place is very clean, heaters were well placed in both the bathroom as well as the bedroom, which made it nice and warm, which was particularly great as we were traveling with a young toddler. Breakfast was a hearty affair, with a good selection of both cold and hot items, and we always left the beautiful breakfast room with a very satisfied tummy! The owner, David, is a wonderful host - friendly and very helpful. We stayed in a total of 6 B&Bs while on our trip to Scotland, starting and ending with Dunedin. And we knew we found a gem in Dunedin when on our return leg to Edinburgh, the whole family, including our 3 year old, was looking forward to staying there on our last nights of our holiday! Thank you to David for a wonderful stay!

This guesthouse was one of the nicest we have stayed in. Beautifully decorated, spotlessly clean house located very close to bus services into the city. Breakfast was very extensive and very well cooked to all tastes. The host was welcoming and informative. We would definitely go back when visiting Edinburgh in the future.

Our twin-bedded room was clean and bright but the thin, poor quality, duvets were a disappointment; same comment for the pillows. No extra pillows or additional sheets/blankets/throws were available in the room. No bedside tables just small corner shelves for personal night time items. Only full cream milk available on the hospitality tray and no decaff. choice of tea or coffee. No room to lay out wash things in the shower room. Nevertheless, a warm welcome and a good breakfast in a lovely breakfast room.

The Dunedin Guest House is a semi-detached Victorian Villa located on a large sunny corner with gardens and a lovely view of Arthur's Seat and Salisbury Crags. Built as a family home in 1882, the three-story house was divided into two homes in the 1950s and returned to a single dwelling around late 1980s. Sympathetically converted into the present accommodations, the house is a listed building and therefore retains such original features as a magnificently lit cupola that dominates the central staircase and gives the house an airy spaciousness. Other original features are the mosaic-tiled entrance and vestibule, ornate cornices and a spectacular plasterwork thistle ceiling in the breakfast room.
