I was brought here for a surprise weekend and the whole time was flawless from start to finish. The staff were excellent, professional, friendly yet unobtrusive. The food was stunning and very different; all the flavours came together beautifully and the wine list had a decent selection of half bottles and wines by the glass to allow sufficient flexibility needed for a 5 course meal.
The accommodation was beautifully thought through down to the last detail and very comfortable.
It was also really nice to meet the owners and understand the effort they had put into the place. It isn't cheap but as a location for a romantic getaway, worth every penny!

The best thing about 21212 was not our room (which was enormous, beautifully decorated and had a bath that you could swim lengths in) or the food in the restaurant (which was delicious, imaginative and very well presented) but was the friendliness of the owners. Katie and Paul were discreetly available throughout our stay and their natural courtesy and kindness percolated throughout their staff giving us a stay that was really relaxing and enjoyable.

The restaurant was, as expected, really, really good. We were slightly worried that the short menu might be too restrictive for a non-meat eater but small changes were happily made and the food was divine. Good wine list too.

We have racked our brains to find fault with something and the only thing we could come up with is that the location is slightly off the main drag but even in the ice this was less than a 10 minute walk.

Beautifully decorated rooms with tasteful fusion of old and new. Excellent service-all the staff were charming and courteous.
The restaurant is definitely worth a visit-delicious and unusual food.

We have just got home from a fantastic 2 night stay at 21212. We loved the style of decor of the whole building. It is a grand Georgian house on Royal Terrace with only 4 bedrooms and a very fine restaurant. This is a great location as it is very central, (less than 10 mins walk to Princes Street, Harvey Nichols, George Street etc), but also very peaceful at night. The views are great as it looks out over trees at the front and gardens at the back. Our room was very spacious and light, with a comfortable sitting area and even more comfortable bed. Everything is newly done with style. Our bathroom was a wet room with a great power shower, elemis toiletries and under floorheating! We had breakfast in the main first floor reception room which was stunning. The food is very good and the service was excellent, but also very personal. We were offered tea, coffee or champagne on arrival! In our room was a decanter of welcome sloe gin and bottles of mineral water which were replenished every time we left the room. We were brought pots of tea whenever we asked and all of this was complimentary. The whole place had a very warm, friendly atmosphere and we have arrived home feeling very pampered.

My husband and I had the absolute pleasure of spending our honeymoon in 21212. Our room was amazing (the worlds largest bathroom!!), you would be forgiven to think Katie and Paul had hired the worlds best interior designer!! A far cry from a certain 'chintzy' over priced hotel in the centre of Edinburgh... Katie was the perfect hostess! She made us feel very much at home, in fact all the staff were fab! The hotel is a little off the beaten track, but perfect for those who don't want to be in the hustle and bustle - and believe me Edinburgh has a LOT of hustle and bustle!
I would highly recommend this hotel for both business and pleasure.

We stayed on the top floor of this elegant Georgian house and enjoyed our stay. The view from the room across to the Firth of Forth was a definite plus. The room was elegantly furnished and the bathroom very modern. The staff were friendly and very helpful. We felt very welcome as a consequence. On the downside, the hotel is a little off the beaten track and there was some noise from a nearby main road, though mostly during the day. If you are looking for something different with the feel of a townhouse rather than an impersonal, standard, anonymous branded hotel, take a look at 21212.
