Abominable! Not as advertised, room incomplete, no kettle, no cups, not a toilet roll holder, bathroom incomplete, no hairdryer or bins, had to ask for all. Noisy, building work, could hear staff talking, doors banging and phone ringing during the late evening hours due to them using a bedroom as an office, didn't include breakfast, wasn't offered breakfast, nor shown where we could go and get it if we wished, when asked, was told that breakfast was fully booked for the next morning!!!!!!! huh hum!!!
Had to park at the NCP over the road, at a cost of £39.80 for two days!!! no where to park near to unload! Won't recommend and for the price of £119 per night!!! its a disgrace! The Staff whilst pleasant had no idea, and a long way to go!

The hotel is undergoing a refurbishment and, despite having booked as far back as January, we were put in a room which hadn't been refurbished.

Our room - room 5 - was situated on the second floor, which meant climbing up two steep flights of stairs as there were no lifts. Fortunately we only had a small bag each.

The room itself was OK - very spacious with a high ceiling and a six foot comfy bed. The decor looked very tired but I'm sure this will be rectified in the refurb. There were two windows overlooking the main road at the front of the hotel. The windows had only been secondary glazed - presumably because it's a listed building - but this was not sufficient to shut out the noise of the buses and lorries going past at all hours of the day and night. We did ask to be moved to another room, but were told that all of the double rooms overlook the main road. The street light is located between the two windows and, as the curtains were not flush with the wall, and there were no blackout curtains, the room was illuminated at night. This, combined with the noise of the traffic outside, meant that we didn't get much sleep. (I should point out that I have stayed in many city centre hotels in the past, in noisy cities such as Madrid, so I am used to - and did expect - a certain degree of noise.)

In terms of other facilities in the room, there was a tiny TV and tea/coffee. The en-suite was not great as there were no shelves for toothbrushes and toiletries, and the shower curtain was mouldy, giving the en-suite a horrible musty smell. The only redeeming feature was that the shower was a proper power shower.

Breakfast was served at the sister hotel across the road, and there was a choice of cooked breakfast or cereals. The cooked breakfast was average.

We were in Edinburgh for the Fringe, and we didn't let the hotel spoil our stay, but it would have been good to have had more better quality sleep. Next year, we shall be staying elsewhere.

Not sure where some of the other people stayed. When we arrived the manager told me they would need to get into our room for some remodeling work the next day but he had a deal for me we could have 2 rooms and a free breakfast instead. I work in the business field and was willing to work with them in all reality I was getting the better part of this deal. I felt that the management went out of their way to make our stay work; the hot water was not on since we were staying in the new part of the hotel the manager offered to fix it right away. We said that was OK just have it fixed by the next night. He told us Scots were tough people and took cold showers we had a good laugh at that, the water was fixed that night. Was a short walk (10 to 15 min) to all of the major sites. We will return and try to stay here again. Only negative is no free parking

The hotel is in bad need of repair. Our room was full of dust and the bathroom was in need of repair. There was a large crack in the ceiling. The bed linens were practically bare so you were sleeping directly on a mattress - so unsanitary. The staff was unhelpful - when they were available - which was rare. They seemed to be afraid of the manager who was rude and threatening. I actullay tried to voice a complaint with the manager and I was treated so poorly.

I would stay away from this place at all cost!

never again! unfriendly staff and a small old furnished room.
Only saving grace was the situation.
Only use if you have to.

Lovely, Victorian, high-ceilinged place with only 12 or so rooms that were very clean and comfortable. A cooked breakfast was offered for £7, but there was already a nice enough continental. The place was marvellously central, being less than 10 mins walk to the Royal Mile. I paid £35/night, which was superb. The pub just across the road (Conan Doyle) was so good that I had t have a meal, dessert and a few ales.

An absolute disgrace. Rude, arrogant and amazingly unhelpful. These people obviously weren't looking for repeat business from us and were out to make a quick buck. I would highly recommend you do not stay here under any circumstances.
