“Edinburgh Central”

Arriving in Edinburgh I was amazed how central this apartment is, at the East end of Princes Street. We started in Rm 28, (3rd floor) which was clean, comfortable, well-appointed but slightly in need of TLC, no curtains in living room, perhaps to dissuade extra visitors! (Missing bath plug, assorted crockery, etc.) In fact, our daughter decided to visit us, so we requested, and were fortunately able to book an extra four nights in a larger apartment with two bedrooms, no.37 on the 4th floor. This was much nicer! The staff were most helpful and put themselves out to assist us. I'd happily stay there again in future. We're used to Timeshare quality self-catering accommodation, so this suited us well.

Booked the apartment for a family break with our daughter, her finance and our cousin from Australia, they were ideal, 3 good sized bedrooms, one en suite,the roof top terrace was a bonus, views across the city were fab and would be great for a barbeque - there was one there to use The suites were well located 2 minutes from the St James shopping centre and less than 5 minutes from the Waverly train station. Would definitely recommend this place and stay there again

I booked our 3-nights stay at Prince Street Suites four months ago, without the slightest hesitation; I had read so many great reviews about this place that I thought it’d be perfect for our little trip to Edinburgh.
Its location right in the town center makes it very convenient to arrive from the airport - the Airlink bus dropped us just a few steps down the hotel. No need to add that it’s also very pleasant to visit the city, as the hotel is right at the junction between the new town and the old Edinburgh; we didn’t even need to use public transport.
We arrived around 3pm, were welcomed courteously by the receptionist, and were assigned room 3. This room is located in the lower part of the building, and when the elevator opened its door at level -3 we started to think something was wrong… The corridors there were filled with linen room equipment, and there was a broken printer on the floor…At first we thought we hadn’t landed on the right floor, but after a little research we found the direction of our room, printed on a A4 sheet, duct taped on the wall!
At the end of a long corridor was our one-bedroom suite. The latter was very spacious, with modern furniture, though a little bare, aesthetically speaking. As for the rest… Our bed was ridiculously little for two, added to what it wasn’t confortable at all and very creaky. In the lounge, the couch looked quite worn out, and had spots on it. The carpet’s angles were sticking up, revealing straps of adhesive tape on the floor… In the kitchen, the kitchenware was mismatched and few items were missing. The toaster was very dirty. The bathroom looked very cute, but when I filled the tub to have a bath, little pieces of dark crust and hairs of the previous occupiers started floating at the surface of the water…
We didn’t have a great view at all, actually as we were on the lower floor, our windows were overlooking a dark street, a train station and the footbridge leading to it. That detail wouldn’t have been dramatic if it hadn’t been so noisy all night long. Were heard trains, people talking in the street, and even railroad works!! The second night, the sound of the pneumatic drill resonated so bad that we ended up calling the reception. The receptionist was very friendly, and called the society responsible for the noise. He called us back in our room later to let us know that he couldn’t move us as he had no other free room, and that we would have to put up with the nuisance for another hour. He offered to move us to a quiet room the following day.
Our new room just enhanced the feeling we had of having been “underclassed” in our first suite. That one was larger, with an extra bathroom and high ceiling. It was fancily decorated. The bedding was larger and of significantly better quality. The kitchenware here was clean and nothing was missing. The furniture and the bathrooms were also very clean. But as for the noise issue… That new suite was on the ground floor and our windows were opening on the sidewalk! Were heard the pedestrians, people waiting at the bus stop talking, sometimes even shouting. Our bedroom window was again on the same side of the building and the work resumed at 6am… We could also hear people talking in the reception for our entrance door was in the main hallway. No need to precise we had no view either as the curtains had to remain shut for privacy matters.

We were very disappointed in our stay. We couldn’t get one proper night sleep and we felt sort of neglected by the staff – what did we do to deserve that first suite that clearly was not up to the standards of the hotel?? We also would have appreciated to get a quiet room if only for our last night… All we got is a “we’re sorry about that” when we complained about the noise nuisance.
Aside from this, the staff was quite friendly and everything you need to feel at home can be found in the rooms. In a word, I think Prince Street Suites can be a very great accommodation if you’re not relegated to an inferior suite...

Three long time friends visiting for our special birthdays. We were delighted with our 4th floor suite, although we found the settee a bit uncomfortable and the rug had been removed leaving sticky tape on the floor, and two or three of the blinds were broken, this did not spoil our 3 days there. The suite and utilities were clean and the beds were clean and comfortable, service was excellent, breakfast was great and the reception staff very accommodating with information. The spa staff made it very welcome and offering champagne to celebrate our special birthdays. The locality is ideal. We all would recommend and thoroughly enjoyed our stay in Edinburgh.

I really liked this property. The people at the font desk went out of their way to allow us to change rooms to a smaller room with a much nicer view. We originally were given this ridiculously large 2 bedroom 2 bath suite....and for just my mother and I it was too big, plus there was no view at all. They gave us a smaller 2 bed/1 bath room on the top floor overlooking the beautiful cemetary. I couldn't have been happier with the space. The kitchen was nicely appointed, and the living room was very large. The basket provided at check-in filled with little snacks was very welcome for our breakfasts on most mornings. We elected not to use the elevator as it literally took more than 5 minutes which in a hotel with this few floors is not good. We took the stairs up all 4 floors from the main floor which was a little bit of a treck for my mother who is in her 60s. The rooftop is really lovely, and if the weather were a bit warmer we definitely would have spent more time there. The location is off the main area where most of the tourists are, but very close....just a quick couple blocks down and across the bridge and you're there. The hotel is a long treck to Holyrood with many hills....I would recommend taking a taxi. Overall I would definitely stay here again. The price is great, especially for the amount of space you get.

Room Tip: The rooms are on the higher floors have a much nicer view, especially if you request to have one ove...

We stayed in a 2 bedroom apartment for 3 nights, very well furnished, comfortable and clean! All Staff were very nice and welcoming! Beautiful views from the roof! Need some slight attention on some of the furniture and bathroom. Location is perfect very central! I strongly recommend these apartments!

Six people, stayed in this very spacious, comfortable 3 bedroom apartment in Edinburgh for one night during the Festival.
The price was quite high but the apartment was large, modern and clean with a kitchen and 6 person dinning table. We used the local M&S five mins..walk.
The location also very good, about 10 mins walk from Waverley railway station, the road is busy but the room was fairly quiet.
The staff were very helpful and attended to an issue in the room straight away.
One of the bedrooms has en-suite facilities and the sitting room had a sofa bed so could easily have accommodated another one or two people. Great for groups who want to self-cater.
