the only thing that is worth 4 stars is the location and the roof terrace. was disappointed by the appartment in general. one of the sofas was burst, the rug was curled up st one corner, i had to sit the bin on it to try and flatten it out. rugs are not expensive, could be easily relpaced. there wasnt any milk portions even though the appartment promised tea and coffee making facilities. the cooking equipment was basic to say the least, i have more than that when going camping. the shower screen didnt quite fit the bath and water ended up all over the floor. these are all silly things that could easily be fixed and the appartments woukd warrant their 4 stars. the staff were all lovely though and apart from all the niggly things, we enjoyed our stay in edinburgh.

These apartments have much to commend them. They are well equipped. All kitchen appliances are supplied and the excellent kitchen will suit anyone planning on doing a lot of cooking. The living rooms are comfortable and spacious. The location at the end of Princes Street is superb - only 5 minutes walk from the train station and the Airlink bus terminal. The staff was very responsive and moved us to an upgraded room because of problem with a non-closing window and a very uncomfortable mattress (see below). Cost for three nights in the city-center location was very reasonable.

Beds varied, some acceptable one mattress dreadful and should be thrown out - none were up to the standard of the rest of the fittings. The two large beds in the upgraded room had twin mattresses - peculiarly one mattress in each bed was reasonable the other uncomfortable! It requires effort to get something so important so wrong - difficult to understand! The apartments were well insulated from noise but two windows, in two separate apartments, did not close properly resulting in noise from building works outside. The apartments could do with refreshing as there as there are smudges on walls and the single lift available is slow.

Overall there is much to commend these apartments - chiefly spaciousness, location, equipment and responsiveness of staff. However, the best places to stay start with sleep quality as their top priority and this crucially depends on bedding. I understand refurbishment is planned and it is to be hoped the bedding issue will be addressed. If that were done then Princes Street apartments would likely merit an excellent rating - for the moment they are still a very good choice for a good-value and Edinburgh stay.

We planned to stay here two weeks ago for a luxury weekend break, having previously stayed at the Chester residence (it was fully booked). On arrival we were welcomed and directed to our apartment. The hall was welcoming but the atmosphere was stale and stuffy so we opened all the windows. On entering the lounge area, the first thing we noticed was the well-past-it's-sell-by-date rug. This would have been long gone from my house, it looked dirty and was curled up at the corners. We also noticed one of the blue furry cushions had a large rip in it. There were two sofas in the lounge, one of which was an Ikea style fake suede sofa bed which had a furry throw over. I pulled this back to reveal the sofa which was badly stained and had what looked like cigarette burns in it. On the plus side the bedrooms were lovely, although the third bedroom was rather small. However we decided that this was not the "luxury" break we were paying for and went to complain. We were offered another apartment but sadly this was in a worse state. The bathroom had a modern sink bowl on a painted wooden plinth which was badly peeling. The chair at the desk in the hall was also ripped. At this point the duty manager offered us a 50% reduction and sincerely apologised to us but this was not really good enough. Money was not an issue here, if we wanted a budget hotel we could have easily booked In to the travel lodge across the road. We therefore cancelled our booking, receiving a full refund on the deposit and booked elsewhere. It is such a shame as some reasonably inexpensive cosmetic improvements would make such a difference. The location is great and the bedrooms had a nice view over old Calton cemetery but luxury this is not!

Great apartments, great location, close to train, buses, shopping and nightlife. Nice and quiet also. Would definitely stay again and I highly recommend them.
Rooms are big and spacious, beds comfy. The 3 bed has a huge living dining area and well equipped kitchen. Ideal for families or groups. Also, lovely roof terrace with great views of Arthur's seat an Edinburgh.

Read various reviews on this before visiting for 4 nights in early november. This was a birthday present for my wife so was willing to pay for a larger apartment, and that is exactly what we got. Initially booked a 2 bed apt, but decided to try out the 3 bed, and did. Both apartments were spacious, stylishly designed, and both afforded great views as we were higher up on the 3rd floor.
The front desk people responded to every wish we made, and certainly added to my wifes enjoyment.
Some of the fittings had been treated roughly and no doubt will be refurbished, but in general the apartments are spotless and spacious with plenty of wardrobe space.
The views from the roof terrace are stunning with pleny of tables to accommodate those who wish to view the Castle and Calton Hill. Given how cold it was we opted for a drink in the evening and lunch in the sun on one day.
There are rooms lower down which are limited in views definately but provide total privacy then there are those that face an office block, but that is quite typical in any city. The kitchens are reasonably well equipped and perfectly adequate.
It's location is ideal as it is only 300yds from Waverley, just up the road from the Balmoral, so you are central to both Princes Street and the Royal Mile. Just on Waverley; I think it was alluded to that certain views had the vast canopy over Waverley as their view ? Well I can only say that is true of anyone staying in the many famousiconic hotels who face that way.
I know one thing I shall certainly recommend this place to my friends, and intend to return ourselves.

Me and my wife stayed here for a couple of nights and would find it very difficult to find fault. Rooms well equipped and comfortable. Staff polite and helpful. Proximity to Waverly Station and on routes of other public transport a huge advantage.

Room Tip: ask for a reasonable sized TV in the main room when you book.

Great location in walking distance to everything. Friendly staff. Lovely clean roomy apartment with all the basics for self catering if you want too.

I can only see 2 possible draw backs...

If you don't like a firm mattress you may not get a good night's sleep. (Ours were super firm!)

...and as the building is quite unusually situated (top half at street level, the back of the building going down to a lower street level) the rooms on one side of the building look out on to a stone wall! So make sure you ask for a room with a view if this is important to you.
