Stayed for 3 nights with teen daughters. Very spacious apt which we found to be clean. However the bed linen was well worn and the decour was a little worn. The free parking and short (10min) walk into the old quarter was a bonus. There does need to be more contact info in case of problems in the apt but all in all it was good value and I would stay there again.

apartment was clean but very sparsely equipped - only 3 cups so had to have drinks in rota. Beds are not the best quality - mattresses were concaved so led to an uncomfortable night. Water tanks were noisy and wc's slow to fill so trips to the loo in the night were very disturbing. Managed to locate building but not clear which floor flat was free parking was a bonus along with the welcome biscuits.

Location was pretty good, handy for the bus service with small kids. The apartment we stayed in was filthy, we landed at 1 o'clock during the day so we were to early, phoned the number on the letter and explained we had little kids who are very tired after the flight and could we get in an hour earlier, but that wasn't going to happen because it wasn't cleaned. So then 4 Romanian doods came round the corner and said we will give it fast clean. Wasn't impressed. Tv didn't work, skirting board was black with dirt. Pillows like pancakes and no extra ones. All I can say is that it would be good for hen and stag weekends!

We stayed in a lovely apartment for our family, the parking was free and so was the wi fi
It's approx 10-12 minute walk to the city centre, there was a handy local co-op just round the corner from our apartment and plenty of places to eat out nearby
Would definitely recommend and great value for money

After reading the reviews was expecting much worse. Apartment was clean and tidy, it's obviously ex-student as the two rooms had 4 single beds in but they had pushed two together to make us up a huge double. Great free wi-fi and free view TV. Slight critism would be that a welcome pack would be nice ( tea, coffee, sugar, milk) the cupboards were totally bare and it would have been nice to be able to make a brew after checking in, luckily enough there was a co-op on the corner. Local info would have been nice ( bus times, maps for local directions etc). Stains on the carpet were obviously old, looked bad but did not detract from the weekend break. Ideal walking distance for Princess Street and all the bars. Only real problem we had was with the main door key which was a real bad fit to open, spent 5 minutes one night trying to open it, but there again that may have been the Tennents Lager. Would stay here again, first time at trying an apartment so was not disappointed considering what some hotels charge. Give it ago, you won't be disappointed.

I decided to visit trip advisor before I went on this holiday, after booking it. I was feeling disappointed and was not looking forward to the holiday from hell after reading some bad reviews.
On arrival we went to our allocated room pleasantly surprised with our apartment. Very clean, and every appliance you would need if you were self catering, all the staff was cheery, helpful and polite.

From reception, to housekeepers we found every one of them fantastic !! room was cleaned and nice.


All in all if your looking for 5 star then keep on searching for the over priced hotels, but don't book a 4 star expecting 5 star service. I would definitely go back and I HAVE stayed in 5 star before.
Please don't let other peoples negative comments put you off, if your looking for cheap and cheerful then Edinburgh Playhouse Apartments are the right choice.

flat is on outskirts of leith, which is an amazing area, which feels both safe to walk around even at night and has maintained a lot of its hostoric buildings. the Flat itself was spacious, beautifully designed, very well kept and was better than some of the places ive lived in! really allows you to chill and relax after spending the day in the city centre. shops are really close by as well which is great if you plan to make use of the kitchen facilities and cook while youre there. Beds were very comfy and the whole building was very quiet as the flat is mixed with residents so its easy to a good nights sleep, a great touch also with the flat having blackout curtains for those wanting a lie in.
Staff were polite and helpful, and theres always someone to call even on sunday afternoon if youre stuck. literally the only negative of this place is the lack of tourist information leaflets about nearby attractions, but with tourist information right by the station and on the way to the location its not even really a problem. overall; great place don't hesitate to stay here if you can.
