Took a flyer with this B&B based upon positive Trip Advisor ratings. I was not disappointed as it met the bill to the full. I had a comfortable room, if not too large as somehow I'd booked for a twosome - wishful thinking, I guess! Geraldine was a first rate hostess in what was nicely located approximate to the superb restaurant at the Selkirk Arms.

We stayed here for two nights in the Garden Room and could not fault it. Geraldine and Joe are a lovely couple and so welcoming. Nothing is too much trouble. The cooked breakfast is delicious and the whole place oozes hospitality.

Perfect place to stay in Kirkudbright and if you are looking for a warm welcome, comfy bed, lovely food and little extras, this is it.

Room tip: Garden room is really peaceful and private.

Lovely couple who are very welcoming. The room was spotless with lots of wee greeting gestures which was a lovely touch. The shower was amazing as was the breakfast in the morning 😊. A large sitting room with lots of variety from DVDs to books. Very nice view from our window and also got a show around the self catering room which was lovely. We will definitely be back and will recommend this place highly. Lovely people

Absolutely lovely place. Couldn't fault a single thing about this lovely gem. A very warm welcome and impressed by first impressions of the room. (Room 3). Large room with lovely sash windows and high ceilings, with a spacious en suite. Loved the little extra touches that make your stay special such as welcome sherry , slippers and toiletries in the bathroom.
The breakfast was delicious , with a wide range of options from the buffet along with your warm order. Both of our breakfasts were lovely , I went for the smoked salmon with scrambled eggs which was delicious and more than enough salmon. The breakfast room was light and airy with lovely views of the garden.
The hosts were more than welcoming and helped us with booking a taxi.
The lovely lounge available for guests to use is another massive plus. A large TV and selection of DVDs to watch in your room or in the lounge, along with lots of local information for visitors.

All in all a wonderful stay and we will definitely be back!

We really enjoyed the Baytree. We has the Garden Suite and it was super. Everything you could possibly need to hand, comfy bed and plenty of space. This is not a Boutique hotel and all the better for that, you can really relax here without worrying you are going to break something.
There are many plus points but for us the superb drawing room was the highlight. Super comfy and one of the most relaxing places in the world.

Room tip: The Garden Suite is the way ahead. However the other rooms seemed good.
