“THE place to stay in Kirkcudbright”

I can only say good things about our four-night stay at Baytree House. You wouldn't find better hosts anywhere than Geraldine and Joe Joshi (and their two puppies!). Our room had very comfortable beds, TWO bedside lamps (instead of just one for two people), TWO comfortable chairs (instead of just one for two people as in many places), excellent breakfasts, either hot or cold depending on your appetite and mood. They will cook dinner for you if requested ahead of time. I loved being on the High Street in the middle of town where anything we wanted to see was close by. When we went wandering it was a lovely place to come 'home' to each night.

One of us has problem with stairs so visited the beautiful guest lounge only once unfortunately. We were thankful to have such a beautiful room on the street level.

As I said, Baytree House is THE place to stay in Kirkcudbright.

How sweet of you to take the time to sit down and say such lovely things about our B&B! I'm really glad everything was to your liking. I'm sorry you couldn't spend as much time as you'd have liked in the drawing room, but am so pleased you had the ground floor room to relax in as it is nice and spacious. I enjoyed the photos you sent very much indeed and that was a really lovely thing for you to do as well! We both loved having you as our guests, I honestly mean it when I say IT WAS
A PLEASURE!

We stayed here for four nights in May and enjoyed our time immensely. Geraldine and Joe were wonderful, friendly and welcoming hosts who could not do enough to make us feel at home. The house is beautiful and extremely well kept and our room (ground floor) was very spacious and comfortable. I also enjoyed taking advantage of the lovely guest lounge on the upper floor where there was an abundance of reading material, comfy sofas and movies.
The breakfast room was bright and welcoming with a view over the garden and the breakfasts were delicious and very plentiful with a very good choice.
We decided to book dinner the first night we arrived until we found our way around Kirkcudbright....well after that first dinner we decided to eat there each evening of our stay......why go anywhere else when the food is so good! Geraldine outdid herself every evening.....I swear I put on 5 pounds in 4 days! The pre-dinner sherry was a lovely touch and being able to bring our own wine really added to our enjoyment of the meal.
I would highly recommend Baytree, it is very central and I walked all over the town to the galleries, river and museum easily from this great location and you couldn't ask for a more welcoming or comfortable stay.

Room Tip: Ground floor room is very spacious and accessible if you have mobility problems which one of us did.

I'm really pleased to hear that you found so much to your liking at Baytree House and Kirkcudbright. Not many people realise what a charming little town it is and you'd certainly come a long way to see it all the way from Canada! I'd also like to thank you for sending me the link to your holiday photo album - the great time you had comes across in the lovely photos, I particularly liked the one of Joe in the dining room with Lily and the one of the pups on the stairs! This is our first time at Baytree & we was pleasantly suprised at how welcoming & helpful Joe & Geraldine were, the breakfast delicious,the room was top notch with little extras not usually found including a decanter of sherry, & Joe makes a mean cup of tea.

one of the best B&Bs we have stayed in. A lovely elegant house, and the owners joe and geraldine couldnt have made us feel more welcome. delicious breakfast !

This is our second time at the Bay Tree and we were as happy if not more so then our first visit!. The owners were as friendly as ever and Joe was busy working hard whilst his wife has taken up an extra job to save up for a much needed holiday. Lovely clean rooms, copious amounts of welcome sherry, a fab breakfast and friendly down to earth hosts! It feels like home from home, especially with their two new additions to the family, the puppies!
We hope the Bay Tree stays open with a sudden depletion in B&B's in Kirkcudbright; as the town just wouldn't be the same! Well done the Joshi's!

Have stayed at B&Bs the length and breadth of the UK, but this one tops them all! The elegant house has a wonderful untampered-with feel, you hardly realise you're in B&B at all! Stay away if you like fresh wallpaper and all character removed! The welcoming host was charm personified, and the climax had to be the sensational drawing room, to which guests have full access. Breakast was top quality in all respects, and nothing was spared to make the stay convenient. I only wish I has opted for an evening meal here, as choice elswehere in town is limited.

My husband and I have stayed at the Baytree several times and return because we know we will enjoy a warm welcome, a comfortable room and a delicious breakfast. They are always helpful and accommodating.

Baytree House is a beautiful Georgian Guest House with a separate self-catering garden studio apartment located in the historic heart of Kirkcudbright within easy walking distance of all the town's attractions and amenities. There are two twin (2 single beds) and two double rooms, all comfortable and generously equipped with tea/coffee making facilities, complementary toiletries, fresh towels, bedroom slippers, iron, ironing board, and a small complimentary carafe of sherry. The guest dining room where a delicious choice of cooked breakfasts and home-cooked evening meals are served, is bright and spacious with individual tables overlooking the pretty walled garden.
