We stayed at the Kingsmuir for our honeymoon and could not have been more delighted with it. Absolutely stunning place, luxurious, classy and elegant, immaculate, cosy yet very spacious- unusual to have a separate sitting room in a B&B which meant it felt very private (I'm always concerned with B&Bs about feeling like you're staying in someone's house, absolutely not the case here). Great views, fantastic location (a lovely five minute stroll across the park to the centre of Peebles), quiet area, literally could not fault it, we were absolutely delighted and have already resolved to come back for our anniversary. The family were lovely, nothing was too much trouble, Malcolm gave us a lift to a restaurant one evening which was above and beyond what anyone would expect from a host. He was always on hand with a restaurant recommendation or local knowledge, very attentive but laid back, absolutely everything had been thought of. Breakfasts were amazing with a great choice, lovely wood panelled breakfast room with morning papers and the radio quietly on in the background. Outstanding value for money, I've paid a lot more for places that were no where near as nice, absolutely worth every penny. We had such an amazing stay, so relaxing. If I didn't have to return to work I'd consider squatting. We will recommend it to everyone we know- go now!

Can only concur with previous comments. This was my wife's find - as an anniversay treat. Lucky me! Kingsmuir is a fabulous choice for a relaxing break in the Borders. Our suite was spacious, fresh, very comfortably furnished and topped off with various finishing touches (fruit, homemade truffles, etc). Breakfast is clearly intended to be a relaxing affair, as it is cooked to order (so I'd recommend pointing out if you're on a tight timescale). It was delicious, and I have to say we savoured the local Cuddybridge apple juice.

This is clearly a labour of love for Malcolm and Karen. They have set up a B&B to be proud of, in terms of the quality of the accommodation and food they offer. More than that, though, is the fact they have cultivated a warm and relaxing environment. Can heartily recommend as a treat.

This was the best B&B experience - I think I have at last found the perfect B&B. Amazing accommodation, facilities, food and service - liked the use of local produce and trades people. Complemented a spa day at Stobo perfectly - a touch of luxury and very good value. There are two suites, with separate seating areas with dvd player, etc. I liked the wine coolers, especially in the bathroom next to the fantastic bath. I intend to return for a longer visit before too long. Perfectly located for exploring Peebles and surrounding area. Our host was extremely welcoming, booked our restaurant in advance of arriving and even gave us a lift to the restaurant. Kingsmuir House is a beautiful home with an interesting history. We thoroughly enjoyed our stay and would highly recommend it.

I spend most of my life in hotels travelling on business all the big names. None are personal and the breakfast quality control over standards and everything is relatively poor. I found the quality of Kingsmuir excellant in terms of rooms facilities and quality of breakfast.
Hotel breakfasts are cooked and left on hot plates so food is below standard.
Kingsmuir breakfast contained fresh local meat and other produce. The best Scottish breakfast I have tasted.
The building was also unique different from the normal hotels.
Peebles itself is a quaint Scottish Border town close to Edinburgh and I consider you would get the best of both worlds stayin at Kingsmuir and travelling to sightsee Edinburgh

We were on our way home from a very wet and somewhat miserable holiday when we happened to book into Kingsmuir House. The one night we spent there not only banished our blues but made us determined to return again as soon as possible.
The house itself is perfect and the suite we stayed in was superb. On top of this, Malcolm was the perfect host with a charm and attention to detail which we found heart-warming.
We honestly cannot recommend Kingsmuir House highly enough and would agree with all the other rave reviews given on this site.

5 star rating from the Scottish Tourist Board and it really was 5 star!

Malcolm was a charming and thoughtful host, he makes you feel that you are a guest in his beautiful home.

The suite was superb - spacious and spotlessly clean. The lounge area is perfect for relaxing after a long walk.

Malcolm's porridge was the best I have tasted and he cooked my full Scottish breakfast to perfection.

If you want to treat yourself when staying in Peebles - look no further and you will be delighted with your choice.
