well appointed, well furnished and decorated house, warm and comforting surroundings in a secluded garden setting just off the A7 and a pleasure to stay in. I am sorry I could not go out for my usual evening walk as it was tipping it down the day I stayed

arrived on tuesday till friday morrning with 3 other work mates had a great stay bill took us to kingsknowes restaurant wed and thurs it was amazing thanx carol and bill brekie was very tastie he got up earlyer than he should have to make us hot brekie very welcoming place and freindly

We have just spent 5 comfortable nights here. Ideally situated for walking in Ettrick and Yarrow Valleys as well as for' the Sevens' at Melrose. Bill's relaxed manner and informative attention was more than we expected.During our stay numbers varied from single guests to a group of 7 travelling together. All were comfortably handled over breakfasts and we heard no negative comments from anyone throughout our stay.We found it good value and a key ingredient to a lovely break in the Borders.

After spending time on their website the place looked pretty impressive and on arrival lived up to expectations!! Nice rustic secluded garden with good private parking. The building itself is very majestic from the outside and for a start we thought the place was far too posh for us!!! First impressions on entering the house was it was very beautifully decorated in style with the building and it really had the "wow" factor for us. The room itself (3) was surprisingly large with a double bed and a single and in the bay window there was a couch. There was a en suite with a shower, everything looked reasonably clean for the age of the house at first glance.
The guy who greeted us on arrival was very pleasant and welcoming, we did find it weird though how he seemingly lived in a caravan in the garden!
We went out for dinner and a walk and when we got back it was quite late so went to bed. As soon as i got in the bed i knew it was going to be a long night. The mattress was so hard it was like lying on the floor. I tried to sleep for a few hours but to no avail and was forced to try the single bed which was just as bad, i even had the duvets off the beds and folded up lying on them with a throw over us and it made no difference.
At around 3am when i could take no more i tried the sofa which we then discovered was actually a sofa bed!! Unfolded it all out and finally managed to sleep on that although when we woke at 8 we both had very sore backs.
We both had a shower in the morning and there was a very small amount of shower gel provided hanging from a dirty shower and the shower tray did not drain as you were showering so you ended up standing in a pool of water.
Limped down to the dining room which was very nice and bright with a wonderful duck theme in it and looked forward to the continental breakfast, hoping this would make up for a really miserable night - Again it was very disappointing :( the croissants tasted like tesco value, the white bread i was going to toast was mouldy and almost a week out past the use by and the other brown bread was 3 days past its use by. The website said it had eggs etc but all i saw was some slices of cheese and some very dodgy looking ham. The ONLY thing that was ok with the breakfast was the tea.
For the price we were charged £35 per person per night it was a huge let down and the worst value for money i have ever experienced.
I was going to complain to the guy who ran the place but my husband didn't want me to make a scene, so i scarpered before i seen him as i knew i would blow my top, but we had a long journey ahead of us so i just kept my mouth shut.
Would NOT recommend this as a place to stay!!!!!!

Thank you for your feedback on your stay. We value all comments positive and negative and are sorry to hear that your stay with us was not a pleasant experience. We would however like to clarify a few points.

The caravan that you refer to in the garden is used by Bill where he will practice his accordion (so that he does not disturb the guests) . Many a guest has enjoyed a few hours when travelling with their own instruments for a jam session.

The firmness of a mattress is very much a personal choice and although we try to aim to please all the guests, it is correct that room 3 does have a firm mattress.

With regards to your comments on the Breakfast no other guests commented that the bread was unusable as we would have promptly changed it if this was the case. Eggs are available to order as is porridge with the continental breakfast and all of this is advertised clearly within the dining room. Fresh Fruit, Yogurts and a selection of cerials are also available to help yourself to in the dining room.

Its a shame that you felt unable to provide this feedback to us at the time as we are sure we would have been able to come to some form of resolution.

However once again we are sorry that your stay did not meet your satisfaction.

This was my 2nd time at the Binniemyre, I'm a 32 year old business man from Northern Ireland, and my base is just down the road from Binniemyre. The house itself, whilst an old building is beautifully heated, well decorated, and has internet for the guests, which I avail off heavily. The ground are massive. As a smoker, there is a smoking facility outside in the grounds, which allows you to take in the gardens.

The hosts, Bill & Carol, a deeply down to earth people, and will do what they can for you, and as an Irish person, the breakfasts are great (still can't beat an Ulster fry bill :-)) but they're a close 2nd.

I would highly recommend this place, having spoke to other residents, who come from the south of England just for a break, they can't speak highly enough. I personally am back in February, and guess I will be staying again :-) and I plan to take my family as well.

Whether for business, pleasure or anything else the Binniemyre is a quiet & relaxing retreat.

I thoroughly enjoyed my stay. Bill and Carol have succeeded in combining an efficiently organised B&B without detracting from the elegance of the setting and the discreet genteelness of the service. Bill was helpfulness personified without being intrusive. I highly recommend a stay it is an oasis from modern life elegant yet efficient and well organised. Thanks for your help and my stay

Our stay was wonderful. The house is beautifully decorated in distinctive style. Staff friendly and helpful, breakfast choices second to none.We have recommended it to family and friends as the only place to stay in the Borders!
