Cheap and cheerfull! Kate was nice and friendly didn't here any cats at night or smell anything! although the floorboards are so noisey! apart from that everything was good. Would defenatley stay again. If you don't pay hotel prices don't expect a hotel room!

my friend and i stayed at kates b&b for one nite , we had a family room which boasted 2 single beds and double , tea/coffee making facilities , tv, bowl off fruit , and shower. room was clean and well laid out and kate herself was really nice and good craic . breakfast was brill and service so quick aswell . overall a nice homely place to stay and excellent value for money...what more could u ask for! i will b staying here from now on when im in belfast .this place has got a lot off bad reviews i dont know why , maybe theres just no pleasing some people ......

I stayed in Kate's B&B once with a friend and 'Oh my God' what a dump seriously. The sign on the outside boasts 'a home from home' well if you live in a rubbish tip. The smell of cats and cat urine is disgusting not forgetting to mention the layer of animal hair that can be found on tea cups and plates at breakfast. As for the 'heart attack on a plate' breakfast there is more chance of getting a heart attack eating your five a day. A word of warning Kate's B&B is more like the 'Bates Motel' so stay there at your own peril.

We were very pleased with our stay at kates, the whole house had a homely feel about it. Kate herself was a very welcomely host . The breakfast was lovely and our room was clean and the bed was very comfortable. We would definately return, It is situated in a perfect position an easy walk to most of the citys night life and eateries. So if you want a friendly clean no frills stay this is the place for you at least it was for us

Stayed at Kate's B&B for 3 nights in early July 2008. Had a room with a double bed, small rattan sofa, sink, telly and coffee/tea making facilities plus breakfast all for £30 per night. There was no wardrobe in the room, only hooks behind the door, but I did get lots of free biscuits and a big fruit bowl (apples, oranges and bananas).

The bathroom and shower were down the hall and pretty clean. Saw two cats during my stay but they never bothered me and I never saw any at the breakfast table. Breakfast, by the way, was delicious. Kate served a full english breakfast with juice, coffee/tea, toast, bread (rye/soda?) and yoghurt. The serving size was generous! I could have also gone for the cereal option if I'd wanted.

The location was great - a 15 min walk from the city centre and there were lots of places nearby for dinner. The surrounding area was also very quiet. I had a room directly overlooking the street and nothing disturbed my sleep (although that could just be me!)

The best bit though was the camaraderie at the breakfast table. All the guests greeted each other in the mornings and I'd find myself staying for at least an hour at breakfast as we all got to chatting and lost track of time!

I'd definitely return for Kate's warm hospitality and of course, the gorgeous breakfast!

there is a message on the front window says in felt tip marker(sorry folks) well after staying one night we had to move out! sorry folks is an understatement! if you like cats crying at your bedroom door to get in(she has three)and the smell of cat urine throught then this is the place for you.(a cat home-we kid you not!)at breakfast(they call it a heart attack breakfast) u will have a heartattack shoeing away thes awfull animals. sorry folks is correct what a dump.give this place a bye ball.

This B&B is run by Kate and her family, and they are incredibly nice and accommodating, this will suit you if you like a bit of looking after but maybe not if you're fairly shy and like to keep to yourself. For breakfast you're promised a 'heart attack on a plate' and my god is that a good description, it'll keep you going all day! The decor is very gawdy so if you can put up with that it will suit you. Our room had lime green walls, a stand full of ornaments and chintz bedsheets and curtains, but that made it more homey than the bland decor of more upmarket chain hotels. I found it was clean and only had one qualm - in our room there was no wardrobe, just some hooks on the wall, but it had a seperate ensuite shower and toilet plus a sink in the room. Good tea making facilities and tv and 15 mins walk from the city centre. Right by Queens uni and close to shops on Botanic avenue which had bars, restaurants and conveinence shops.
