Attending a show at the waterfront on saturday night (5/10/13) we were looking for a budget hotel, spotted etap online, looked at the pictues and read the reviews, as it was for one night only, we decided to book it, we booked three rooms as we were joined by friends and each couple were surprisingly pleased by the cleanliness of the rooms, bright, though small but served the purpose, no coffee or tea in the room or hairdryer but available in reception,staff very friendly, overall a pleasant stay any would recommend it to anyone. Central to all amenities!

Stayed in Belfast for 2 nights in September, first time in the city, and apparently hotel rooms were hard to find that night. There were only budget and very high end rooms available.

We ran across the ETAP by accident, and were a little worried about the price (40 euro) but we were very surprised how clean and nice the boutique style room was! Have not been in one for a few years. Free Wifi and a super clean and convenient location ended up convincing us to stay two nights and explore the city more than we planned to.

The staff was pleasant, very clean and nice location, we will be back again I am sure. Should mention we were visiting from the States.

OK, to preface this review, you gets what you pay for and I know that we're at the budget end of things here, so the good bits first.
A really efficient check in and check out process (it took at most 5 minutes to check in and no mote than 1 to check out) with really friendly staff, if this hotel was rated on staff smiles alone it would be 5 star. Online booking was also easy with clear pricing.
If you haven't booked a breakfast there's plenty of places to drop into close by if you want the full cooked breakfast, but I don't think you need to. The Etap offering was a good enough continental selection at £4.95 which ticked all the boxes and got us up and running for the day ahead. The toast machine needs better instructions though as quite a few people were scratching their heads when confronted with this,
The place was really clean - but it'd only been open a short while and the materials used in construction shouldn't allow for anything else.
The wi-fi connection was really good and every thing worked well in the room (no coffee making facilities but readily available in the reception atea)

Now for the less than positive points. The layout of the room was poor. Why on earth the designer thought a separate shower and toilet in a room like this was a good idea is beyond me. It changes the experience from an otherwise excellent budget hotel to feeling like someones left a couple of beds in a bathroom and that's where you'll have to stay - sorry it was a busy weekend and all that.... why a partially frosted glass shower screen opening directly into a twin room? May be ok for couples but I'd taken by 13 year old daughter for a birthday weekend away and we both felt really uncomfortable about this. I sat on the toilet reading (a perfectly male pastime) while she had a shower, but the sensor on the light was set poorly so I had to wiggle my head every 30 seconds when the light cut out to look at the map of Belfast until I heard the shower had stopped and she said she was ready. A similar performance took place in reverse when I needed a shower. I also had to dress and undress in the shower cubicle for a modicum of modesty. I'm sure, since this in a very new hotel, the shower and toilet could have gone into their own little private cubicle without compromising the budget feel or overall floor area of the room.
Also - my duvet had a tear to the side - small point but could have been noticed. My daughter slept really well, I had a disturbed sleep from the saturday night revellers but that's not the fault of the hotel.

The faults of this hotel are entirely from the design of the rooms.

Fab hotel with great value rooms. Rooms are small but well thought out and use of space in rooms is grt. Grest location for night out in city centre! No hairdryer in room but am sure can get one from front desk. Bed v comfortable! Will defo be back!

Probably the best accommodation deal in Belfast vis-à-vis standards in general and the location in particular. All helped by the friendly, courteous and professional staff running the place like a well-oiled machine devoid of any hitches.

Room Tip: Rooms at the back have a nicer view of the hills
