We stayed here in August 2016. We loved the location, it's only a 5 min drive away from Caernarfon and close to Llanberis and other local attractions.
The property itself was really nice, just what we needed. Everything was nice and clean and comfortable. The park the cottage is on is lovely. If you go for a walk round the park take some bread to feed the ducks on the lake. I only ventured into the swimming pool once and I found it to be a bit to cold but the kids loved it and there were still some playing in it at 6pm most evenings. We had a really nice holiday.

“Lovely family break”

We stayed here in April for a short break with two young children. The cottage was clean and cosy, it had everything you need for a holiday . high chair was a bonus!

The living room has been decorated recently and was really cosy especially with the electric "woodburner" at night. There was a few games and books available to use and the couches were comfy. Compared to previous reviewer there was no smell of damp or mold evident and bedrooms all seemed to have been decorated recently.

It was great value for money. site is lovely and we enjoyed the pub and cafe, a nice playground and lake for feeding the ducks!

It's a great base for exploring snowdonia with plenty of things to do with kids ours loved greenwood forest nearby!

Will look forward to returning.

“Dirty, damp, disgusting, disappointing”

This was the worst holiday we have ever been on. In fact, we booked for 2 nights and barely stayed there for longer than 12 hours. We couldn't subject our family to that home for any longer.

It was dirty and smelly. When we first entered there was an overpowering smell of bleach, but once that settled down the downstairs smelled really badly of damp and dogs. The carpet on the stairs looked like it hadn't been vacuumed in a while. The couch was old and sitting on it made your clothing stink of wet dogs. There were cobwebs on the walls with dead spiders in, so it clearly hadn't been cleaned in a while. The window was sticky and dirty. The light didn't have a working bulb in it, so when it got dark outside you were sat in the dark should you want to stay downstairs. There were cleaning and housekeeping items scattered all over in random places (wardrobes and cupboards, so you couldn't store anything in there) but no spare bulbs.

The upstairs was far worse. It was riddled with damp and mould, which produced an allergic reaction in me and made me quite ill for a few days afterwards. It smelled terrible also. I don't know how the owner could leave it to get to this point as the damp was visible on the ceilings, wall and the curtains. The problem had clearly been there for a while. When we discovered this, it was too late for us to come home as we'd travelled for about 4 hours to get there. I checked local hotels, but there was no availability so we had to stay there for the night with our two toddlers.

The owner was pleasant in his responses, however I was shocked that he reported that no one had mentioned the damp problem to him. I did offer to send photos but he was not interested in them.

I am disgusted that this mould ridden, dirty, smelly property is being let out of families. It ruined our only summer holiday and our children were terribly upset about it. It saddens me to write this review, but I feel that other prospective guests need to be warned.

I am sorry that the hirer had a bad experience when visiting our holiday home in August which I am pleased to say does not represent the feedback we have received from other hirer's both before and after the dates. I have added some later feedback (September) subsequent to this visitor's brief stay below:

The first thing to mention is that we manage the property remotely and use a local housekeeper who lives locally and manages about 5 other chalets on the park.

We have not experienced problems with the cleaning standards before this year but have spoken to her regarding this complaint.

We have had a particularly wet summer and it seems that some hirer's have not been ventilating the property as much as usual. The result of this (as with any property) can lead to problems with condensation, particularly upstairs, where steam from cooking etc can collect. This had caused some marking on the ceiling near the window in the front bedroom and also some marks on the curtains.

My daughter and her family were staying immediately after this visitor which is why I told this user not to send the photographs (not that I was not interested). The marks on the ceiling were removed by my daughter and the marked curtains replaced which hopefully indicates that we do take any feedback seriously.

As regards the other points I shall try and cover in bullet points as below:

1. There does seem to be a conflict between 'everything smelling of bleach' and 'everything being dirty'
2. It is clear from our advertising that the property is dog friendly. We do however have tiled or laminate flooring in all rooms and as we ask users to take pet beds I would not expect them to be allowed onto the furniture.
3. We are in the countryside so eliminating spiders and cobwebs will never be possible - if they are removed one day they can be there again the next. I have asked our housekeeper to be more alert to such matters though.
4. Our housekeeper cleans during the day and probably doesn't turn the lights on when she is there. If a bulb goes when someone is staying we hope/expect they will replace it - we also state on our conditions of hire that any such items are re-imbursed! A supply of bulbs is generally available in the kitchen drawer and if all had been used already and not replaced that is unfortunate. The site shop does sell light bulbs as does the local filling station just up the road from the park.
5. Cleaning items are generally stored under the kitchen sink or in the broom cupboard under the stairs. Upstairs we store the ironing board/iron and also a spare vacuum cleaner. There are wardrobes in every room and some drawers which should provided adequate storage for holiday stays.
6. The couch is about 10 years old although we did have it refurbished a couple of years ago. It is very comfy though and when we stay there it has never smelt of wet dogs!

I think we provide a good standard of budget priced holiday accommodation which also benefits from being situated on a lovely country park with some good additional features such as swimming pool (summer), fishing lake and club/bar etc. It also has lovely riverside walks for dog owners - which is why we allow pet owners to visit. We have worked on a rotation of room upgrades in recent years and will continue to do so if we are lucky enough to make a surplus after paying the site fees, rates, insurance, TV licence, cleaning, gas/electric checks etc etc.

Our pre-season checks in the spring should cover off any serious shortcomings but once we enter the busier months we are reliant upon hirer feedback and our housekeeper to advise of any problems.

As this user was the first to raise the condensation issue we could not have reacted any quicker. Our housekeeper has however been told to report any such matters in future.

As the subsequent feedback has shown this appears to be a 'glitch' and whilst I have accepted that some of the criticisms were valid we are to some extent in the hands of users if they do not open windows or use the extractor fans when cooking or using the shower etc.

“great site, value for money”

stayed here with family in august, the cottage has everything you need for a relaxing break, we stayed peak season and for the cost it is a real value for money holiday. the site is lovely and peaceful with a lake and river, a shop and cafe, outdoor pool, and a nice clubhouse . would recommend this cottage and site to anyone, and would definately return.

we enjoyed are stay here , the cottage has everything that you will need for a great holiday , it is in a good location on the site , fishing on the lake on site is not very good but on Pentir lake was excellent it is full of fish well worth the 10 minute drive, would stay here again.

Very good impressions .Cottage was clean and tidy Good supply of crockery and cooking equipment. Beds were comfortable and clean. Very good place base in the mountains and the sea. Owner very helpful. Definitely will get back Holiday park itself was very good.

First impressions were very good but there was a distinct odour of either damp and/or dogs which would some people off. Cottage was clean and tidy but "maintainance equipment was spread out rather than confined to one place. Plentiful supply of crockery and cooking equipment but some of the cutlery had seen better days. Without the outside dinning area, eating could have been problematic with two children. Beds were comfortable and clean.
Holiday park itself was very good.

Thank you for your comments - we are pleased that you found the prices to be good value for the time of year.

We have always been a pet friendly holiday home as the park is ideal for dog owners with plenty of riverside/woodland walks. We do however have laminate flooring/tiles in all rooms thus even with pets staying from time to time this should limit the pet related issues. There is not a lot else we can do unless we are to ban them but as many of our hirers visit specifically because we are pet friendly this is not a route we would wish to go down.

We try and keep the 'maintenance equipment' out of view in the under-stairs cupboard which is really only ever accessed by hirers to turn on the water heater. This is the first time anyone has raised this as an issue in the 25 years we have been letting out but I will look at other storage options in future for 2015.

We did have a small dining area in the kitchen area in the past but decided this was too cramped thus converted to a breakfast bar instead. With the outdoor dining area now an option and there is also a large coffee table in the lounge for those wanting a TV dinner! Most visitors in the summer prefer to eat outdoors when the weather permits thus we decided that this was the best option given the limited space that these homes have.

As regards the cutlery our main concern is that there is enough and that it is 'fit for purpose'. There may be a few different mixes of styles but I don't think that is unusual for a holiday home.
