Hotel is in a great location close to trendy bars and eateries and a short walk to the centre!
Only issue is noise in the rooms facing the bridge! It's a major walkway to the bars and as such the noise that comes with that! On a warm night there is no air con so impossible to have the windows shut!
Other than this great staff who took care of my dog who was distressed being on his own in the room!! Wonderful service x

Title says it all really, well greated and had a very pleasant stay. Only observation would be that our room is getting ready for a spruce up, carpet getting a bit thin and furniture got a few knocks on it. However, still a very nice place to say overlooking the canal.

Had heard some great first hand reviews of this place so was looking forward to my stay, however what I encountered was not as expected.
Very tired decor, worn carpets, and a strong musty smell in the hallways. I was given a roadside room that was noisy (couldn't sleep between 2:30 and 4:30am) due to the noise of people leaving the local clubs, then woken again at 6:30 with traffic noise. No aircon which made the room unbearably hot, very small room.

After hearing great reviews of the hotel and deciding to stay with us, I was obviously concerned to read your comments.

We are located within the city centre and it is hard for us to control external noise, however we do report any extreme noise nuisance levels to the Leeds City Council.

As you have mentioned there is no air conditioning within the hotel, however a fan can be provided on request.

We have stayed at this hotel, periodically, since it first opened, the last time in April this year and sadly found it no longer to be an example of a hotel at the top end of it's business. It is still quirky with the communal areas up together but the bedrooms are now way behind the other competing hotels in Leeds.

The hotel overall had a lovely boutique feel. The reception staff were friendly with no waiting for check in or check out, and we were offered a complimentary glass of wine when we checked in.

Our room was spacious and homely with lots of little touches that made it feel special. The bathroom was large and had bath and a shower over the bath, as well as lots of natural light from the windows. The blackout curtains in the bedroom were appreciated, as were the fluffy robes. We had room service breakfast with a decent selection to choose from, and this was served at a time of our choice.

The location is great as it is only a short walk from the train station, and also to the rest of Leeds city centre, whilst still being on a fairly quiet, pretty cobbled street.

We didn't spend too much time in the hotel as we were in Leeds to visit friends and only stayed one night, but would definitely return.

This is a lovely boutique hotel in the city centre on the River Aire. The reception area is quite small & there is no bar, there is a small area to sit in and an honesty bar. It is relatively limited but you just help yourself and complete a form with what you have taken.

I had an upgraded room that was nice & large over looking the River Aire. The bed was extremely comfortable & I had a great nights sleep.

We used the hotel for a meeting, the meeting room was a good size (there were 12 of us) with a balcony over looking the river. The food for the meeting was good quality & the service was very good as the staff were attentive & responded quickly to our requests.

I guess the only issue we had was the heat, there is no air conditioning & it was very warm when we were there. Maybe just worth noting if you are there in the summer

The hotel is in a great location overlooking the river within easy walking of the city centre. We had to be away by 8 in the morning so could park for free on the street outside. Staff were friendly and welcoming - a complimentary glass of wine on arrival was a nice touch - and our room had a view over the River Aire at the back of the hotel. The room was billed as a small double room but was light and spacious with nice furnishings, quirky touches and original artwork. Many original features from the former warehouse have been retained and well integrated into modern facilities, giving it a contemporary feel. We'll definitely be back!
