“Charming comfortable B&B”

My husband and I were in the Annex which is a bright, clean, airy room, with skylights (which have blinds) decorated in neutral tones. The room is large with two sofas (I believe one of which was a sofa bed) coffee table and TV, creating a seating area. This room could easily be a family room, it has tea and coffee making facilities, microwave and a small fridge. There is no bath in this room but a beautiful large 'wet room' style shower and organic toiletries. The gardens are lovely and well maintained with seating areas. There is off road parking. Lesley and her housekeeper made us very welcome. You will be requested to put in your breakfast order the night before and this meant the service was very smooth. The quality of the breakfast was also good and the tea, coffee and toast kept on coming. As they say on 'Four in a Bed' Would we stay there again? - a definite YES!

We stayed here while attending a wedding nearby. The owner was warm and welcoming. The price was reasonable and the place is kept spotless. Free wifi and coffee and tea making facilities available which is an added bonus. Would recommend this place to anyone

We booked St Anne's School House for 1 night for my birthday as a treat as it was close to my favourite pub in Woodbridge. We arrived at this beautiful house down a quiet lane and was greeted by Lesley who was very welcoming and made you feel at home from the word go. We stayed in the family room which was very spacious and full of light and the perfect place to relax with 2 sofa's, a comfy bed and very tasteful light wooden furniture. Breakfast was superb and must recommend the porridge as part of it. Lesley added to the atmosphere of total relaxation. I would definitely recommend this and will be returning here without a doubt.

Stayed last weekend had the double ensuite room. Beautiful house with a lovely welcome. Our room was lovely and warm had a big walk in wardrobe and a very comfortable bed. It is great that you can choose the time you want breakfast and it was ready on both mornings bang on time which was important as we needed to be somewhere on both days. Breakfast was great too all freshly cooked. The house and gardens are lovely and would like to visit in summer and make use of the great outside. Have a daughter who lives in the area so will definately stay again.

We stayed at St annes as we were going to a wedding nearby. We were there for two nights it all exceeded our expectations, The location is great, in the centre of woodbridge but on a quiet road. The owner was so welcoming and gave us great advise on how to get everywhere.

The room we were in had a bathroom next door, not connected, which I was slightly worried about. However, it was not a problem as it was right next to the room and we were are the end of the corridor anyway. The room was large and well furnished. The bed was very comfortable and there was lots of space to hang clothes.

The bathroom was large and well equipped with a good shower. They also provided lots of towels which was useful.

The breakfast we had was delicious and unexpected! We could have everything from cereals, toast to a massive full english - all homemade by the owner!

I would recommend here to anyone looking for a comfortable and reasonable priced stay in the area

We stayed their last year, everything in woodbridge had be booked out as two weddings were taking place in the town. So I found this by phoning another hotel and they said you could try this place. Well it was the find of the century, we had the room with the private bathroom, not on suite but it was all ours so no problem. The room was fantastic, clean well decorated, full of character and worthy of 4 stars. The breakfast was delicious.
It is in the middle of Woodbridge but is quiet and very pleasant location. What made us smug, was the other wedding guests at the wedding we were attending were not nearly so satisfied with their accommodation and were paying a lot more.
A definite recommend and possibly one of the best B&B in the country it really is that good.

Lesley, the owner, has created a restful haven, hidden away in the centre of Woodbridge with a beautiful garden and spacious, well decorated rooms. We were made very welcome and the guests we chatted to over excellent breakfasts were all making return visits. We would love to stay again if we return to Suffolk.
