As others have said, Louise provides spotless elegant rooms with comfortable beds and a top notch breakfast (scrambled eggs with smoked salmon). We arrived well before check-in time after a night flight, and Louise welcomed us, helped solve several problems and let us go to bed. Would stay again in a minute.

We stayed just one night here.
Stayed in the ground floor room at the front of the building but didn’t notice any road noise which was a worry when we checked in.
Room was comfy and everything was clean and fresh.
It’s only a short walk from town and we walked from the station in not much longer than 20 minutes.
The cooked breakfast was very good, plenty of cereal, toast, tea/coffee etc. too.
Recommend it for a visit to Bath good value for money especially for a touristy city.

I would highly recommend this Bed and Breakfast. The rooms were simply perfect and so comfortable. It was a pleasure to stay. The hospitality of the staff was friendly, helpful and informative. Last but not least, the best breakfast I have ever had!

Room Tip: If you prefer no traffic noises, ask for the rooms away from the road.

We had a two night stay at Bay Tree House. The accommodation was wonderfully comfortable: superb bed and bedding, generous storage, handy desk area and wifi internet connection, small but luxurious bathroom. Sensational breakfast served in the attractive but rather cosy dining room. Location is central: short walk to everywhere, and we were able to leave the car in the off-road parking area. Colin was running the show while we were in residence. We thoroughly enjoyed his company and his cooking and his coffee.

Everything met our expectations as a young couple staying one night for a short holiday in bath.
The room (we had #1 on ground floor) seemed to be brand new, just like the bathroom and all the furnitures around. We were welcomed with everything to make tea and some snacks laying on a plate in the room. A booklet serves as a guide to the many features offered by the place (from free WIFI to spare umbrellas) and also gives some guidance for main things to do if you wish to take advantage of Bath.
In the morning, we enjoyed a fresh cooked English breakfast (among everything you need if you'd prefer something else). The tenant was lovely and helpful.
We had room to park our car for free just behind the house which was very convenient as it is just a 10 minutes walk to reach the very centre of the city.

Would highly recommend the place.

We stayed in the studio apartment at the back of the Bay Tree House for two nights in July 2012. (The rest of the property is B&B; apartment is "self-catering" - this was clearly explained on the website.) This apartment has a bedroom, bath, and a small kitchenette/eating area.

We enjoyed the proximity of the Bay Tree to all the sites in Bath; we walked everywhere. We also appreciated the pamphlets in the room regarding restaurants in the area - we definitely used that information.

Louise, who runs the property, was incredibly accommodating. We arrived late, and she made sure we could access the studio apartment when we arrived. On the day of our departure, she made it easy for us to store our luggage on site so we could explore a bit more before heading to the train station. She was friendly and helpful throughout the stay.

The studio apartment is stocked with milk, juice, cereals/granola, bread, and delicious jams - very generous for a self-catering unit! There is a microwave and toaster, as well as mini fridge. The only complaint here is that I expected some means of being able to cook aside from the microwave (two-burner, hotplate, etc.) as this is what "apartment" connotes to me. This was not clear ahead of time.

The bed and bathroom are equipped with modern appliances. We enjoyed the shower, and slept very comfortably in the double bed. The bathroom is a little hard to manoever in, however: the shower has a curving glass door that allows lots of space in the shower, but which does not open out into the room. So, we had to climb over the toilet to get in and out of the shower.

A final small remark is that the floors were sticky - they seemed due for a mopping as that did not seem to have been done before we arrived. Made me want to keep my shoes on as it did not feel good to walk in socks or bare feet.

I would definitely stay here again and would recommend it to others.
