“Attention to Detail, Very Helpful Staff”

Prior to our stay, they communicated very effectively via e-mail – a big help for foreign travelers. We arrived early, but the staff was very helpful with our bags and arranging parking. The room was a bit small, but very nicely furnished. Although a ground-floor front room, we were never disturbed by traffic noises. The bath was thoroughly modern and spotless. Many small things added to the pleasantness of the stay – very nice array of teas/coffee and high-speed teapot, flawless WiFi, generous cable TV selections, thick towels, access to microwave & refrigerator, etc. No problems with hot water or room heat (in December!). The breakfast was probably the best B&B Breakfast I’ve had in many years of UK travels. Lots of selections, and all hot items efficiently cooked-to-order. The breakfast room was large, and very nicely arranged. The B&B’s location, just a couple of blocks west of Queen Square, was very convenient for 3 days of walking around Bath.

My mother and I stayed here last week for one night. We needed a twin room and had slight reservations about it being a shared bathroom. However, the B&B has been refurbished to a high standard, was immaculately clean and we had no need to be worried about there being an issue at all. The breakfast was fantastic with a good choice of food. Parking was no issue despite the two parking spaces to the back of the building being in use as we were issued with a permit for on-street parking by the landlady. The landlady was friendly and had a good knowledge of the local area.

We spent two nights at Bay Tree after an exhausting trip, so we were ready to relax and this was a great place to do so. It consists of five rooms in the main building and a detached apartment. Due to some mix-ups we got the family room with a double and single bed (although there were only two of us) and it was very cosy. As there wasn't much floor space the extra bed turned out to be a good spot to put some things (and to use the wi-fi which had hardly any signal elsewhere in the room). The bed was very comfy and I slept well there, although there was some street noise from the main road. The bathroom was immaculate with a huge shower, fluffy towels, his and hers basins and lovely products. The cooked breakfast was very generous. Louise and her husband do not live on site, but she still made every effort to help when needed. Bay Tree is a 10 minute walk from the centre and about 20 minute walk from the train station. If you have luggage I would recommend taking a cab as it is only 5 pounds. Overall, this was a lovely place to stay and affordable compared to others in the area.

Pros:
Located just off the Royal Crescent
15 mins walk from Bath town Centre
Friendly, family run business
Powerful shower
High quality breakfast

Cons:
No hot water after 10pm
drafty door - could feel cold air all night as we slept
On a cold day, room heating was on a timer - only came on after 5.30pm
On a main road

Stayed here as a couple for one night to visit the Christmas markets and attractions in Bath. Parking was ok although there are only two spaces to the rear and you do have to carry your luggage round to the front of the property (about a 2-3 minute walk), however as we were only staying one night this was fine. There is also a reasonably priced long stay car park located within a 4-5 minute walk.

Louise was very welcoming and recommended an excellent pub to have lunch (Hall & Woodhouse, Old King St). The room and en suite was immaculate, very well decorated and comfortable. The bathroom was of the standard you would fine in a boutique hotel and the toiletries were of a high quality. Only improvement could be slightly firmer/more pillows. Breakfast was good and served quickly despite the B&B being fully occupied.

The location was excellent its a short walk into the city centre and this was great for going out to have dinner, shopping and sightseeing. We had dinner at Panasia in George Street and can definitely recommend it, great food.

We would definitely stay again as a day and a half was not enough to see all the sights and the Christmas market.

Room Tip: We stayed in the first floor double with ensuite

We stayed here in April and again in November for the Christmas Market.What a great place to stay,fantastic breakfast.
We were made to feel so welcome by Louise, Peter and Colin.

Room Tip: If possible choose room number 3 but it is not that important.

We stayed at the studio in Bay Tree for 2 nights. It is a cosy lodge located in the back of the b&b. It is quite small but very well equipped with a little pantry (sink only, crockery and utensils, no stove) that is stocked with cereal, loaf of bread, bar fridge with jam, coffee, tea... There is a rest area with tv on one end and the room with ensuite toilet on the other. Tight for space but very well kept so it was very comfortable.

The studio is good value without served breakfast as it is self sufficient. But we left thinking we should have a room with breakfast next time as our friendly host, Colin, certainly prides himself in making a good one!

Location wise, it is only a 15 min walk down to central Bath even though I am a slow walker. The studio has its own private access.

Notes: as advertised, we did hear some cooking sounds early in the morning rom the kitchen which is just next to the bedroom. If you don't like being woken up early, get other rooms. It was fine for us as we set off early each morning.

My only gripe was that the bed was a little too soft for I do have back problems. I could also feel a bed spring or two so had to adjust away from them.
