This is my second occasion I stayed here. The price is a tad steep but still value for money due to location. You are within easy walking distance from the tourist spots, shops, pubs and rugby/cricket ground. There is a bar attached. I was on the top floor to the rear of the property and didn't hear anything from the bar at all. It should be noted there's no lift!

Room Tip: If you have a lot of luggage ask for a room on the 1st floor - due to no lift! Otherwise if you'...

After reading some of the comments here, I wasn't quite sure what to expect. But it ended being a good suprise.
The staff is very very friendly, very helpfull and always willing to provide you a good stay. I was able to check-in at 12 noon although check-in is usually at 3 p.m. They gave me all the information I needed about the city, the places to visit and the ways to get there. They provided me an adapter for electric devices to plug-in my laptop (I had completely forgotten UK electric plugs are different from continental). I could make a work-related video conference using their wi-fi in the nice entry room even after checking-out. So friendliness is indeed a VERY BIG plus.

The room was small but very cosy. It has everything you need, including an electric water boiler, coffee and tea, an alarm clock, a nice flatscreen TV and the hotel WI-FI works perfectly. The room included a private bathroom, which was clean and had hand soap and shower gel. The shower worked perfectly with nice warm water.

Breakfast does not have much variety, but you can find the basics: juice, milk, fruit, yogurt, cereals, coffee, tea, etc.

There is indeed a lot of stairs to climb, especially if your room is in the last floor. It's a shame about the noise at night. There is a club nearby and although you do not hear the music, all the youngsters gather around outside talking loud.

Undoubtefully the best thing is location. Very near to the Roman Baths, the Abbey and the lively city centre, with a nice garden just across the road.

Overall, it's a nice cosy B&B although I would agree it is a bit overpriced. Would recommend for a short stay-over, if you want to visit the city for a weekend or so.

Room Tip: Go for a room with private bathroom and with windows not facing the main road, the view is worse but...

Stayed here for the night , glad it was not any longer than that ! It wasn't clean I would not even use the shower !! Nothing nice to say about the place at all ! Very basic and dated ! Street noise was horrible from traffic to people outside the hotel yelling . Well and truly overpriced ! The only thing I can say if you choose to stay is it's 4mins to the abbey and the roman baths. Plenty of eateries and pubs Public car park down the road if you have a car ! Good luck.

Had a Romantic weekend away in Bath seeing the sights with my girlfriend. The Hotel was perfectly located - really central & surprisingly quiet considering how close to the action we were. Room was cozy & the breakfast was superb.

Room Tip: Get a room nearer e top f the building for a quieter time.

Starting on a positive note, this is in a very central location in Bath in a lovely 18th centuiry building. Receptionist was very pleasant, friendly and helpful. The breakfast staff friendly and polite. Breakfast was continental and OK in a nice large room with high ceilings and a period feel. My single room was basic and in need of refreshment. Sink had seen better days. Bedding clean and white. No en suite and the shared bathrooms were small with just a shower and a loo with barely enough room to sit on it. My room in the roof had a sloping floor and it felt like I had a few drinks when I walked on it. Bed also sloped because of it. Maybe only 4 degrees, but it still felt slightly strange. I dare say there are better rooms than the one I had. Parking is available round the corner on a pay and display, but if you arrive and park past 8 pm, it will be free, but you will need to get up before 8 am to feed the meter. Parking does not come cheap there- £12.50 for a day. OK if you need somewhere central. More like budget accomdation, but not charging a budget price. There are much better cheaper choices. I found one, but on the outskirts and a bus ride in.

We stayed in one of the budget double rooms, which was very basic and had a shared bathroom. It was exactly as I expected, except for the window view being blocked by the brick frontispiece at the top of the building! The main problem with this was not the lack of view but that a wind tunnel was created so that when the neighbours were smoking it blew along the tunnel and into our room. The hotel policy is No Smoking so I cannot blame them for the behaviour of their guests but it was annoying that we had to keep closing the window and it was rather warm (also no fan or air con)

P.S. My partner insists that I must mention that the wi-fi was unusable and slow.

The location is superb - just a couple of minutes walk to town centre. Rooms clean and tidy and a reasonable size. Breakfast was very good - choice of toast,cereals,fresh fruit etc. Very friendly and helpful staff. Only downside is it is next to a night club which can be noisy late at night, but were told about this on arrival. Would definately stay there again.

Room Tip: Rooms at the rear are quieter!
