I stayed for 3 nights with two friends and would definitely go back again. Upon arrival the staff were very friendly and provided us with a map of the area and showed us where all the tourist attractions were situated. We were also provided with a parking permit which, although we were charged for, worked out a lot cheaper than the car park around the corner. Breakfast was very good with a selection of cereals or cooked breakfasts (eg smoked salmon and scrambled egg, omlettes, full english). Rooms were cleaned on a daily basis and had tea/coffee making facilities in them which were re-stocked each day.

We spent one night here in a family room. The beds were comfortable, the bathroom modern, everything clean and smart. The excellent breakfast included fresh fruit and was in a bright, pleasant room. Short walk to the center of Bath, and the guest house provided us with a permit for free street parking. The only minus was the room's location in front of the house overlooking a busy road, but when it cooled down we shut the windows and slept just fine.

The room was clean and very comfortable, although our double room had only one chair. Breakfast was excellent with a wide choice and excellent service. All the hotel staff we met were very helpful. The taxis we used were prompt and there is also a bus stop near the hotel. We also found the walk into Bath not too difficult (we are over 60).

We stayed 2 nights at Brooks guesthouse, in 2 different rooms. I am afraid that our experience has been a little bit different from other posters' compliments.

Our double standard room located on 2nd floor was not as nice as we expected after the website pictures: small room with no space for 2 bedside tables, very poor lighting (only one of us who got the bedside table and the light could read in bed!), very narrow bathroom and poor furniture.

Our teenagers twin room, located at the ground floor, had a persistant very unpleasant smell and was very dark (the window looks onto a wall), though a superior one.

Breakfast menu is very good, served in a nice room, but the service seems to depend a lot on the waiters : it was nice the first day, rather unpleasant the second day (for example: my kids hot chocolate was made of milk and chocolate the first morning, just hot water the second morning and we had long waiting time for everything).

In this price range, that is not cheap, I expected better and we definitively had better in many guesthouses and B&B throuhout the UK!

The service was wonderful. If you are arriving later in the day (after 8 PM) you need to inform the hotel (I did so through email) so they can arrange for you to pick up your keys and welcome package (since the desk is closed then--although it is still possible to contact someone if necessary after hours). From the beginning the email and in-person service was warm and efficient. I worked with Michael (and Andrew once too), and he was at the desk the days we were there as well. He was very friendly and helpful. My husband and I liked him quite a lot.

The room was excellent, very attractive and comfortable. The bathroom was new and perfectly clean (as was the room). We were told we could leave our bottles and whatnot in the room and they would be recycled, which was nice.

The town of Bath is pretty small, so it only took about a 5-minute walk to get into town (the Royal Crescent is just around the corner). There is a bus stop close by though (maybe just a few steps away, I can't remember exactly).

The breakfast was perfect, and the servers were friendly. There were a lot of food choices, as well as pots of tea. We were able to get extremely full.

There was also a computer with internet access available for guest use, although we didn't need to use it. It was in a cute room with comfy places to sit and books for people to read. It looked like a nice place to relax, but we were too busy visiting the beautiful places of Bath to take advantage of it this trip.

When we return to Bath we will definitely stay at Brooks Guesthouse again.

Nice room and compact shower room. Fairly quiet, good facilities in the room. Beds were comfortable. Could have done with two hand towels for a twin room and, despite asking, another one never did materialise. Breakfast was nice, just enough choice without you having to sit there for hours deciding. Having a fridge for guests to use and an honesty bar are nice touches. A short walk from the centre.

We are two adults with our children aged 8 and 9. Brooks was perfect for us although on booking I thought it a little pricey. However, Bath seems to be an expensive place to stay generally and we really enjoyed our stay. Our room was large and spacious with a large casement window and well maintained with a king sized bed and two camp beds for the children. Bed was a dream with crisp white pure cotton linen and room furnishings classy and sumptuous. Bathroom luxurious but we did have a problem with the bath plug which didn't want to let the water out. A delicious freshly cooked breakfast is served in a beautiful basement room (with natural light). We stored our bicyles in the back yard and were given a 'free' parking ticket to park across the road from Brooks for the duration of our stay (including after we checked out and left the city). I recognised many other B&B's from trailing the internet and was glad we stayed at Brooks. Staff were helpful and pleasant and there is a guest sitting room on the ground floor with sofas, magazines, CD player and internet access. The location was great and it took only 5 mins to walk to the centre of town. This hotel is on a main road into the centre but when the windows are shut no noise can be heard. However, in the morning the open windows do mean traffic noise but we could accept this as part and parcel of the location and everything else being great.
