“It's good but not that good”

Puzzled why this rates #1 in Reading. Some things that are good however are the courtesy of the staff, the cleanliness and the breakfast. The value is pretty good too. Parking is off road and secure and the gardens are well maintained. The location is along the bath road, a bus ride from town. It is a fairly old fashioned B&B style hotel, our bed was tiny and lumpy and the furnishings were assorted. Interior decor, while well maintained, is a little chintz glitz. A top 10 and the best B&B perhaps but not the best hotel.

We stayed here for 3 nights for Reading Festival. Have camped before, but wanted a bit of luxury instead this year and were not disappointed. Hotel was about a 20 minute walk from the red camp entrance or a quick 5 minute cab ride (costing around £7). Beds are super comfy and breakfast was great, although some mushrooms wouldn't have gone a miss. Nothing was too much trouble for this B&B and you can really see why they are rated No.1 in Reading!

We would definitely consider staying here again if in the area, and would recommend to everyone!

Room Tip: We had room 10, which had a lovely view of the garden area.

We stopped off in Reading on the way home from holiday in France to go to the Reading Festival. We chose the Beech House Hotel as it was convenient to get to en route from Portsmouth and a shortish walk to the festival site. The rooms we just right for us, particularly the super king bedroom after two weeks of mini French beds, and the standard of cleanliness excellent. The staff were super helpful and the breakfast delicious. I would not hesitate to stay again and would definitely recommend the Beech House Hotel to anyone.

Stayed for a week while searching for a permanent flat in Reading. Was very impressed! The room (and all common areas) were very clean and beautifully presented. The hotel was very quiet, and the staff very helpful. The location is good, safe, and with easy access to buses and one can even walk into the town center (approx. 25-30 min). Breakfast was very good and filling. My only suggestion would be to serve breakfast a little bit longer, until at least 9:30 am... not everyone wants to be up at 8:00 while on vacation! But, overall, a very pleasant stay. I would definitely stay again, and recommend to others.

We use Reading as a stop-over point while heading home from France. After a disastrous stay in a Travel inn last year we looked for an alternative and found Beech House. At £70 per room for b&b this was excellent value for money and the hotel itself is very comfortable indeed with friendly and helpful staff, well appointed rooms, and a good breakfast. The manager recommended the beefeater pub over the road for an evening meal as we didn't fancy going into the centre of town and that too turned out to be good value.

The single room on the ground floor at the back of the hotel was clean and had fresh enough paintwork but the mismatched furniture, old fashioned soft furnishings, lack of decorations on the walls and slightly musty odour gave it a neglected air.

The ensuite bathroom, however, was large and bright with contemporary tiling and shower cubicle and reproduction Edwardian baisin and toilet.

The shared areas (lounge and dining room) are comfortable and pleasant spaces. The dining room tables are beautifully set.

Breakfast was cooked to order and delivered promptly.

Pluses
Close to Reading town centre
Nice communal spaces
Biscuits provided with in-room tea and coffee supplies
Free parking
Good free Wi-Fi
Trouser press
Blockout curtains

Minuses
No spare power point near desk
Uncomfortable armchair
Soft bed
Switch for over bed light hard to find when curtains drawn
Bedroom a bit underwhelming
Bathroom extractor fan noisy
