We stayed 2 nights for the York Xmas market. Nothing was too much trouble for the owners. Great room really well furnished ( we were in number 6). Great advice on where to eat and go for a "local" drink. Breakfast was amazing and just as good as one you can buy at "Betty's". We have stayed in York every year for the last 7 or 8 years, in a different hotel or guest house every time, but I must say, this is the most friendly and welcoming of any we have stayed in. 10 minutes walk max to the castle and so all the attractions that York has to offer. Bishy road has a real vibrant feel to it with pubs and restaurants close by, even a community pub not far away. All in all my wife and I really enjoyed our "little gem" to escape to after the hustle and bustle of the St Nicholas fare.

Room Tip: To avoid road noise request a room at the back,but really it's not that bad at the front

We stayed there for one night only, would have loved to stay longer as York was beautiful, and Claire and Nikki were great. The room was great, very clean, and spacious. With such a short time to visit York, Claire gave us very good advice about how to get around, things to see and do. The breakfast was fabulous, and they were very happy to offer variations which should suit most people. Close enough to the city centre to walk in if you want to. Thoroughly recommend.

Had a very pleasant stay at the Bay Tree. It's about 10-15 mins walk from Clifford's Tower, in a row of Victorian 3 storey terrace houses, and next to a nice parade of shops with a good selection of restaurants and pubs. The owners are extremely friendly and welcoming and the rooms are furnished to a high standard. Breakfast is made from high quality ingredients, and there's a good selection from granola to cereal to muffins to full English. Can't fault it.

Room Tip: The house is on three stories so ask for a lower floor room if you have trouble with stairs.

We stayed at the bay tree in may for the races the owners were really friendly and kind rooms were really clean and tidy and the breakfast was excellent all in all a great place to stay would recommend to anyone.

We stayed here for two nights and thoroughly enjoyed it. The hosts were very accomodating to our requirements given that we had a 15 month old with us. The locally sourced breakfast was lovely and the rooms were of a very high standard... I can't recommend this highly enough. It's just a 10 minute walk in to York too; bonus!

Me and my girlfriend decided have a night away in York for our anniversary. We decided against a hotel after being shocked by the state of one in London. So neither of us having stayed in a B & B we thought we'd try one. We found Bay tree guest house on the web and booked it. We were very pleased with the room clean bedsheets and towels and a modern, clean en-suite. The breakfast was lovely and the waitress was very friendly. It has really made us think about trying out more B&B's and I'm sure if we come back to York we will be staying here again!

The Bay Tree Guest House is a medium sized bed and breakfast on the outskirts of York city centre. We arrived on Sunday the 12th of August for 4 nights. What a lovely welcome by Clare, who sorted out our parking and showed us to the room. We chose the King Double which is a large bedroom with en-suite. Very clean and comfortable with period features. The breakfasts are stunning and varied from fresh fruit and yoghurt to mix and match full english with as much toast as you could eat. Nikki who served us our breakfasts is the bubbliest person you've ever met and really made us and the other guests feel really at home. Only a 10 minute walk from the centre of a fabulous and interesting city. If you are visiting York I can thoroughly recommend the Bay Tree as a great place to stay. Thanks to Clare, Andrew and Nikki for a thoroughly enjoyable experience. John and Rose. Wolverhampton
