We had room 1, with a comfy king size bed and en suite shower room on the first floor over the breakfast room and looking out onto a quiet residential road. Only one bedside lamp and that wasn't bright enough to read by. Wardrobe and drawer space in 1 was very limited. There were more rooms on the second floor.
Room 3 was windowless, having a glass panel over the door that aligns to an exterior window.
Breakfast is 8-9 am, but owner Phil says he does requests for earlier. Nice choice of options and the quality is easily on a par with much dearer hotels. Parking is by permit on the streets immediately outside the place. York city centre is 10-15 minutes' walk.
Unimpressed to come back one day to find the establishment's copy of the room key in the doorlock - they were suitably apologetic next day. The owners do not live on site, they are mainly around in the mornings and you reach them by 'phone otherwise. Small lounge on the ground floor with an interesting selection of books.
This may not be the best b&b in England, but is very good and would make an ideal base for anyone wanting as we did a few days in York.More
