Excellent service upon arrival and throughout. We stayed for 2 nights, never been to York before but will definately return to the city and stay here again. Room was lovely, very comfy bed. The breakfast is superb, cooked to order, plenty of choice. Thank you!

We wandered in off the street and managed to secure Room 1 for what we thought was a very reasonable rate for beautiful accommodation. We were not disappointed. The attention to detail was amazing, service excellent but not intrusive, and the breakfast fabulous. Overnight parking was a bonus and we were able to easily park on the street for our day exploring York. All in all it was a wonderful experience.

Room Tip: I think any room would be good. We probably had the smallest and it was fine. (Note there is no poo...

This is a very pleasant B&B with friendly and helpful owners. We stayed in room 3, which was on the top floor of the property. General impressions:

- Quality of accommodation: Very good. Spotlessly clean and thoughtfully decorated with nice little touches such as sherry and a good selection of biscuits in the room. Bathroom seemed brand new and I was very impressed by it.

- Service: Both Adrian and Ann were very friendly and helpful. Adrian in particular gave up his parking space for us, and when we had checked in showed us a selection of restaurants he recommended.

- Food: Lovely breakfast, nicely cooked.

- Value: It's difficult for me to comment on this as we got a discounted room through laterooms. For the price we paid for the room however, it seemed decent value.

- Location: A 5 minute walk to the city centre. Ideally situated.

Negatives:

The house is on quite a busy road. I know that this can't be helped and that other guests have mentioned it. If you don't know York it's not clear that this is the case. It was quite warm when we stayed and having the windows open can result in quite a lot of noise at night.

We paid extra for the breakfast - £10 a head. I'm not sure if this the usual arrangement as we got a discounted room. I've not stayed in a bed and breakfast before where you have to pay extra for the breakfast.

Thank you for your kind review, may we just inform people reading this review that you booked ROOM ONLY through a third party, Laterooms, when anyone book's direct with us our award winning full English breakfast is included.
Can we also please mention that all our rooms have ceiling fans for when the weather is hot, this is a unique feature in York.

Booked the barbican for my husbands 40th, all staff very friendly from the minute we got there. Room was really lovely, bathroom looked very new. Tea, coffee making faculties, even a decanter of sherry. Breakfast was brilliant, lots of fruit, yogurts, croissant, cereal, cooked breakfast. Location was great 10 min walk to centre of York.

We stayed in Room 4. King size bed is incredibly comfortable and plenty of pillows ensure a
good sleep. Weather was hot and ceiling fan was on through the night with little or no noise
to disturb. We found the room well decorated and furnished but most importantly was spotless and a credit to the owners and staff. Bathroom facilities were excellent as was the tea and coffee tray. We were most impressed to find a decanter of sherry and glasses in the room,
something we havent previously experienced outside of five star hotel accommodation. Breakfast was of a very good quality and the selection available was excellent.
We found the staff very friendly and efficient and the owners couldnt have done more to
please. We very seldom recommend places in which we have stayed, but Barbican House is an exception where the owners and staff work together to offer that something extra.

Having just stayed at Barbican House I can honestly say it's great. We stayed in room 8 which is just over the road. It does have a king size bed and a single, which both have lovely comfortable mattresses and pillows. The attention to detail was amazing. Lovely fluffy towels hung in immaculate order in a spotless bathroom. Great refreshment tray, second to none and a decanter of sherry was also available. I was very upset after breaking a lovely crystal glass but was soon mput at ease by Ann.

Breakfast was amazing, fresh fruit , cereal, croissants and much more, followed by the best cooked breakfast we have ever had as seasoned travellers. Lovely table settings and everything you could want.

We hope to return again soon. Many thanks for a lovely stay.

Room Tip: Room 8 great but I think they will all be nice.

My friend and I stayed in the Annexe (Room 8) The accomodation was very comfortable with a ceiling fan that was much appreciated due to the exceptionally warm weather.. The room was very well finished with a separate sitting area and a lovely shower room. There was lots of tea, coffee, biscuits etc, more than is usual, which was a nice bonus, as was the sherry.

Breakfast was fabulous. The fruit platter was yummy and cooked breakfast was all you could hope for. Anne and Adrian are hardworking and go that extra mile to make sure the guests have a good stay.

The hotel is about a 15 minute walk from the shambles with lots of nice bars and eateries along the way. If you don't feel like walking too far at night there is a decent wetherspoons attached to the travelodge 5 minutes walk away. Our favourite eatery was the Assembly rooms, a gorgeous venue serving italian cuisine.
