excellent B x B , great value for money. House full of character and charm, along with the owners, who were also extremely helpful and friendly.
We booked the cheaper room, sharing a large, modern, beautiful bathroom with the owners ( this presented no problems )
The owners were also very accommodating and understanding of my gluten free food requirements at breakfast .
Central location with a pleasant short walk to the old City walls .

By American standards the room was small, by European custom it is quite normal and cozy. The room and bath were very clean and well appointed with a very comfortable bed. The English Breakfast was excellent with delicious English style bacon that closely resembles country ham from the states, 2 sausages, egg, fried mushrooms, tomato and, a departure of American Baked Beans. Home made bread, English butter (so much better than back home) and local jams and jellies that had me coming back for more. Linnie and Steve were great hosts and made us feel quite welcome. They have two friendly Poodles who helped us in our separation anxiety from our 4 legged family members left at home. We had to encourage Linnie to let them out while we were downstairs since she scrupulously keeps them from being pest for non dog lovers. We found all 4 of the family members, delightful. They are located a short walk or possibly a longer bus ride (due to the traffic) from inside the walls of York.

I can't say enough good things about Linnies. Wonderful owners; the only place I've been where you feel so at home you sit and chat to them. They couldn't do enough for us, anything we needed felt like no trouble at all. Possibly the friendliest dogs in the world too! Spotlessly clean, eclectic décor, warming fires and such a comfortable bed, you couldn't ask for anything more.

It really is like staying with good friends. Next time we will stay longer!

Room Tip: The suite is beautiful, really worth going for.

Myself and my 12 year old daughter have lovely memories of our stay in York, we love the city and Linnie and Steve made our 1 night stay even better. We were greeted with Tea and cakes and loads of tips on where and what to do. We can not recommend this B&B enough. Their house is full of character and relaxing. We had literally shopped until we dropped in the day time, and booked to go the Grand Opera Theatre and Steve kindly drove us to the Theatre. This shows how far they will go to make your stay relaxing. So welcoming, charming and Linnie's breakfast is awesome !! Thank you both so much for a memorable stay, we will be back in the Summer time xx Thanks Caroline and Molly Jo :)

We booked here after seeing the glowing reviews on here and weren't disappointed. Linnie and Steve were both warm, inviting and excellent hosts. The B&B itself was absolutely beautiful, and the suite we stayed in was spotless, comfortable and full of character. Breakfast was great and catered to our needs, loved the bread! Location is also great, being just a short walk from the centre of York. Hope to go back very soon!

We recieved a lovely warm welcome from Linnie and Steve. They were exellent hosts, the room was fantastic with a great night time view of the stars and York. The food was excellent with a good variety of options. I would definetly stay there again but next time would go for a two night break. I recommend it!

Linnie and Steve are excellent hosts and nothing is to much trouble. Their house is spotless and full of character. When Linnie realized it was our anniversary she went out of her way to make sure we had a memorable stay. We stayed in the double bedroom and although not large it is a nice room with loads of interesting books and ornaments. We had a lovely cooked breakfast sat next to the open fire. We would definitely stay again.
They have 2 poodles who are very boisterous, so if you are not sure of dogs just let them know.
