Having read the previous review I was a bit concerned but our experience was so different. We stayed for 3 nights at the beginning of June and found the owners very pleasant and helpful.
We found the B & B perfectly placed for a pleasant 10 minute stroll into the centre of York. We parked the car in the carpark on Friday evening and didn't move it again until Monday morning.
The rooms were pleasant, beds very comfortable with soft sheets and quilts. Breakfast was freshly cooked and served in the bright conservatory. We paid our bill on check out.
Our party consisted of two couples and we would definitely stay again.

We stayed in a family room for 2 nights at the weekend, and found the following.

Plus points.
1. The guest house was very clean and tidy.
2. All appliances worked as expected.
3. Local information was given at checking in.

Negative points.
1. No letter to confirm the booking.
2. We had to pay for the accomodation in full upon arrival!
3. No receipt issued.
4. Room very plain.
5. Decor dated and tired.
6. Beds too hard.
7. Continental Quilts stiff and heavy.
8. Proprietors were never seen (not even at checking out time).
9. Further away from the City centre than described on the website ( a good 15 minutes walk).
10. Not good value for money.

Having read some of the other positive reviews on this website it could be that we were unlucky, but as we were not made to feel particulary welcome, I could not reccomend the Warrens to anyone, and will certainly not be staying there again.

I would like to respond to this gentleman’s negative comments:

Q. 1. No letter to confirm the booking.
1.His rooms were confirmed on the telephone, this was explained to him at the time. If he wanted confirmation posted or emailed all he need do was ask and one would be sent.

Q. 2. We had to pay for the accommodation in full upon arrival!
2.It is not unusual to pay for hotel accommodation on arrival; you do this in 99% of places. When you queue to check-in and give them your card, it is preauthorized for the amount of your stay…you then queue again to check-out. We take the full amount at check-in because sometimes people want to check-out in the middle of breakfast and at that time of day I or the staff are cooking or serving…most people think it is a great idea, those that want to pay on leaving can, all they need to do is ask.

Q. 3. No receipt issued.
3.All our receipts are hand written. For years we issued receipts automatically and then they were promptly thrown in the bin by the guests. It did not make sense to us so we stopped doing it, and saved a lot of paper and a lot of waste!!! It is not unusual to only give receipts on request, even our local Sainsbury only gives you a receipt if you want one…guess what, the bin at the front of the shop is no longer full of receipts! If he wanted a receipt all he needed to do is ask.

Q. 4. Room very plain.
4.His family room is complete with: TV, DVD player, trouser press, radio, ensuite facilities, 1 double bed and two single beds and a settee. The walls feature original artwork, mirrors an original Victorian marble fireplace, 6 sets of lights and ceilings 16ft high. The room had recently been decorated in a stripped wall paper. (I recently stayed away in the Castle Hotel in Conwy a 4star Hotel charging £150 per night and they had the same wall paper). It is all a matter of taste... I apologize that it was not to his taste but there is not a lot I can do about that.

Q. 5. Decor dated and tired.
5.Everything here has not been decorated by the House Doctor and we do not have magnolia walls, there are photos on the website. The conservatory has rustic brick walls, the lounge is wood panelled and the rooms are decorated in differing styles. Again, this is a personal opinion.

Q. 6. Beds too hard.
6.All our beds are top quality hand made beds, and have all been replaced in the last 18months. They are made here in York and are semi orthopaedic. I had a bad back for years and I have the same type of mattress I have bought for my guests. If you are used to sleeping on a giant marshmallow these will be firm, if you are used to sleeping on a hard mattress then they will appear soft. We do not do old saggy mattresses.

Q. 7. Continental Quilts stiff and heavy.
7.The quilts are relatively new and have hypoallergenic fillings. I have asked other guests for their opinion, they do not think they are stiff and nor do I. If they were I would replace them immediately. I can not comment on them being too heavy for this gentleman.

Q. 8. Proprietors were never seen (not even at checking out time).
8.Completely untrue, the proprietors checked him in. We live on-site and are here all day almost every day. We never saw him the second day because we were at a Birthday party for my Godson, we did arrange for staff to cover us whilst we were out and there were three staff on duty until 1:30pm and one on duty until we returned. We were there at check-out time, my wife was talking to other guests I was repairing a shower, if he needed to speak to us all he need do is ask one of the 5 people on duty.

Q. 9. Further away from the City centre than described on the website ( a good 15 minutes walk).
9.We are 350 yards from the walls and less than 1 mile from the City Centre On check-in he was given a map and directions to all the sites in the City…I think he may have had his map upside down if he took longer than 15 minutes to walk in to the City! If he means he took 12 minutes it would appear a little petty to quibble over 120 seconds walking time.

Q. 10. Not good value for money.
10.This gentleman booked a Family room for 4 people but only wanted it for 3 people and a double room but only wanted it for 1 person, and he paid the full price. This was explained at the time of booking and he was happy with it. Sorry he thought it poor value later, if he wanted a triple and a single he could have booked just that!

Answer. I am sorry he did not feel welcome here; we do try to spend as much time as possible with our guests and strive hard to make their stay as pleasurable as possible. We arrange taxis, book restaurants, make recommendations, give discount vouchers and maps, inform of ways to beat the queues and have on occasion driven our guests to destinations when they have required it. But in each and every case the guest had mentioned to us OR a member of our staff if there was a problem or if they needed help. We are very good at what we do, but we are not psychic.

We are a very successful guest house because we look after our guests and provide value for money and a personal service, it is for these reasons why we are Finalists in the Guest House of the Year competition (a most fiercely fought for accolade) and why we have guests return year after year and recommend us to their friends.

It is a shame that he and his family will not stay with us again. Should he change his mind I will personally walk with him into town with his map the right way round, and if he feels he is not being made to feel welcome we might even give him a big cuddle!

We had a wonderful stay here.
Warrens is a 5 minute walk from the City walls and has a private car park, which is important in York as the parking situation is terrible.
Check-in was very comprehensive, with instructions on where the attractions where, when to get in without having to queue and vouchers to get discounts for ghost walks etc.
The bedroom had all the stuff you expect, ensuite, trouser press, tv, drinks, etc. quite spacious and comfortable bed. The decor was modern and very clean. Free broadband internet access was a welcome surprise.
Breakfast was great, very fresh and with lots of variation.
They have a sign on the wall showing that they were finalists of Guest House of the Year and numerous other awards and it shows!

we stayed as a couple for 2 nights we booked a double room and got 2 single beds pushed together which was uncomfortable due to them being at different levels and they kept coming apart which was very disapointing. we enjoyed the champagne and chocolates package. it was nice to be only a 10 mins walk into the centre of york.

Underwhelmed by this one. Stayed at Warrens for two nights over recent bank holiday. Accommodation booked out and busy.

Friendly staff. Clean and quiet. PIN access to front door...handy late at night. Free internet access in the reception and lots of York tourist info to peruse.

However room diappointing...decor dated (shades of brown with dark green isn't my thing) and decidely tired...wall paper peeling, water stain on ceiling and curtain hanging of the rail...no soap or biscuits either! Unpainted water pipes and a sink in the corner of the room took me back to my student days! Breakfast was adequate but nothing fancy and check-out was 10am (no lazy lie-in here).

20 minutes walk from the train station...5-10 minutes walk to the city wall. Very decent indian round the corner (York Spice) and handy corner shop.

The bedroom was recently decorated, the wallpaper is cream, as are the carpets. Not green and brown, we have been awarded 4 Star by the Tourist Board to reflect our excellent level of décor and service.

There was one hook off the curtain rail, the wallpaper had peeled at a joint behind the radiator and the sink. When this was brought to my attention, the hook was replaced on the curtain, the small stain on the ceiling was painted and the wallpaper reattached with border adhesive before the gentleman returned from town. As for the sink in the room, this is the only room in the B and B with a sink in the room; it is not uncommon for a B and B to have sinks in their rooms and this room was priced accordingly. I have taken onboard the comment of the two copper pipes that feed the radiator and will have them covered. The biscuits and soap were in the room because I checked to make sure that everything else was Ok.

If guests wish a later check out we try to accommodate them, this gentleman did not request one. But did leave his luggage and enjoyed our services until the afternoon.

We hope that people have not been put off staying at Warrens by these comments, we have an amazing level of repeat business and are a highly recommended 4 Star Bed and Breakfast located just outside the City Walls.

We have spent a couple of nights of relaxation in York.

Warrens provided a comfortable and friendly base to explore the City.

The room was clean and provided everything we expected, such as tea making facilities in the room, tv etc. a few nice touches included Ovaltine and biscuits they also provided extra towels and pillows when we asked.

Breakfast was nice and fresh but was very busy.

We read the reviews on the time to walk onto the Roman Walls, it took us 7 minutes. There is a nice restaurant nearby called Meltons, it was very expensive so we went to the Hot Pot cafe 2 meals for £7.

We enjoyed our stay at Warrens and will come again but not when the Horse racing is on as it makes York busy and expensive.

We recently stayed at Warens for 4 nights. We found the hotel convenient for the City Centre as we did not need to use the car through our entire stay as it was a short walk into the City.

Our room was spacious, comfortable and immaculately presented. The ensuite was small but had plenty of toiletries and we had fresh towels every day and again very clean.

Breakfast was cooked freshly and we ate something different every morning.

We thoroughly enjoyed our stay and were made to feel very welcome.

I would highly recommend this hotel to anyone visiting York.
