Slightly odd that midway through booking adjoining Holgate bridge Hotel(sister business)on line via Booking .com rang hotel to clarify something to be told no vacancies .Nevertheless got confirmation from Booking .com with no trouble.Subsequently emailed hotel direct and Jeanette called back to say all ok .
Arrived at Holgate Bridge to be advised no record of booking -oooh errr
Was accompanied next door to Holmwood and found a room and top floor
Other than a bit of a drag up and down stairs (c70 from room to basement breakfast room) everything was fine from then on.
Room clean and warm -it was a very cold weekend in N Yorks (we obviously had a difference of opinion with neighbours on top floor over required temperature as the shared thermostat was always amended up or down when we returned to our room)
Breakfasts were ,as advertised, excellent
Plenty of information supplied regarding the area. Ample car parking and well positioned to explore York (10min walk to city wall) and to drive out into surrounding dales/moors etc
All in all ,once over initial hiccups,a good spot for a short stay in York with helpful staff and good facilities in this converted large terrace house .

Room Tip: no lifts/narrow stairs so although quiet recommend lower floors if you are not fit

we arrived to a warm reception by Jeanette. it isnt a big issue to pick up a phone and say you have arrived. All of the staff were very helpful and gave us tips etc and recommends of where to go in the town. The breakfasts were good and nothing was too much trouble. The room was room 4 and we would quite happily return to the same hotel.Both nights we had a great nights sleep. After checking out the hotel kept our luggage so we could have the whole day bag free and enjoy the town.

Room Tip: room 4 excellent!

Initially, we tried to book this hotel over the phone but that turned into a 25 minute monologue from the women who worked in the hotel. To top it off, she did not even have the diary to book us in. Eventually, we booked it through booking.com with no issues what so ever. On arrival, we saw a note that said we could only check in from 2pm. It was not an issue but it would have been nice to have been informed of this. We were shown our room and I was disappointed by the number of stains on the carpet, throw on the bed and two saucers stuck together! The sleep and breakfast were good but it would be nice to stay in a room which had clearly been cleaned in the last decade!

Booked a 2 night stay and chose one of the superior rooms which turned out to be disappointing to say the least. The only plug socket near the kettle was near the bed so had to put the kettle on the floor to make a cuppa !. Having dropped a towel on the floor I picked it up and found hair and dirt stuck to it. We tried to figure out what was superior about the room and failed. It was a very basic double bed and the room itself faced a main road. It certainly wasn't worth the £100 a night it cost. Decided not to stay and made alternative arrangements instead. Have stayed in other superior/delux rooms in hotels in the area and this is by far has been the least attractive. Needless to say we wont be going back.

Stayed in room 4, on arrival nobody to greet, had to leave message on answerphone at notice at reception.! Finally greeted after 5-10 minutes , excuse 'booking another guest into ajoining hotel'. had booked a superior room , however did not look like it!. Bed comfy , pillows NOT.Bathroom extractor fan (above shower in bath)heavily dusty , shower screen seal at bottom full of grime.Window room voile curtains torn. Breakfast, service impersonal ,,had to order toast/croissant at the same time as main course, all came together,. Tried to order separatley the day before and no staff visable to ask, and no offers of refills of tea/coffee.1st day not offered anys toast/croissants.Saw nobody on leaving , no idea who owned the business. Should a silver award for in June 2004 still be shown as well as information outside main door tarifffs 2005!! in 2012!

Had a very good time in a nice b&b . Quirky charm I think is fair , our room was noisy as was out the front on main busy road. On a hospital route possibly, as many ambulance sirens going. A just about near enough walk into town York is great. NOT however on a Saturday night. Loud drunken groups everywhere, came as a bit of a shock.... On the whole this b&b is a nice place to stay the bed was comfy and clean the staff friendly and helpful .... you could do a lot worse :)

Friendly staff, comfy bed with clean bedding and good breakfast. However, not a hotel - adequate B&B - carpets in the room need replacing and get rid of the carpet in the bathroom and make sure the tiles/grouting are replaced, bathroom needed cleaning properly. It was a nice place but just needs a bit of tlc to iron out silly things that would not take long to replace/clean and make a huge difference to the feel of the place. The prices may then be justified.
