This is our second time of staying here. Spent Easter weekend here. Althogh we had no children with us we still got eater eggs on our table at breakfast on Easter Sunday!! Once again well worth the money. Very welcoming friendly B&B feels more like home.Lovely cooked full English breakfast, as well as cereals fruit yoghurts etc being available. Spiros and Elizabeth are a lovely couple. Will certainly be returning here.
5-10 minute walk to the city centre restaurants and local attractions. depending on how fast you walked

Our room was small, the en suite really tiny and the decor needed updating, but none of that mattered - the beds were very comfortable and clean, the breakfasts were fab. The hosts were very friendly and made us feel like part of a family. Lovely people.
Brilliant location in the city - would def stay there again.

Room Tip: Room 6 for 3 people is small with a tiny en suite

This guest house is ideally situated, not too close in the city centre to be noisy but a short walk to most attractions. Our room was clean and well furnished. The only trouble we had was with the walls being so thin. The people in the room adjacent had their tv on very loud at 1am, it was as if we were watching it with them!!

Despite that our hosts Elizabeth and Spiros( the husband of the boss), were very friendly and welcoming and the breakfast was superb. We would stay here again and recommend to anyone looking for a city break in York.

Room Tip: if your a light sleeper, a room on the top floor may not be for you

The Sycamore was a great little find in a great location (easy and picturesque walk to the town centre) and the owners are very welcoming and accommodating and we would stay there again - but not in room 5 and maybe not in any of the rooms on the top floor (4 and 6)! The walls are paper-thin, to the point you could hear people talking in the next room so you can imagine how their plumbing noises travelled. Having gone to sleep with the TV on timer, we were woken by our next door neighbour hammering on our door telling us to turn the volume down! We knew when we booked that we had a private bathroom rather than an en-suite but wrongly assumed from the description (our fault) that, as we were obviously going to be in the attic area that we had that area to ourselves when in fact we had to go down a step and out in front of two other room doors (with our keys) to get into our bathroom. The price, of course, reflected that but in hindsight I would have preferred to pay more (but this was the last available room in this property). Also the electric shower refused to retain a constant temperature, alternating between arctic and scalding. We reported this and the owners told us it was new and still under warranty so they would have it dealt with so anyone else staying in room 5 should have that problem. Our cooked breakfast was very tasty, the owners lovely and the location excellent. We would definitely stay again - but not on the top floor!

Room Tip: Not on the top floor if possible and definitely not room 5!

Spiros and Elizabeth are excellent and genial hosts for whom nothing is too much trouble. Our room was spacious with a good-sized and modern en-suite and an extremely comfortable super-king bed. The only down-side I would say is that there is not a lot of sound-insulation in the building and this really goes with the type of property. Revellers arriving back in the wee hours of Sunday morning did briefly disturb us, but then it was almost straight back to sleep. No problems on Sunday night. This would not prevent our staying here again.

This was a really Nice little guesthouse in York. The rooms were a bit small, but very charming. It was also warm and clean. It took 10 min to walk to the city center. The staff was really friendly.
Would like to stay here again.

Stayed the one night , what a great location for walking into York. The hosts were very welcoming and it felt home from home. The room was great for the night and the breakfast set us up for the day. When we come back to York , this will be in our top 5 to stay at . Thanks so much.
