i have just a lovely week at the cumbria house in york
it is about 20 min walk from city centre which is just right if you want some where that you want to have a night sleep without the pub goers making noise on their way home in the early hours
will be back again next year

Only stayed one night (in a triple room) but was very happy with the accommodation. The owners are helpful and friendly and the bed was super comfy! Had a good nights sleep even though the accommodation was on a corner of a busy street.Nice cooked breakfast in a pleasant dining room.

Having been born in Cumberland (as was, prior to 1974!), it seemed only fitting that we stayed at the 'Cumbria House' for our 2-day visit to York. Warm welcome from Tom and Elaine, and after we parked our bags in the highest room in the place (tough-sledding for seniors), we left our car in the house parking area and walked into York (about 20 minutes). Sleep came easily after the exercise, on both days, and mornings got off to a good start with a hearty breakfast.
Generally, we enjoyed our stay at 'Cumbria House' and thoroughly enjoyed our visit to York.

For those planning a visit to York, I strongly recommend eating at 'Jaipur Spice', one of the very best Indian restaurants I have visited, and 'The Gillingate Inn', a friendly pub just down the road with good ales and very friendly locals.

Having read the excellent reviews I guess we were expecting somewhere better, however the plus points are easy to get to (bus No 1 stops outside the hotel and also runs from/to the station), welcoming, clean and nothing was too much bother.

Only minor gribes are
(Room 3)

Toilet was a struggle to get to flush, and when it did it was not very positive (you had to pull the handle up as it never returned to this position on its own).

The shower was a small glass cubicle in the bedroom, which ok I guess is better than no shower, problem we had was it was hit and miss when trying to turn it off. Pressing the on/off button on the front was worrying as the button went almost all the way to the back wall, and sometimes it would turn off and water stopped flowing, and other times it didnt and even pulling on the isolating switch (pull cord) didnt stop it either, so sometimes it ran for ages till we got fed up and chose to get wet and step in and keep trying.

As it was very warm this week, we were pleased to find a fan in the ceiling, however it seemed to have not been checked for sometime as on full throttle it almost shook itself off the ceiling, and on other days it was not so bad. One day the owner knocked at the door and said the people in the room above (this was 5pm) were moaning about the noise it was making, hmm just whos fan is it? (the first two nights the people in the room above somewhere had young children who seemed to get a kick out of jumping on and off the bed when they went to bed and VERY early in the morning, but we put up with it, after all we have all had kids, but the fan being noisey was harldy our fault that it had not been fixed/serviced.

Breakfast was very nice, and adequote.

Room Tip: Room 3 was very small, (double bed) and there was no where/room to lay the suitcase down, even on th...

My sister booked this b&b as her hubbie was doing the way of the roses. We stayed for 1 night last weekend. Tom and Elaine allowed us to arrive early, to take full advantage of enjoying York for the day, only 10-15 minute walk to the Minster. My daughter and I were welcomed with a pot of tea and biscuits! And they upgraded our room to an ensuite (originally booked as shared) which was brilliant. Room was lovely decorated, bathroom although bijou, adequate for our needs, superb shower. Fans were on in the room with the weather being rather warm! Breakfast was lovely, full English, toast, cereals, tea and coffee. I would recommend this b&b to anyone.

Our 3-night stay in room 3 was fine. The room is smallish, but our suitcases fit under the bed, which worked very well for us. The bathroom was small, and the shower opened into the bedroom, rather than the bathroom, but it worked fine. Breakfast was typical large English. It was a convenient 15-minute walk to the gates of the walled city. Bus number 1 could have been used. We used one of the 4 parking spaces they have. Road noise not a big issue. It did not disturb our sleep, and I often am a light sleeper. We would stay again.

My husband and I stayed here for two nights last week and were made to feel very welcome. Had a nice pot of tea and biscuits when we arrived which we very welcome after our four hour drive. There is off road parking and the breakfast was lovely. Room is clean and the bed was very comfy. Also very well situated to get into town can either walk down or catch a bus no 1 or 5 down from across the road.
Would stay again if we find ourselves in York in the future.
