Had a lovely stay at holly lodge, a gorgeous building very welocing staff clean room and a great selection of breakfasts. We ende dup styaing an extra 3 nights and will def be back. NIce eriverside walk into town ande a bus stop located straight outside! Free parking and wifi a massive bonus too. Looking fprward to returining. Thamks Jeff!!!

We found this place by chance, whilst on our way into York. Great find! Jeff is a lovely chap, and whilst running the lodge practically single-handed, is doing a fantastic job. Great room, very clean, and every need catered for. The breakfast the next morning was also cooked by Jeff, and was cooked to order and delicious. Altogether a marvelous stay, and one we'd be happy to repeat if we're back in North Yorkshire.

We stayed at this B&B for two nights. The location is good so near the river and a short stroll into the city center, but unfortunately across the road from the police station, which proved very noisy during the night. The room was warm but we couldn't have the window open for the noise.Our room was dated and cramped, the carpet was dirty and very badly stained, but the bed linen and towels were very clean. On the first night we had bottled water and biscuits with the tea and coffee, but they were not replaced the following morning. The en-suite bathroom was small , again very dated, with a shower that had to be run for 8 minutes before we got hot water, when the hot water eventually arrived it was a trickle. If you have mobility problems you may find getting in and out of this particular shower difficult due to the step to get in. It was relatively clean, but on closer inspection some areas had not been thoroughly cleaned. We found cigarette papers from a previous occupier under the chair in the bedroom, so it hadn't been vacuumed very well. There was a TV in the room , but the picture wasn't great, and only 4 channels.

Breakfast was OK, nicely cooked and well presented but choice very limited, the breakfast times are for the benefit of the owner and not the guests 8.30 - 9.00. There was orange juice, choice of muesli or cornflakes then the cooked breakfast;-bacon, sausage, beans and tomatoes. don't expect fried, boiled or poached eggs, you cant have them, its scrambled or not at all. Fresh fruit was also available. free parking is available in the grounds.

All in all we could not recommend this B&B, as it was not cheap, which is such a shame as the owner was really friendly.

This hotel suited our purposes as didn't prebook and were lucky to get somewhere half decent. We were given the family room as it was the last one available. It was very roomy, although the bathroom was a bit on the small side. Very comfy nights sleep was the best part of this guest house, the worst bit was the cobwebs!! I suppose you can expect a few with such high ceilings, but eye high in the bathroom is really not acceptable. Managed to get to the tight breakfast slot of 8.30 -9.00 and breakfast was good.
We wouldn't choose to stay here again. The manager is friendly enough but the place is a bit tired and needs a bit of tlc.

Must completely disagree with the comment below. Am currently staying in the Holly lodge and am extremely pleased with the hotel. It's a beautiful property and a lovely room!!! Also a great location as is just a short walk into town. Would def recommend

My wife and I stayed in this B & B over the August bank holiday weekend. We were rather disappointed and would not return.

The decor in the room reminded me of staying with my grandmother circa 1980. There were stains on the chairs and curtains and a rather grubby carpet. When we were shown into the room on arrival there was a very unpleasant damp & musty smell; we had to leave the windows open for 24 hours to get rid of it.

The carpet in the bathroom was disgusting; quite apart from the fact that the idea of having carpet in a hotel bathroom is a rather odd one, this carpet had large black stains across it. My wife opened the packet containing the shower cap only to discover that the shower cap was wet; we got the distinct impression it had been used and re-packed.
The shower produced the merest trickle of water and the shower head plainly hadn't been cleaned in the 10 or more years it had been in place.

Breakfast was served from 8.30 am to 9.00 am - a half hour slot for breakfast that was plainly calculated to suit the owner, irrespective of whether it suited the guests.

I ought to say that the owner who greeted us on arrival was very friendly; but no amount of friendliness could make up for the general grotty appearance of this B&B. We certainly won't be returning and would suggest you look elsewhere.

York Tourist Information gave me the contact details for this establishment and I did not have time to check it out on the internet prior to my wife and I arriving. The porch/lobby needs cleaning as the ceiling has a collection of webs and dead insects.
Didn't have breakfast as it is only available from 08:30 to 09:00, that's right you have breakfast when it suits the landlord not what fits in with your schedule.
Bed was comfortable enough but the seventy’s paint job needs bringing up to date.
On the way out I wrote my name in the dust of the window sill on the stairs.
My wife and I will not be returning to this establishment
Suggest you drive another 20 minutes and stay at 115 Harrogate Boutique B&B
