The property is rustic and beautiful, lovingly presented, comfortable sitting areas inside and out.
Breakfast excellent, we also liked the honesty bar and the attention to detail throughout the property.
Unfortunately my wife and I found it impossible to engage in any conversation with the owner/front of house, not expecting deep meaningful conversation but general chit chat is normally OK isn't it ?
The lady did show us around the house in a matter of fact way, and was also quick to point out dos and don'ts - which included avoiding the squeaky floorboards in our room, as this may disturb other guests - my wife and I are Business Owning Mature people, who do not appreciate being treated as children.
The house guide had enormous comedy value in that the many rules and regulations are straight out of a Fawlty Towers manual, including a statement that any breakages would be charged automatically against your credit card !

Overall my wife and I had a nice weekend away, but we won't be back as we want something warmer and welcoming.

Room Tip: Ask for a lower floor room to avoid many steep stairs

Stayed 4 nights in a superior room which was very spacious as was the en-suite bathroom, the old hall is beautifully presented with all the features of a property built around 1630, so do expect the floorboards to creak!! Our stay was very comfortable, the breakfast was of an excellent standard with ingredients locally obtained. The property is now in a quite housing estate, presumably the vast amount of land once attached to the property long sold off. The current owners mother and daughter, Jean & Dianne, have owned the property for about 4 years and have won awards for their B &B. Would definitely stay again if in the area.

So many things about this B&B are very good: the rooms are large and well-appointed; attractive (if dated) decor; large bathroom (spoilt by a poor shower). But the visit experience was, for us, unpleasant as a whole. Although we arrived at the appointed time (you have to inform them in advance of your arrival time), we had to wait until the door was opened by a woman who did not offer any word of welcome and resisted any conversation. In our room, the guide focussed on rules for guests and the penalties that would be imposed. Room was large, as was bathroom, but rather chilly (heater could not be used). Shower just about adequate. Perfectly clean. But we were left feeling uncomfortable and out-of-place. Breakfast was good but I didn't like having to chose my breakfast the evening before (albeit from a good selection). We left feeling we had stayed under sufferance of the owner. The best B&Bs make you feel home-from-home; this one did not. A real need for front-of-house training.

We had a great stay! We stayed in a superior room and it was beautiful (Sir Edward Berry). The on-suite was lovely too, with lots of little extra's. The breakfast was very good, very tasty. we would recommend this B&B and would stay again if in the area. Land lady was very nice too!

This was a very pleasant BB very homely and warm, yes there are a lot of don'ts but how else would you keep it so nice, when we arrived we were greeted by a lovely lady who welcomed us into her home, The breakfast was to die for, very clean and tasty, with lots to choose from, I have coeliac so they were very accommodating and made sure everything I was served was ok, the towels were changed daily if required, the jacuzzi bath was delicious, you just need to keep an eye on the water as it gets very very hot, run hot and cold together. This BB made my break very satisfying after a very stressful time thank you, it is on my list re visits. One negative point needs dusting in areas the eyes don't see, tops of pictures and shower rail chain.

Room Tip: Four poster room is a must.

Just returned from a weekend break here and experienced no problems at all. I think some of the reviewers are being a bit petty with their complaints.
Pointing out where to park is needed as the space, even though they're aren't many rooms, is restricted. People putting their cars wherever they thought fit would be carnage.
We had no problems with the owner and found her very polite, though with a touch of a school mistress side I wouldn't want to upset!
Our room was great and very comfortable. The only issue at all would be the fact that old soundproofing has been removed to expose the old beams. This means that the creaky floorboards make a lot of noise, and its quiet easy to hear other residents. Not so bad with the room below singing, but I think they'd be mortified if they realised what was coming in loud and clear later at night!
My only proper issue would be the waste of the great fireplace in the lounge. It was freezing at the weekend and coming in to a drink at a big log fire would have been wonderful.
Would I go back and stay again? Yes. With no problem.

My husband and I was given a voucher for a hotel stay for our anniversary, we picked Catton hall for its location and it looked lovely in the pictures. Well we wasnt disappointed what a lovely place to have a weekend break. It was more hotel then BB and the service was very good. The room was so big along with a excellant bathroom. Breakfast in the morning was wonderful with a large selection to chose from plus the most tasty fresh fruit salad. The room was spotless with very nice antique furniture. Bed very comftable and we both had a very good nights sleep. Location to Norwich town centre come be down by car bus or walk. Great for shopping eating or just a wander around the town. I would highly recommand this lovely place and Daine and her mother
