“Friendly B&B only 3 miles from Queen's Campus University”
5 of 5 bubbles Reviewed June 16, 2012

Booked overnight stay before the University Open Day in Queen's Campus. Very friendly welcome. I was surprised by the level of service and facilities. There were free toiletries in the bathroom and lovely soft towels. Had two leather chairs in the twin room in a little alcove. We were welcome the use the TV lounge and help ourselves to the free fruit and bottled water. Breakfast was lovely, white linen tablecloths. All in all highly recommended and excellent value for money.

A wonderful place with the most helpful and cheerful service. I only met Yana on this occasion but was so very impressed. Other guests were equally happy. Great breakfast with fruit and bottles of water available anytime. A little way out from city centre but worth it and cutlery available if you order take away. Definitely coming again for leisure not just business to enjoy the four poster and trimmings! Vera

My sister and I have just stayed in this friendly and welcoming guest house,we had a lovely family room with everything you would need for a very comfortable stay...Jana the lady who runs it is really warm, friendly and relaxed and nothing is too much trouble. The Edwardian house is spotless and the attention to detail in the dining room is spot on...Will definately be back .

I chose this hotel for its location and influenced by other trip advisors comments for a recent business trip. This is a very welcoming hotel with a very good breakfast. Nothing is too much trouble and Jana who will do her very best to ensure that you are comfortable. There is no bar or evening meal option, but plates, tray and cutlery can be provided if you order a take away.
This is a good place to stay.

BOOKING THE ROOM/CHECKING IN
Tried to book the room through the website but was having problems it's my iPad connection so decided to just take a chance and knock on door. Guest house owner came to greet me and was very warm, welcomed me in and took some details and showed me to my room. The reception rooms, di inf room and the hallways where spotlessly clean and the staircase was massive and the decor was kept in time with the house, it was really nice.

ROOM ACCOMMODATION
The room had a little hallway with the bathroom the left and the bedroom straight forward, bed was in middle of room with a nice wardrobe and a chair, small flat screen tv, writing bureau.dressing table and a nice leather chair which was ideal to use whilst I dried my hair and put my make-up on. Bed eas comfortable and it had extra pillows iin wardrobe which i used. Bathroom had lovely white towels and it was spotlessly clean, shower with piping hot water and the shower had a good rode of water coming through.

BREAKFAST
Breakfast was in with the room price and tables set out with tablecloths and lovely cutlery and condiments on table with flowers. Breakfast was cereal, toast, coffee/tea, etc, cooked breakfast, orange juice etc, you wouldn't go hungry as breakfast was aplenty. Newspapers where to hand and tv on in breakfast room. Breakfast was made to order and was with me in about five minutes of ordering very good.

CHECK OUT
came down stairs and checked out in five minutes, paid with card and asked for a receipt and was given one straight away, nothing was too much trouble.

STAFF
The owner was lovely and on arrival we had a lovely chat about diffence things as women do. Others staff I saw where pleasant and acknowledged I was there which was nice.

OVERALL
would definetly recommend this to anyone staying in the area and will definetly return if I am in the area again and staying over night.
