“Pay for location, not for quality.”
Reviewed July 3, 2013

The Belgrave House Hotel is in a great location, just a few minutes walk from Victoria station. Lots of great little conveniences around the area including food stores, pubs, and restaurants. However, the room was probably adequate for what we paid. A double and single bed for me and my partner, and a run-down, moldy bathroom with no floor separator from the shower stall. It was all we needed for one night, but we could not have comfortably stayed there for more than that. Reception area is nice and clean, and breakfast was toast, cereal, and yogurt; not exactly worth the 2.50 pounds they charge for it. All in all, we paid for location, not quality for this hotel.

A Friend booked this accommodation for a girly trip to london on a budget omg the smell was awful as you walked in the beds lumpy springs digging out they had cleaned the apartment but its so run down theres not a lot you could do to make it better! We had to sleep on top of duvet with coats over us wasn't risking getting under! Had a ground floor two bedroom which had a back door leading out to a small over grown patio/grass area the door locked with one slide lock at bottom, top one didn't work and no key to lock the actual door so unsafe! rooms had tv's if you go pay £5 deposit to have remote location is good for tube and theatre shows.

Booked two double rooms for myself and partner and my parents. OK, the pictures on the booking.com web-site are NOT a true reflection of what the hotel actually look like. The reception area is new and clean which can not be said about our two rooms. The staff are very friendly and helpful. Did not risk the breakfast and couldn't get out fast enough. Not sure why the central heating was on, by the way-smelly rooms AND boiling hot. I always try to be fair and I appreciate that we only paid £90 for two double rooms, and yes, it is in Central London but... Just have a look at the pictures. I will consider spending more next time/compromise on central location, as I do not find these acceptable.

This hotel has 2 excellent items: location and location.
The staff is friendly and the breakfast is copious served in light and clean area.

The rest looks like a setting for a horror movie.
The staircase is steep, shabby and the carpets are dirty and smell of fungus.
The bathroom is old and ugly and dirty, washbasin is broken, wc has seen better days.
The room is small, ugly, with dirty yellowish walls and ceiling with footmarks and yellow from watter dripping ( I assume) from the flor above. The bedlinen is clean and the towel if clean and fresh.
From the outside it looks promissing from the inside - it makes you run for your life.

I with my boyfriend stayed in this hotel a week ago. We read all these reviews, so have been prepared for the worst. But it wasn´t. Staff was friendly and helpful, breakfast were good, lots of choice. We had a room on top floor, what was very nice. Room was small and a bathroom was a little smelly, but it was clean. Beds were good too. But at all it is a good hotel with perfect location, so I would stay again...

Room Tip: on top floor

After reading some of the reviews here I was not looking forward to the stay but i was pleasantly surprised with what i found. The reception staff were friendly and helpful. The en-suite room (at the front on first floor) was spacious and clean with full kitchen and tea/coffee. The shower/toilet cubicle was of the 'pod' type and so quite small. The drainage system seemed to be pumped and made a strange noise to get rid of the water from sink, shower or toilet. The beds were not the most comfortable, but overall the hotel was satisfactory for a couple of nights stay.

Room Tip: Room 303 has a kitchen area with cooker, fridge, microwave, and balcony overlooking Belgrade Road

With stained, shoddy furniture that looked like it had been pulled out of a skip, a room that hasn't been decorated in a long time, a distinct lack of cleanliness, damage to the floor, a rattling old window that let in every single sound from the road outside, an ancient mattress with springs that poked up into my back, and a spotlight on the front of the building that shone directly into my room, the hotel was a disappointment. Then I went into the bathroom. My mistake. Dirty, ugly and downright nasty. The shower drain looked as if it was broken, it wasn't fitted right and the smell was appalling - so bad that the bathroom couldn't be used. The smell leaked into the rest of the room and I felt like it was seeping out of my pores the next day (there's no way I would have tried to use the shower, I don't have a death wish.) There was dust and grime on the pipes and skirting boards throughout - there's no excuse for not cleaning the room properly, even if you're too mean to replace the furniture. There's no sense of care - there's no tea/coffee-making facilities in the rooms, you have to pay a deposit for a remote control if you want to watch TV, there's no reading lamp by the bed, not even a glass so you can get a drink of water (although you'd probably die of typhoid if you tried it.) Although the site I'd booked through stated that breakfast was included, the staff tried to charge me £2.50 the next day - not that I would have eaten anything prepared in that building. The owners evidently don't give a damn, as long as you pay up. If I had arrived earlier in the day, I would never have stayed there. It really is that bad. The only positive thing is its proximity to Victoria station, but do yourself a favour and sleep rough in the station itself, you'll have a much better time of it.
