We booked this based on location and the fact we could sleep 6 in 1 apartment. On arrival we spent 10 minutes wandering round trying to find someone to check in. We were then shown outside the hotel to a very dingy basement flat next door. "recently refurbished" means a few new ikea book shelves but the decor of badly painted white paint and disgusting bathrooms were clearly not touched. The rooms were not hoovered, clumps of hair on the bathroom floor and the kitchen smelt so bad we chose to close the door and but coffee at the pub opposite. Electrical fittings were missing knobs and looks very badly wired. Curtains were stained and really disgusting. As girls we felt really unhappy to stay here but we had to as having already paid, and with 6 of us it would have ruined the weekend to try to find alternate accommodation. Never again. No TV, hairdryer, THE PROFESSIONAL PHOTOS did not represent our basement flat at all very grim and not enjoyable, we left early to have breakfast elsewhere. Not nice and would never have booked had we known.

Room Tip: NOT basement you have been warned

We arrived hoping to enjoy the weekend in London, but this is definitely not the place to stay if you want a decent place to sleep. The room we got was located in the basement with view straight into a brick wall. On the window there was no locking or closing hatch so anyone could easily get both in and out without any problems whatsoever. The shower was located in the room and not in the bathroom, which by the way also was missing.

Unfortunately we had already paid for the room (the photos on hotels.com looked nice and was probably taken at another hotel). We kindly asked for a refund since we checked out just 30 minutes after check-in (we had no wish to stay any longer than necessary). The lady in the reception promised she would look into it and contact us, but we never heard from here again.

Unless you're prepared to spend the night in a place that holds a standard below a hostel this it for sure not the place to book you stay! Admittedly it is supposed to be a to-star hotel, but this had nothing to do with a hotel, at all!

Room Tip: Stay away! Do not choose this place, even if you are on a low budget!

There are some good things going on at the Kensington Court. The reception staff were brilliant and friendly. The complimentary breakfast was fine if you like a big variety of bread. And although our room was quite small it had a nice comfy double bed, a modern TV with plenty of channels and tea and coffee making facilities.
The downside for us in Room 3 was the state of the carpet which was so stained it looked like a stag party may have been staged there. The rooms were cleaned daily but not everything was replaced so we ended up short of towels, tea and coffee and more worryingly no toilet rolls towards the end of our three night stay.
Free internet was also on offer but every time we tried it the response was that more than 30 people were online which was the maximum the system was allowed. But I tried it one morning at 05.30 when only an insomniac like me would have been online and still the same response. Eventually staff admitted the system wasn't working and it was repaired.
So overall a little care and attention could have made such a difference.

Stayed here at short notice and paid £100 a night which for the area is an ok price.

Im not sure what the target person is this hotel attracts as its like a hostel but doesnt charge hostel prices! seemed to be full of tourists passing through for one night.

Rooms are not sound proofed and you hear everything that's going on, its basically like staying in a room in a shared house. I paid for en-suite an dit was a grubby old bathroom.Now i know its not a 5star place, i realise its a quarter of the price but for £100 i expect a bit better. The floors are all uneven, made it diffcult to walk straight in the room, the wifi was so slow it was unusable. Hot water to the sink but not much to the shower, it was pre-mixed with cold and was horrible, shower also leaked, it look around 20 years old with a nasty shower curtain. No plug for the sink so made it hard to shave. Nice TV however it was on the wall parallel to my bed so couldn't see the screen! dirty old wardrobe, dirty carpets, bed was ok and comfortable. See my pics, stored mattresses on the stairwell, no room numbers on doors, just bit of paper selloptaped to them. the dirty old curtain didnt cover the window fullly (see pic) so woke up early with sunlight coming through. Didn't bother with breakfast, the though of eating in that place made me feel ill.

id say if you are desperate stay here otherwise avoid.

The only pros was the area is nice and its not far from 2 tube stations and to give the guy at reception his due he was very friendly

We got invited by our local MP to go and visit Westminster 28th of august. We booked this hotel by phone because it was close to where we wanted it. We book a suite for 5 people 2 adults and 3 children but unfortunately we got put in a suite where only 4 people can stay. It was very hard for us. I had to sleep on the floor and i couldn't get sleep all night. Despite complaining to the manager failed to receive any type of response.I have paid by card £105.00 for the room i didn't book through the phone. We would have stays another night or two but due to poor service i had to go and live with my friend who lived far. After i got back home i heard another disappointing news which me feel really upset. They had took ANOTHER £100 from my bank account. I was really surprised how they could have thought of doing this. I have rang the hotel asking why they have took another £100 pound out of my bank account. The manager said that they have no record this. I challenged the manager that i will prove him that there is a record so i got the bank statement showing that transaction of this amount. Then the manager told me that he will call me back in 20 minutes but after a long wait i didn't hear anything from him so i complained to the bank unauthorized transaction.

We choose Kensington Court Hotel for our weekend stay in London. It's convinenently located at the corner of Hyde Park and Notting Hill with easy access to puplic transportation and a fast ride into the city.
The area is quiet, the hotel appears clean, stuff is friendly. BUT...
Unfortunately, we were given the worst room ever without being informed before booking. Located in the cellar next to the kitchen and breakfast room which makes it super noisy and impossible to get some sleep in the morning. Breakfast starts at 7am, saying that any kind of quality sleep after 6am is hardly possible. Manager was not available to deal with the problem.
Breakfast was ok, but just offering sweet stuff, like buns, jam, cereals...some cheese, eggs or cold cuts would be a nice addition. No salt available after asking...WTF!?!

The hotel is ideally situated for venturing into Central London, being very close to both Hyde Park and Notting Hill, and less than half a mile from the nearest tube station,hence the high marking. We also managed to park outside which was also very welcome. The hotel itself is in need of some TLC, but as the present owners have been there only a few months, they need your full support. The staff were very courteous and attentive, and nothing was too much trouble. Don't expect five star luxury ( as you are not paying for it! ), but do expect friendly staff, a great location, and the biggest plate of pastries at breakfast! A great location at a great price! We will certainly return.
