Stayed here in Feb 2012. Close to 2 Underground stations. Small enough room but cheap for London. Does exactly as it describes as. Nothing to complain about really. Place was being refurbished when I stayed. Would stay again

I just spent 2 nights at this establishment. Just the job. It was warm and clean and the staff were constantly helpful.
If you are looking for fancy with a lobby - this isnt for you.
But if you are looking for caring staff, close to London centre, very reasonable and clean - go for Avoca House Hotel

Room Tip: Ask for ground floor

The hotel doesn't look very nice on the outside but the inside is full of english charm. It's simply decorated but clean with all the things you need for a simple stay in a nice part of London. The guys who run the hotel were very friendly, willing to help. Breakfast was great; simple but tasty with great coffee and served at the table. I would defenitelly reccomend the hotel but don't expect the Ritz for the money it costs.

It very nice, clean and calm, it was a small hotel with eight rooms, reasonable prices for London,
The manager was very friendly and willing to help anything you want. He helped me on a lot of thing,
The bed was comfortable; the breakfast was ok regard the price; 5-minute walk from the Swiss Cottage underground station or bus Station.

Room Tip: For a small budjet and tranquility choos this hotel.

The Avoca House Hotel is in an upmarket street and suburb and very close to the underground. However, the cost of the hotel is very low compared to others in the region so don't expect a presidential suite. The rooms are OK and the bathrooms need some improvements, but for the low cost of accommodation offered in central London this is value. The staff are hard to find so it is best to ring the contact number on the wall since there is no reception.

Room Tip: No tips really, keep an open mind since for budget accommodation this is definitely accommodation on...

The Hotel is in a very nice region of London, very quiet and close to the underground. And that is all good it can be said about it. The Hotel itself is miserable, old and in bad conditions, furniture is literally falling into pieces and bathroom is awful and Lillliput size. There is almost no service: the guy there is very kind, but he is the only and one, doing everything: receptionist, gardener, waiter at tables for breakfast, which is just with cornflakes and toasts. The room was clean enough, but has never been done in three days. The only positive point was the free wi-fi. It is a cheap hotel, but not so much: for a similar price it is not difficult to find something better. Not advised at all.

Room Tip: The best advise is not to go there at all.

Stayed here on a brief business trip and really should have known better than to book a dirt-cheap hotel in a posh part of town. The locality is in truth rather nice - Belsize Park; the well-heeled neighbours must be furious that this place is sitting in the middle of it. Once upon a time this building was probably a hostel or B&B for the homeless, or asylum-seekers. Presumably political changes meant that that revenue-stream dried up and the owners decided to go down the budget hotel route, without too much of a capital outlay. Walking in, you can sense the sheer human misery that must have permeated this place's past - the dangerously worn carpets, the nastily-painted woodchip, the sense that there's a lot of illicit cooking been going on behind the plywood doors. It is, in truth, quite a depressing place.

The staff were pleasant enough, trying hard with their English. (who owns this hotel? Are they shady? I was intrigued but subsequently too lazy to research it properly). And my room, right at the top, was surprisingly nicely done and completely at odds with what I'd had to walk through to get there. But when I left, I found myself walking briskly down the street taking big lungfuls of morning air, trying to get the place out of my bloodstream.
