We were moved to this hotel because we couldn't stay at it's sister property (so paddington) for which we had originally booked.
I'm not sure how much a room at this place should be, but we paid the £90 a night for so paddington, there was no breakfast (we were told that we could eat at the other property (5 minute walk away)) the room was tiny and not the cleanest, and very noisy. I know London is a busy place but it sounded like we were sleeping at piccadilly circus.
On the plus side the shower was good, however there was no maid service so the bed was never made and the towels not changed.
Do not stay here even if it's for £25 a night.

we stayed in room 7 on the first floor although we had to identify it as no numbers on outer doors!.

Bed - very bad mattress and very low
Sofa - very soft - we struggled to be able to get back up again
kitchenette - clean, tidy and all utensils and pots as required, fridge was impecably clean
bathroom - toilet was also very low tothe floor, toilet seat was loose and didnt fit, the shower cubilcle was very small but excellent water pressure - it was a true closet ensuite
extras - all toiletries provided, towels, provided
staff - the gent on reception at check in was very polite and helpful with info, lady on check out was also friendly and helpful
room - overall was ok and better than expected after reading other reviews. it is fine for short stays but not more than 3 days max in our opinion
great location , near all amenities - shops and restaurants

I went to see The Stone Roses so I only wanted a cheap hotel just somewhere to rest our head for the night..that was after climbing 4 flights of stairs to then find out at 12.01am in the morning that there was no lights working in our room. The staff were very un-helpful and I wouldn't even class them as friendly. They didn't know I had even paid for my room and the room wasn't even ready upon arrival, there was a cleaner still there with the room swarmed in flies and a horrible mouldy smell. We were apparently staying in the more 'up-to-date' suite...'apparently'. Wouldn't spend more than £60 staying here, over-priced for what you get, certainly wouldn't class this as a 3star hotel. I've seen better!!

Room Tip: Suggest on the bottom floor, as there was no lift to get to the top room.

Rooms are very very small and basic. Although look nice on initial appearance, there are a number of flaws. Duvert much too thin, pillows too thin, bath room cramped, walls are paper thin and you can hear everything next to you, including the drunken teenager next door at 4am! Cooking apparatus is basic with no utensils and no reception apart from the odd hour during the evening. Only thing going for this hotel is the location, 3 mins from paddington and lancaster gate tube stations.

I'm working in London and staying in various budget hotels in the Paddington and Bayswater area. This is the first one that I've wanted to come back to, and having stayed here for a second week I'd happily come back again.

The hotel seems to be part of the way through a refit. The 1st and 2nd floors look shabby, and as other guests have said you have to walk up the stairs as there is no lift. However both the rooms I've stayed in (No 19 on the 4th floor and 14 on the 3rd floor) have been newly fitted out and done to a really high quality. Compared to some places I've stayed the rooms feel really nice. Each time the rooms have been clean when I've arrived, although they are not serviced during your stay. For budget London hotels the rooms are quite spacious.

Each room has had a little kitchen in it. In room 19 (double room) there was a hot plate as well as a microwave, kettle and toaster. In room 14 (single) there was no hot plate. Both had nice large fridges. Each room had plenty of storage space for clothes and bags although a few more clothes hangers would have been useful. Digital TV in each room and basic toiletries provided.

Each room is a little quirky. In No. 19 the light in the bathroom switched itself off after a couple of minutes and then after a few more switched itself back on again. I've no idea why. In room 14 the bathroom light is on a sensor but it does not seem to be very well positioned. When you are in the shower it doesn't detect you so switches off the lights and when you're in the bed it does sense you so switches on the bathroom light unless you've shut the door. A bit more design could have gone into this. Similarly in room 19 there was a hole in the bathroom wall which you could see cables in. I'm not sure that this is good electrical practice or whether it's just temporary repairs... Likewise in room 14 it looked as though the smoke detector had been moved but the location it had come from had not been properly patched and painted and I don't even want to speculate as to what the mass of earth cable in the bathroom cupboard beneath the sink was meant to be doing.

Each day the water from the cold tap has been very hot for about 10 minutes. It seems to be some odd plumbing is going on, but if you run the bathroom and kitchen cold taps for a while they do then start to produce cold water.

Excellent location for Hyde Park and very friendly and efficient welcome. I would happily stay here again as it suits a budget traveller well.

Room Tip: The rooms at the back (No. 14 particularly) has a lot less road noise.

I am a vegetarian from India and stayed here for 4 weeks at a stretch for a business trip. Alone.
+ves:
1. Just opposite to Hyde Park and within few metres to Lancaster Gate Tube
2. Barclyas cycle hire station just outside the hotel
3. Rooms with fully functional kitchen, microwave, toaster, utensils; Common washing machines, Iron and iron board on demand. I used all the utilities as the stay was a month.
4. Very cordial Staff - specially Abdul was very helpful. Initially my trip was planned for 2 weeks. He extended my stay every week without any botheration about charges and kept them constant for the entire stay of 4 weeks with same room. I checked out in morning but he arranged and kept my luggage in store room as I had to leave in the evening. And the best part, always smiling :-) Other Romanian girl Kamran was also nice but she gave me a 4th floor room during check-in inspite of me insisting on a room on a lower floor. Abdul however shifted me to 2nd flr the very 2nd day and provided all kitchen utensils which were missing on my request.
5. All major museums - V&A, History, Science etc. are walking distance 15-20 mins.

-ves:
1. Try getting within first 2 floors as there are no lifts.
2. People who get disturbed with outside noise should choose room selectively as traffic noise could be very disturbing since its a busy route.
3. Rooms are small but with all necessatites and sufficient furnitures. So avoid if you want to have royal size rooms.
4. Locating the hotel might be little difficult as no big board and it just looks like a house from outside with a name plate mentioning name and address.
5. No 24 hour service as staffs work from 8 am to 11 pm. But arrivals and departures are possibly taken care of if notified in advance.
6. You need to have hotel's swipe card to get in the hotel during odd hours. So better don't forget the card or stay whole night outside in pubs !!

Will recommend for stay if you are value conscious and at the same time stay in central london.

Room Tip: Avoid 4th floor rooms as they are smaller and no lifts; Avoid rooms facing road due to traffic noise...

I strongly recommend that people never book here. 2 of us were staying here, it was filthy, there was only 1 cup and 1 knife and fork, toilet seat was broken, the base of the shower filled up whilst showering so you had to have a really quick shower to avoid the overspill and flooding, there was a hole in the wardrobe, the tv didn't work. We spoke to the owner (who was asian) regarding the above and more and he was rude and was very racist saying that he is sick of 'us English people' we ended up contacting the police who came.. The owner wasn't to be seen. Photos will be uploaded shortly.
