This is a perfect place to stay if you're looking for somewhere restful but close to the centre. In zone two you are walking distance to camden and even central if your feeling even slightly energetic - easy bike ride!

Lekha is an amazingly gracious and friendly host, up each morning to make us breakfast and ready to suggest the best path to your destination.

Rooms are clean and comfortable, as is the bathroom. The showers are warm but not super hot, but Lekha would leave the heater on for us to come home to so this was never a problem.

There is even a great chiropractor around to the corner at "body motion" up on primrose lane.

I would highly recommend you stay here, I'd love to go back.

We recently stayed in Primrose Guesthouse, booked online after reading various reviews. It offered accommodation not far from a tube stop and for a reasonable (for London) price. There were pros and cons to the stay and I have tried to be as fair as possible with these:

Pros: the guesthouse is located in a quiet leafy suburb, with little traffic. It is about 3 minutes walk to the tube at Belsize Park and the shops nearby. I didn't feel threatened walking between the tube and guesthouse in daylight, dusk or dark - it is well-lit. The welcome was friendly and whoever else I encountered from the guesthouse was also friendly and helpful. We were located at the top of the stairs, an advantage of which was that we hardly heard any other guests. The room overlooked the garden and other buildings, which was fine. The showerhead was huge and had decent power. You can help yourself to milk from the fridge in the kitchen, also on the top floor, as well as (I guess) mugs, water and the fridge generally. We had breakfast in the nearby kitchen - helping ourselves to cereal, toast and juice and with a friendly cook to cook breakfast - eggs, bacon, tomatoes etc if you wanted them.

Cons: There is no indication from the front (other than a small tripadvisor sign) that this is a guesthouse - so we had to keep checking documentation to make sure we had the right number as we walked down the road. We had had a long journey beforehand and arrived earlier than the 2 p.m. check-in, the consequence of which was that the room had not been attended to since its last occupant - the bed was unmade, cups and saucers used etc. We left our things there to go out for a few hours, but it was a really poor first impression and I wish I hadn't seen it. The room was on the top floor up narrow and windy stairs - which was difficult to navigate with heavy bags and later, quite difficult in the dark. On return (bedroom now tidied and remade) we noticed that the pillowcases had blue ink stains on them and that there were head-hairs stuck to the headboard of the bed. The room had a radiator which was on full-blast the entire time - and the sash window didn't open more than a couple of inches which meant that there was little or no airflow and it was stifling, so we left the curtains open all night to try to keep cooler. The washing machine was on for quite a while in the kitchen and when it spun the window shook (so we shored it up with a chocolate wrapper). On the second day the 2 tea cups that we had used had gone and didn't come back :( On the second morning we didn't manage to have more than a small bowl of cereal and juice - partly because the friendly cook didn't show up and partly because a family of three also staying there used all the milk and hogged the nutella (for two days). The kitchen chairs were very rickety and on the first morning there were 7 of us packed in to eat. The wifi is sporadic - probably because we were at the top of the house and there were other people logged on to it. Before checkout I needed to move the bed to retrieve something that I had dropped - under the bed was a cigarette filter, dust, hair etc. We called to return the key to the owner who greeted us warmly, was sorry not to have seen us but she had been busy and was surprised that we hadn't had breakfast.

So, in conclusion, the welcome was warm, the location was good. I expected the room to be small but I expected it (and the linen) to be cleaner.

Room Tip: I suspect that all rooms are relatively quiet as it is a very quiet road.

I have made a note of your comments and will ensure that action will be taken to rectify the points made. Check in time is 2pm onwards as we need this time to get rooms ready for new guests and usually a key is given to guests and we ask for luggage to be left with us. Apologies about the wifi but this was due to an area fault and was beyond my control. There is a typed note in the kitchen/diner stating that if anyone needs anything or needs attention to knock on the ground floor door and i am always available every day at breakfast times to attend to guests. The cook was running a little behind schedule on this occasion and was serving cooked breakfast at a slightly later time than the day before and i apologise for this.

I stayed in October for 1 night and found the room clean, the bed comfortable and the bathroom spotless. I had to get up earlier than the planned breakfast time but the landlady was kind enough to get up earlier to make a fried breakfast.
Lovely area, very quiet and above all, a fantastic Persian restaurant around the corner that does great take-away and is open late.

We went into London for a two day course and so only needed a room that was clean. The room was functional and met our basic needs which includes free WiFi. Breakfast is also provided - cooked or simple cereals. It is in a lovely residential area and Belsize Park tube station is about ten minutes away. Many local places for food/drinks.

What an experience!!!
I have never know anything like it. Arrived to be taken to a 'newly refurbished' room... I dread to think what it was like before as it was appalling! The room stank of paint and within 10 minutes I had a headache from the fumes. The lady that greeted us was running around trying to find a lamp and an iron as well as other items missing out of the room. When she came back we asked to be moved, we were offered a single room with a futon on the floor (we had a twin) or she could ask other guest to swap rooms!!! The room should not have been let as the paint fumes were so strong. However she insisted we must have sensitive noses!!!
We therefore asked for a refund as we would be finding alternative accommodation... We were told after much debate we would only get £110 out of the £130 we paid as that is all she gets from Expidia (although we told her on several occasions we booked through hotels.com) clearly not our problem and eventually we were given a full refund... Taking over 30 mins as she was unable to use the card machine!!!
It was like something out of a comedy sketch, these people should not be running a guesthouse, it's a joke, they have no idea what they are doing... A complete shambles!
I could go on but let's just leave it at don't bother booking and wasting your time and money.
Extremely overpriced for what it is. Funiture, decor and bedding cheap, mis matched and where you would never be able to relax.
Don't stay here!!!

The room was a newly refurbished room which had been empty and had had sufficient time to settle prior to the guests arrival, this was a very busy weekend, in order to resolve the situation the only alternative room was a single with an extra bed (a discount would have been offered to compensate the guests). The delay in giving the refund to the customer was caused by the fact that the customer wanted the money refunded on an alternative card, after making thorough enquiries i was informed that money can only be refunded to the original card that the booking was made on and not any other card, in fact i was told i did not have to make any refund at all. As a gesture of goodwill a full refund was made to the customer. We aim to make guests happy and enjoy their stay here but sometimes its not always possible. The main thing is the guests got their refund and found alternative accommodation in London.

This guesthouse is situated in a Victorian terrace in a very quiet street - we had a room at the back of the house and we didn't hear a thing except for the occasional very faint aeroplane. It's easy to get to the Primrose guesthouse by public transport with a tube stop around the corner. Breakfast is very good and served in the small but comfy kitchen. Lekha, the owner, is very nice and can always point you to a good restaurant. There's also a folder on the room with tips for sightseeing around the guesthouse. The room is small, but that's to be expected in London.

Ein Hinweis für deutsche Besucher: Diese Unterkunft entspricht dem Standard britischer Unterkünfte - das Zimmer ist also klein, das Haus ist hellhöriger als man es aus Deutschland gewohnt ist, die Fenster sind nicht ganz dicht (aber deutlich dichter als bei vielen anderen britischen Unterkünften, die ich erlebt habe) und die Sanitärinstallation ist erwartungsgemäß nicht so doll. Damit muss man aber rechnen und wenn man damit gar nicht klarkommt, sollte man lieber nicht nach Großbritannien fahren.

I stayed 6 nights in this family-run guest-house in Belsize Park. Lekha could not have been kinder or more considerate, and she moved me to a top floor room at my request, where I was perfectly happy. It's a budget place so don't expect luxury, but you will be well taken care of. The area is lovely and the street is quiet and leafy. Good access to two underground stations and all the buses, shops etc of Haverstock Hill.

Room Tip: If you're staying for several nights, speak to Lekha and see what she can arrange for you.
