“Good location, but it is what it is.”

Everybody’s opinion differs, so here is mine. My wife and I stayed just for one night while we took in a show. As other reviews state, this Hotel is a mixed bag, but there was nothing wrong with the hotel if you take time to read the various reviews and look at the pictures. Where it is situated is ideal for the underground station and various museums. On our arrival there was no-one at the reception but a note explaining where they were. They were found and check-in was simple (we had booked online months ago) and the keys were handed to us. The receptionist was very good, asking if it was our first time in London (we explained that we had lived in London for 30 years prior to moving South) but he still insisted in given us a card with his name on and to contact him should we get lost. We thought that was good service, he then went on to explain about the area and what was nearby, then the times for breakfast. Our room was on the fourth floor (twin beds, on-suite). The room was very small (having seen the pictures) no surprises, but could do with a new coat of paint. It contained two bedside tables with lamps, small table and a small wardrobe. The on-suite had shower with curtain, toilet and sink which was set at an awkward angle and made washing a little difficult. Two white towels were on the beds (as for soap and shampoo it was explained by the receptionist that the rooms did not contain them but to just ask for them). The beds were definitely single, bedding was clean. The room was at the rear and very quiet. Breakfast was 07.30 – 09.30. Yes the fruit does appear to be over ripe in some instances. The English breakfast was OK, the staff were attentive, as was the owner in going around asking anyone if they wanted such and such. My wife who can be susceptible to food that’s not cooked properly was OK and enjoyed the breakfast too. So for what you pay, it is ideal if you don’t want the Ritz type service and room and price.

The staff here were very friendly and accommodating, hotel was in a good location with access to the tube and other amenities within easy walking distance. I was down with my friend for a couple of nights to see some theatre and go out on the town for drinks so the Hotel was perfect for what we wanted, a place to lay our heads and eat some needed (free) breakfast.
The only complaint I would make would be the noise coming from the lift when In use as the shaft runs straight through the middle of the building and was unfortunately right next to where I slept. But other than that would recommend the hotel to others wanting to stay in one of the safer areas of London without having to pay too much for the pleasure!

Would stay again! :-)

great location ,a few minutes walk from the tube and within walking distance of the science and history museum,we found the staff helpful and friendly at all times, breakfast was a choice of full english, cereal, fruit , toast cakes and ham/cheese or all if you are hungry, room is basic but has everything needed, own bathroom, wc,power points and was clean and comfortable. i have been accused in the past of being a bit of a moaner but not this time,i would use again if the need came up, also we were a party of five including our three children. well done to all concerned.

This place has reviews all over the map already, so I can only add this: everything they said about this place, both good and bad, is true.

First, the location in South Kensington is in a very wealthy, safe, and quite neighborhood. It is close to Hyde Park and the Victoria & Albert Museum, and to reach other destinations in London, the Gloucester Road tube station is a few minutes walk away. There is also a Sainsbury's and a Tesco store within walking distance.

The facility is owned and operated by a family from Serbia, with quite a few interesting characters. We were given a warm welcome at reception, and even though we arrived early in the morning they urged us to have their very generous breakfast on the first day (we ultimately ate 4 breakfasts for staying 3 nights). It's true, there is a huge table of fruit laid out that everyone mentions. It's also true that much of it was a bit too ripe for my tastes, so choose carefully.

The main thing to understand is that this place tries to be a budget hotel, a bed-and-breakfast, and a hostel all at the same time, so there may be some contradictions involved. You won't find soap and shampoo in the bathroom, so make sure to ask for some at the front desk if you aren't going to use your own.

The kitchen is available for guest use, but try not to use it too late since the staff will need it to prepare for the next morning's breakfast. The manager does also tend to have some loud arguments with the other staff during the process, and it might be a good idea to stay out of his way when that happens.

We got a 3-person room (with two beds, one double and one single), and to be fair it was quite cramped. There's not much empty space left after unpacking our bags. The entry had a separate fire door after the main door that kept getting stuck against the corner of the cabinet. There was a small table but nearly all the space on it was occupied by the TV, which we really didn't care for.

Wi-fi only seems to work near the lobby or the first floor, although the signal was pretty good and I was able to make some Skype calls without any difficulty.

If you're looking for luxury, then pay more to stay somewhere else, but for convenience on a budget, this place offers a great value.

First things first: The Area is 1A > Kensington, where the rich and beautiful life... Three Tube-Lines just a short walk away, close to the centre of London but still relatively quiet.

If you have to look out for your money, the hotel is a good choice. One just doesn't have to expect much from this venue.

The rooms are small - just barely enough to call it a room. The ensuite facilities are basic - at most. As I said - if you're not rolling in Pounds, it is a good basis to have a nice London stay.

Very big Point for the plus-side: The personnel is really helpful and try to do their best, if anything goes amiss.

Can't say anything about the breakfast - as we sleept in and didn't eat at the Hotel.
