“Just that bit of extra to add to a perfect family holiday”
Reviewed January 4, 2017 for a stay in December 2016

Beechhill house is a vacation home that is in excellent condition. Its location is perfect for visiting London-city (20 minutes by train, station 8 minute walk away from the house) and to explore beautiful Kent (close to main roads). The large garden makes that the house does not feel like its in a major city and the visiting wildlife (foxes, chipmunks and badgers) make it all that more enjoyable.

The interior of the house is clean, modern and well kept. The furniture and beds are comfortable although some of them might be a bit low to get in and out if you are elderly or have a bad back (but with 5 bedrooms and plenty of beds to choose from this is not a hindrance to stay at beechhill house).

The large and well equipt kitchen is a very welcome addition to those who like to cook.

We spent most of our time in the dining room, but the house offers a lounge with television with plenty off channels to choose from. The lounge is separated from the dining room by two glass doors so our children could play there and watch television while we sat in the dining area undisturbed by the noise they produced!

And for all people coming over from Mainland Europe. Beechhil is only an our away from Folkstone and Dover. Close to Bluewater shopping centre and a two minute walk from Eltham high street which offers most high street stores and restaurants.

The owner Cass welcomed us on arrival, explained every little detail and made us feel very welcome in their home. They did not disturb us during our stay.
They live next door to Beechhill and are available for questions

All in all Beechhill made our stay in London just that bit extra special.

“Perfect House for large group”
Reviewed May 28, 2016 for a stay in April 2016

We've stayed at Beechhill twice now when taking part in the London marathon. We have rented many houses in the past but this fits the bill perfectly. Masses of room in the house especially the dinning area which lends itself to friends being able to sit around a table with plenty of room to socialise. The kitchen and lounge too are generous in size. Kitchen ideal for groups for several to help with the catering without being in each others way. The property is clean and tidy. Cass has always been friendly and helpful and great having him next door to answer any queries. The location has been perfect for us with travel into London simple from the nearby train station. No brainer for us, great value and ticks all the boxes. Already paid deposit and booked for next year.

“Nice location but privacy a problem”
Reviewed May 15, 2016 for a stay in April 2016

For a family of 11 from Australia on a once in a lifetime holiday this house in Eltham was large enough to accommodate us and is good for visiting London. My wife and myself, our two daughters and husbands along with 5 grandchildren, 9 – 17 yrs made up our group.
The house itself is good but let down by a lack of privacy, some shoddy work done in renovating and cheap furnishings. I might add here that my wife and I have been visiting the UK every two years since 1997 and have stayed in dozens of different houses and locations from Penzance to the Shetlands. We rarely take the time to write reviews but felt in this case it was necessary.
To explain, the owner lives next door and considers it OK to enter the property whilst you are not there to change the linen. This is not legal or acceptable behaviour anywhere that I know of. We only discovered this when we had a distressed phone call from our Granddaughter who thought someone was trying to break in. She is 17 yrs old and had been left alone when we all went out. All the cars were gone so the owner thought no was home (later confirmed by him) and sent cleaners in. My granddaughter was terrified. We arrived back shortly after and the owner apologised but didn't seem to grasp the seriousness of the matter. We had booked for a further two nights later in the month just prior to departing for home and although not happy with the situation we couldn't change our plans as there were 11 of us and it would have been nearly impossible to find alternative accommodation at short notice. The owner then tried to cancel on us using the argument that we did not accept his apology for invading our privacy and we would prefer to stay in a hotel. I explained we could not change our plans so he relented .
Regards the house, you would expect a lovely Edwardian house to have furniture to match or at least resembling the period. In this case it is furnished with IKEA beds and chairs. The beds, although comfortable, are extremely low and if you are elderly or unsteady on your feet they will be difficult to get out of. We also had an issue with a broken leg on a dining room chair (again IKEA) that was like that when we arrived. My wife discovered it when she first sat on it and I raised this with the owner when we had words over entering the property uninvited. He stated it was “IKEA” and he could get it replaced. Later we had some difficulty with the owner who claimed we broke it.
The cellar houses the washing machine and is in a word, disgusting. Just about every shelf, nook at cranny is full of containers of all shapes & sizes, cleaning products and every other item there wasn’t a proper home for. There was a fridge full of food that appeared to be leftovers. Could be wrong but what was it doing there? Then there was the door fitted between the hall and kitchen/ dining area that can easily be accessed from the hall but the door knob on the dining room side is very difficult to use as the knob has been fitted too close to the frame. None of the bedroom doors had keys that we could find. This may not concern some but if you do like some privacy this is not the house for you.
Three weeks later we are still waiting on the balance of our £200 bond. One of our grandchildren, unfortunately wet the bed so we agreed to pay the requested £60 to cover this but only received £50 of our deposit back. This may be a simple misunderstanding and we are waiting to hear from the owner about the balance.

We are saddened by this experience but encouraged by the positive reviews we have had over many years.
To answer specific points:- it is true that we thought all were out and our young female cleaner once returned clean laundry to the locked laundry room in Beechhill House. I apologised but it was not accepted.
Whilst the visitors were in residence, beds were never mentioned -- they are not all low.
Furnishings are good quality and were never mentioned as inappropriate to an Edwardian house with dado rails, picture rails, mouldings and original fire places either by the visitors or our 'Visit England' inspection last week.
The cellar which houses the washing machine and is used for private storage was never queried.
The kitchen door was not mentioned at the time and never has been.
Printed information in the house states that some bedroom door keys are in a specific drawer in the kitchen but we were never asked about bedroom keys.
In an email I said that we had not noticed the broken chair previously.
I also gave advice about travelling with a child with wetting problems for the future. We were more concerned that we only discovered wet bedding and the wet mattress when we moved a pillow over the wet patch after all visitors had left and we were preparing the house for visitors arriving in the afternoon.
When I emailed that we would be deducting some deposit, the reply was that a review would definitely be written.
I received the visitors bank details on 9th May and £150 has been refunded.
Other than the 'laundry room' incident there didn't seem to be any animosity between us during their 2 visits.

“Great stay in a very comfortable home!”
Reviewed July 11, 2015 for a stay in June 2015

Stayed at Beechhhill House with my brother and his family and could not have been happier. With it's five bedrooms and four full baths, fully equipped kitchen, and lovely outdoor space, we were very comfortable! Cass and Bethan were very welcoming hosts who could not have been more accomodating!

The house is a short walk then a train ride into the middle of London, but plan for 45 minutes or so travel time to account for waiting a bit for the next train and getting to your final destination. It is an easy bus ride to Greenwich where we enjoyed the museums, outdoor market, and live entertainment.

I would most definatley stay at Beechhill House again, and recommend it highly for a large group!
