We stayed at the Lime Tree for 6 nights and overall had a good stay. We had a room at the very top, which was a good thing, since the walls are thin and you can hear every passer-by in the hallway. Up top, not as many people passed by our door.

The water was warm, but never got hot. Other than that, the bathroom was clean, without mildew.

The bed was comfortable and the sheets were clean. The morning breakfast was tasty and served by the B&B owners themselves.

Although it's not a 5 star hotel, it's definitely worth the price. The location is great and, most importantly, quiet.

Great B&B to make your London base. Hosts Matt and Charlotte run a great establishment - fabulous staff and service, good location just a couple of blocks from the underground and Victoria train station, excellent breakfast, free wi-fi throughout, and good-sized rooms. Just ask for a lower floor if you have trouble with stairs.

I have stayed at the Lime tree 3 times, and I wouldn't want to stay anywhere else. The staff went out of their way to make sure we were comfortable. The rooms were spacious for London. the breakfast was excellent. The garden was lovely. The best thing was the night attendant, Mr. Alan. The sweetest man in the world, he always had a coke waiting for me when I returned to the hotel everynight, he knew I was addicted to them. It's not far from Victoria station and it's very quiet. I have stayed in many hotels in my life but the Lime tree is the best. The only problem you might find with the Lime tree is the stairs. they have no lift, but not many B&B's do. Stay here, you will not regret it.

Hotel seems to have been somewhat remodeled since our last stay - 2 years ago. new carpets. paint, etc.

our room was on the top floor. 5+ flights up. decent size room. dresser and space to unpack and store suitcases. safe deposit box was on the floor in the closet, very hard to get to. window sort of overlooked elizabeth street which was a bit noisy especially if keep window open which we didn't. have a fan. mattress on the firm side which was fine.

shower was hand held in a tub with no curtain. - not fun. some of the rooms have stall showers so didn't think to request one when we reserved. sink was in the main bedroom. toilet in with the tub.

breakfast ok. choice of cereal could be better. scrambled eggs were weird. not sure what they added to them or if they were fresh eggs.

Now have separate room with computer for you to use for 5 lbs unless mention Rick Steves guide and then it is free. Computer used to be in lobby. Computer room seems to close around 10 pm or earlier. not sure why since doesn't disturb anyone.

I thought long and hard about where to stay in London, and was so happy I picked the Lime Tree in the end. We stayed for 6 days on a romantic/birthday getaway, and had a wonderful time. The neighborhood is nice and quiet and safe (I would stay here as a woman on a solo trip), but near some good pubs, shops, and restaurants. It's a 5+ minute walk to Victoria Station and is very close to bus lines that go all sorts of useful places. We might not have been brave enough to try the buses, but the co-owner, Matt, took time to explain the stops and the routes to get wherever we wanted to go that day, and now I would tell any London traveler to TAKE THE BUS! What a difference, to get out of the Tube and see the sights and get the lay of the land. Give it a try!

The breakfast was good and served in a lovely room (fresh home-made bread was a nice treat each morning). Our "superior double" room was quiet, clean, and nicely decorated; the bathroom was clean, modern, and good-sized by European standards. My two quibbles: (1) the wi-fi was sometimes spotty in our 3rd floor room; if it was, we went to the lower level computer room, where we could always get a signal; and (2) the evening and overnight staff, while very friendly, were not great at answering touristy questions. We learned to save our questions for the morning, when SUPER-knowledgeable and helpful Matt and Charlotte came on duty.

All in all, we loved it. I recommend it to friends and would stay here again in a heartbeat.
