We stayed here for 14 nights during the Olympic games. Was a fantastic location, on the Jubilee train line and quick access to London, Olympic Park and on the same line as Wembley Stadium so you avoid the main crowd coming from the city. Also easy access to Wimbledon on the tube.
Most mornings we missed breakfast (too many late nights, we are in our 20's), but what we got we were satisfied with.

Hotel staff very friendly and the free WIFI was the best we had at any hotel as we traveled after the games.

It's not The Ritz but for the traveler wanting a great location with Finchley Road shops etc just down the street and London 5 stops on the tube (literally 10mins at most) I would recommend Dawson House.

lovely quiet backwater but good access to central london, not huge rooms and even less huge bathroom, but great value, friendly staff and great breakfast - all round really good value for money - 24hr wifi thrown in.

We stayed here for 3 nights as part of a group spending a few days walking in London.Priced at £93 per night - it is now £97 - it does not compare with offers advertised from the likes of the Holiday Inn, Thistle etc.The room felt dingy and redecoration was long overdue.The pillows failed my "pillow test" in that they flopped completely when held over the arm.The furniture was cheap and fairly battered. The bathroom was smaller than those on a cruise ship and I had to ask to have months/years of accumulated grime removed from around the taps.
Breakfast was standard B and B fare.
I would not stay here again as there are better places for the same or less.

I stayed for 2 nights whilst accessing a course in St John's Wood. It was clean and the breakfasts were also good. For London in a quiet area, it was good value for money.
Some of the male staff could have been more helpful, but I can forgive them as overall for me it met my needs.
My single room was coffin shaped!! It tapered at the end. I have nothing to compare it with, but for a large person, they could have difficulty with the tiny en suite. It would be best to check room layout, there seemed to be a number of single travellers, therefore single rooms which have all been hived off another larger room, I could hear snoring through the wall one the first night!
It is a 5 - 10 minute walk to Finchley Rd - Underground as well as some good shops and restaurants.
I think a "very good" is generous, but I have had an horrendous experience in Youth Hostel a few years ago which was more expensive.

This review is a "game of two halves". Please read on...

Other reviews have pointed out, fairly in most cases, the shortcomings of this "hotel":
1. It isn't a "hotel" it's a bog standard B&B.
2. There are no public areas for guests (access to the prominently advertised and nice looking garden is NOT straightforward...getting at it is more dream than reality).
3. The beige fibreglass "pod" type bathrooms are horrible - no room to swing a cat, tiny tiny sink, shower curtain that sticks to you as you shower (whose skin touched this before mine?), broken/missing floor tiles and no toiletries. Also very humid of course so the floor always feels wet.
4. Shabby room - patches and scratches all over the wallpaper and wobbly self assembly 1980's furniture. Long overdue an overhaul.
5. Paid reception staff are impersonal (definitely NOT rude, but I felt as though I was interrupting vital (ho ho) mobile calls each time I approached them).

However...
1. Rooms are kept clean and are functional even if they are cramped.
2. The price is very attractive given the proximity to central London (I paid £63 per night for my single room via Booking.com but could have got a 10% discount by booking direct.
3. It ain't central, but a short (7-10 minute) walk takes you to Finchley Road Tube Station and so the rest of this great city.
4. The free, in-room Wi-Fi worked well for me.
5. Television in every room - I had a 19" flat screen with freeview channels only.
6. Tea and coffee making facilities. PG Tips, Nescafe sachets and longlife milk pots, but hey, it's £63 per night!

Overall -
There was some noise from coming and going of other guests (early flights I suspect) but it is otherwise a quiet area.
The big downside for me was the pod bathroom - I hated it. Even if it WAS clean, it didn't feel like it and showering in a mock-up of a caravan/mobile home is never fun.
I'd stay again, but for a maximum of two nights only. Any more and the cramped, basic, nowhere else to go nature of the place would get to me.

For central-ish London they charge a fair price, but don't expect anything more than clean & basic (and a wet curtain sticking to your back when showering).

Footnote - a local estate agent valued a similarly sized property on the same road at £7.5 million.

Stayed at this lovely hotel for 7 nights with my 11 year old and found it to be excellent value. It is located 8 minutes direct walk from Finchley Road Tube station which is on the cusp of the zone 1 and 2 with an excellent range of amenities next to the station such as a huge supermarket and a cinema/restaurant complex. The hotel is located in a fabulous leafy street with gorgeous houses (not sure of the period...Georgian?) ... clearly a ritzy area. It felt safe walking back to the hotel at night. Station is only 4 or 5 stops from the main central London stops such as Bond Street. The room was small (although you should try Hong Kong!!) and the bathroom was a ... challenge (!). However, it was exceptionally clean with all necessary amenities. The breakfast room is really sweet and the breakfast is excellent...breakfast cooked to your liking, tea in a tea pot (leaf not bag) and great selection of cereals and yoghurts as well as sliced meats/cheeses. Service was very friendly by all the female staff. Our room was on the top floor (3 flights of stairs!)...no lift. We really appreciated the free WiFi which we found to be reliable. The place is quiet and calm. Excellent value.

Room Tip: Ask for lower level room if you hate stairs!

Rather small hotel, tiny rooms and even tinier bathroom.
Selection of tea (with electric kettle) available in the room.
Very nice staff and excellent breakfast.
Hotel is out of centre - in a very quiet neighbourhood (at night).
Underground station and night-buses station is within 15 min walking distance!
