... literally. There are so few options in the area that Avo really saved the day. I put my parents up here a couple weeks ago when they were visiting the UK and it was a perfect base to explore east (and the rest of) London for a few days.

The only complaint came from my father who said the bed was a bit short, so keep that in mind if you're at the taller end of things or like to sleep fully extended.

Staff and owner were friendly and helpful and everything else was good too!

Discerning travelers - please do not let any previous nit picking or disparaging reviews dissuade you from considering the family-owned and operated Avo Hotel when planning your accommodations in the Dalston/Hackney area of East London. My wife and I stayed here for five nights and we were completely delighted. If you seek a reasonably priced, European boutique hotel providing warm, sincere, and personal attention, then the Avo is for you.

The Avo is a unique and eclectically quirky establishment (a former post office) with the rooms ranging from quite small (tight but comfortable and well appointed) to full flat size with a completely equipped kitchen. There is a warm ambiance which pervades the place from the first time you walk in the door through check out. We arrived early (11 a.m.) but were warmly welcomed by our host (the owner) who offered us refreshments and gave us advice on where to have lunch and take a pleasant walk while waiting for our room to be made up. (On the positive side, all other attendants at the door were personable, helpful and fine young men). Be warned, however, that the taxi cab ride from Heathrow to Dalston is shockingly expensive (and public transportation from the airport with luggage is a pain). For your return, ask the owner to arrange more reasonably priced alternative transportation (a local taxi) to Heathrow.

There isn’t an elevator (lift) in the building, so if you cannot negotiate a relatively steep helical staircase then you should have reservations about staying here (alternatively, you could reserve the ground floor room, but it would be wise do so well in advance of your stay). In any event, you will be helped with your bags. Once in your room you are struck by its absolute cleanliness. The bathroom is chic, in rakish black, with toiletries on par with any you’d expect in a five star hotel. The television was a high definition, flat screen (BBC, Sky et. al.), the wi-fi was fantastic and other creature comforts such as robes and slippers were provided. The breakfast was modest (whole grain toast, croissants, pastries, cereal, fruit, yogurt, cheese) but adequate, typical of a “continental breakfast” at many hotels. Our every whim was entertained gladly showing high regard for guest comfort and satisfaction. Also, it should be noted that guest security is a priority (the front door is usually locked and you are let in by the person attending the front desk – our experience was that there was always someone at the desk), but rest assured, we found the neighborhood to be quite safe, even when walking in the late evening.

The hotel is located near the center of Dalston with its “authentic” London feel. Ask the owner about walks in the area (we especially enjoyed walking along the canal bike path). While in Dalston, we attended an improvisational music festival -- so for those with a taste for adventurous sound, consider the Vortex Jazz Bar or Café Oto, just short strolls away. In addition, there’s a shopping mall just up the street providing all imaginable amenities and just next door to the mall, the redoubtable Ridley open air market, an experience not to be missed. A diversity of ethnic cuisine including Indian, Thai, Vietnamese, and Turkish restaurants, are well within walking distance and if the more recognizable London tourist draws are more your cup of tea, they are accessible by bus via the Dalston Junction Station.

In short, the Avo is a warm, friendly place, a remarkable experience, operated by people who care...a place we will always remember and a place we will return to again.

I stayed at this property in early August, and I agree with all of the points that the previous reviewer wrote. I think it basically said everything that I wanted to say, but here are my thoughts also...

For my experience, I stayed in the compact double room (Room 201) which we found to be really small with barely enough room to move around. Other than that it was functional and well-kept and clean. However, note that the staircases are very narrow and steep (there's no lift) and if you have large luggage it will be a chore to bring it up (and down) to your room.

We found that the staff were generally helpful, but getting into the hotel was inconvenient because the lobby isn't open 24 hours - the front door is always locked and you have to ring a bell and the person who is working there will come and open the door. Sometimes the person is not sitting at the desk and may be at the back, so you may have to wait for a couple of minutes before he comes to open the door.

With regard to the location, this was for me the biggest downside. It's located in East London (which is somehow still considered "central"), but is around a 15-20 min bus ride to King's Cross/St Pancras Station, from which you will may still have to transfer and connect to your other destinations. There's also no easy tube connections to the hotel (with the exception of the London Overground at Dalston Junction, which requires at least one more transfer to get to a more touristy destination), and it takes about an hour to get from Heathrow airport to the hotel (with multiple transfers). So, to get around you should familiarize yourself with the busses (e.g. Bus 30, 38, 56, and others) which stop around a 2 minute walk from the hotel. But for the first-time London visitor, I wouldn't recommend staying here because it's so far away from the usual tourist sites (i.e. Tower of London, Tower Bridge, Buckingham Palace, etc). I can see how it would be a good place to visit the Olympic Park and Greenwich and other sites of East London however.

When it comes to the whole idea of being welcomed, the Avo falls just a bit short. The Avo website notes that Avo means “Welcome in many languages.” This was lost upon us as we arrived at 10 in the morning to locked doors and a darkened lobby/storefront. Avo personnel spotted us attempting to enter the seemingly closed hotel, walked to turn on the lights and unlock the doors to “welcome” us in.

Several times when we passed by the front desk, entering or leaving, we felt as if we were intruding on the attendants, who were either surfing the net or drinking wine with friends. Also, we never felt welcomed enough to enjoy the wine lounge. It would have been lovely to sit in the very small lounge and get to know some of the people, but it always felt as if they were having a private party. Perhaps it would help to offer guests a complimentary first glass to draw us in? Just a thought.

Avo’s “little extras” were well named. There were refillable water bottles that you could take out with you; a lovely thought, but these were far too large and heavy to cart around while walking through London. The DVD rental had a nice selection. The WiFi worked great. But the “hospitality tray with coffee tea and daily sweet snack” was literally a little plastic tray that sat on the bedside table with an electric coffee pot, hot chocolate and coffee packets, and one small pre-packaged Oatmeal Crisp Biscuit. Hands down, these two little cookies may have been the best thing about the Avo. Delish!

Avo advertised a “continental Breakfast with high quality produce.” In reality, these were a selection of dry cereals, cold store-bought croissants, and sliced bread that you could toast. There was also apple and orange juice. When we asked for coffee, the attendant seemed put off that he had to step away from his internet surfing to make it. Needless to say, we ate elsewhere for breakfast for the remainder of our stay. (In fact, why doesn’t Avo partner with one of the lovely bake shops located a few blocks away?)

Avo boasts their “unparalleled location,” which, in reality, offered a neighborhood struggling to be trendy while the locals struggled to break the lower class ceiling. As such, the blocks in the immediate area were quite desolate at night. There are signs that the neighborhood is heading toward becoming the trendy hotspot to which it aspires with the small, scattered pockets of hipsters, pubs, and bakeries, but it has a long way to go.

As noted elsewhere, the rooms are tiny and clean but feature no phone to call the management in case of emergency. Yes, bathrooms are indeed sparkly, with fog-free mirrors that are permanently gray so that you can’t really do much in front of except make sure that your clothes are straight. The impressive digital clock inside the mirror unfortunately shuts itself off every time you leave the room (the room key card inserts into a slot to turn the power on and off), giving you two options: 1) Deal with the incessant blinking zeroes asking you to set the time or 2) Set the time every time you return to the room. Perhaps this -- as well as the alarm clock -- should be on a different power line?

It is easy to see the effort that the Avo has put into making the hotel something special. It just falls short on a few amenities and the surrounding area needs a few more years to catch up.

Fantastic hotel. We received a warm welcome from the owners when we arrived. Our room was very stylish with a great bathroom. Although quite small it wasn't an issue for us. Air conditioning was extremely welcome for a few of the hottest days of the year. Breakfast was great with cereal, pastries and toast which was just what we needed.
the only negative aspect was the location which is about a 20/25 minute tube journey to the centre of london. But not a major issue for us

Overall a fantastic hotel with excellent service and at a great price

I've stayed in more hotels in London that I care to remember, some of them were budget, even hostels, some of them were luxury ones. I thought I had seen it all in the big capital when I decided to look for a cosy boutique hotel outside the obvious touristy destinations, yet in a thriving district.

God I've never been this spot on when it comes to picking accommodation. Avo is a tiny family run business with rooms that could make some luxury chain hotels blush. And above all some amazingly great stuff that just makes you feel at home from minute one to the last good bye.

Clean and with great taste for details the only thing I regret was staying on a night when the wine bar was closed. If you are wondering whether this is a place for you, stop! Just book and thank me later.

We had a great experience at the Avo Hotel and definitely recommend it. My husband and I stayed in a room on the 3rd floor (good leg workout) and the kids stayed in a larger room on the 1st floor. The staff was very friendly and helpful. The rooms were clean, stylish and we felt very safe. The beds were comfortable and I can be pretty picky! The area was an eclectic mixture of funky, some run-down but some well-kept homes and shops with hidden gems if you look including parks, restaurants, local farm-table restaurants and more. It was easy to get anywhere from here.
