The profile of the studio on TripAdvisor says it all--location, location, location! From Heathrow Airport it was remarkably easy to get to the flat--no need to change underground trains, just get off at Leicester Station and walk up Charing Cross Road for about 5-10 minutes and there you are.
After an initial misunderstanding which was quickly straightened out, I found myself right smack in the middle of London, in a quirky little studio whose wonderful charm continued to grow on me through the length of my stay (I bookended this place for the beginning and the end of my European vacation). From a previous bad experience booking a small studio in Paris in a heritage building where the walls were paper thin, I was hesitant initially about this place too. But throughout my stay I never heard a sound from either side or from above--very impressive for an Edwardian building.
As well, its small space is ingeniously designed for maximum use of its interior. The two-step rise separating the kitchen from the bed/sitting room allows for perfect seating at the kitchen counter as well as space for the comfortable bed to slide under the settee when not in use. There is also an authentic (but not used) little coal fireplace and beautiful crown molding around the ceiling. A previous reviewer didn't like the shower but I found it to be well placed and sufficiently lighted, and the double paned windows did a good job of blocking out most sound from the busy street while providing a lovely view of some tall trees from four stories up.
And of course there is the location. Everything I could possibly fit into a week's stay was within walking distance--Leicester Square and Shakespeare's statue, Piccadilly Circus, The Ritz and all the ritzy shops one could want, Buckingham Palace, the Parliament Buildings and Big Ben, Trafalgar Square with Lord Nelson's column, countless heritage buildings jammed side-by-side down every street you look, and more world class theatre and restaurants than one could find anywhere else in the world.
All in all, great little studio in a great location at a good price--highly recommended.

You can't be the location! Just minutes walk from many of London's must see's. This flat provides all you need for a short visit, my husband and I stayed for a long weekend and it was perfect!

This is the third time I have stayed here and I love it. The location is excellent. I have never been bothered by the noise/traffic from Cross Rail, there is no noise at night. During the day, I am out visiting the sights, walking, etc. Getting to Heathrow or Euston of St. Pancras is easy. Grocery stores, pharmacy and banks are very close. British Museum, National Galleries less than a 10 minute walk. I like this place, it is not the typical sterile hotel room lacking in character. How much time do you want to spend in a room when visiting London? I would recommend this place.

Cracks, water stained walls and ceilings, kitchen ceiling lights that didnt work. No light in the
shower. A toilet you could barely squeeze into, with a wash hand basin the size of a large
cup. An iron, but no ironing board. Not a comfortable seat anywhere. The crowning inadequecy was the double glazing, with layers of filth between the panes. There was no
means of ventilation other than to open a window. This brought in the full racket of the Cross
Rail building site opposite, with concrete deliveries round the clock. This cost me one
hundred pounds a day to rent. Outrageous.

1. Size - the studio is as written in the ad 24 sq m / 258 sq ft- small, but bright, well designed , and has a perfect central location.
2. Ventilation - there is a fan and a cooler which keep the flat cool in the summer + both bedroom and kitchen have windows that open.
3. Ironing board - No guest has ever requested it before. There is no need, as there is a large kitchen bar that can be used as a surface, but we will gladly add an ironing board now.
4. Comfortable seating - a very comfortable sofa + 2 folding chairs if needed.
5. Kitchen lights - The flat has about 8 different spots providing lights with dimmers to control it. if one of more of the bulbs needed changing the guest could have told the flat's manager who would have replaced them immediately(there are extra bulbs in the flat).
6. Shower light – There is a special shower-room wall-mounted flashlight which needs to be turned on (It's very simple, but if the guest needed help working it out, he should have called the flat’s manager, who would gladly instruct him how to operate it).
7. The nearby Crossrail works - Crossrail strictly avoid noise during rest hours and the flat has very efficient double glazing. As a result – there is no noise from the works, and certainly no "deliveries around the clock". The building site can only be seen from the kitchen window (not a "full on" view in front, but in the corner of it), and not at all from the three big windows in the living area which feature a lovely green view of the trees in Charing Cross rd.
8. This lovely little studio in a very central location in London is solidly booked by happy customers, many of them return customers.
We like our guests to be happy. If the guest did not find the flat to his liking, he should have told the flat's manager, and we would gladly reimburse him in case he would have chosen to move somewhere else. This is our policy.

“Excellent location”

Having stayed in London before (once in a four star hotel) I expected everything in the apartment to be tiny. Small bathrooms are surprising, but are mostly the norm in older European cites. We didn't mind the size, it provided everything we needed for a week long trip. As we spent most of our time sightseeing, the apartment provided us with everything we needed and it's location outweighed everything else by far.

To everyone who wants a bigger bathroom for any reason I advise to ask for it specifically when searching for accommodation in London.

We didn't have any problems from the construction going on outside the apartment as the apartment has double windows which block out the noise during the day.

“NEVER AGAiN VERY POOR!!”

The toilet was so tiny that you could not wipe your backside without opening the door.
Only one window could be opened which meant there was no ventilation flowing through the room.
The was no light in the shower, just a little light from the lounge.
There was no ventilation in the toilet.
The property was not charming as there was three different floor levels , this meant steps up or down every time you moved in the property.
Having been away for seven weeks this was definitely the worst bed we slept in on our holiday.
The property was so poor that I question how it passed council inspections!!
24 hour work being done at the railway station for next 18 months, this makes it very noisy!

Bed – The double bed slides out at bed time and slides away during the day, as described. It has a quality mattress, and most guests find it very comfortable.
Noise from the nearby Crossrail works - Crossrail strictly avoid noise during rest hours and the flat has very efficient double glazing. As a result – no one has ever before complained about noise from the works, and the flat is solidly booked by happy customers.
We like our guests to be happy. If the guest did not find the flat to his liking, he should have told the flat's manager, and we would gladly reimburse him in case he would have chosen to move somewhere else. This is our policy.
All in all we are very disappointed with this one review which, as you can see, is the only bad review this flat has had (1 out of 10). Most guests find it charming and delightful and many re-book it for their next visits in London.
