From the initial email enquiry to our 1 night stay, this is a great place to stay.
The room was spacious and modern (there were 4 of us), and the location is so convenient. The staff in the bakery were all lovely and friendly and I was offered a delicious coffee on arrival. Breakfast was good too - just one suggestion, given all the yummy food on offer I would have prefered wholemeal or cereal toast as opposed to sliced white with my veggie breakfast. Thank you Alistair Sawday for this recommendation. I hope to go back

Stayed here for one night and it was great, centrally located and the room had a great shower and comfortable double bed, my children slept on a sofa bed so far could easily stay.
The staff in the bakery below were charming and extremely helpful and the breakfast, which you have in the bakery, is excellent with great hot food and great muesli!
This is an apartment with breakfast and not a hotel but it felt almost the same
Would absolutely stay again.

100% recommendation for the Fleet River Rooms! I stayed there for the bank holiday weekend end of May (3 nights) and never had such a good experience in London: it started with a very friendly contact for the booking with Lucy Clapp, the owner, and continued while my stay: the room is very spacious, tastefully equipped, the kitchen is perfect with everything you might need, breakfast delicious (even when the café is closed you get a plentiful breakfast basket) and the whole atmosphere is very relaxed and pleasant. Plus there is free wifi. Also the location is great: very close to Holborn tube (Central and Piccadilly line) and just round the corner you find the green oasis of Lincoln's Inn Fields. I will definitely return and can recommend it highly!

I agree entirely with the 22 May 2011 review.

We found the Bakery through Alastair Sawday whose recommendations in France have been uniformly reliable.

Lucy and her husband John have a flourishing bakery/café, a tribute to their product and management. Item: John loves mirrors and hangs them at his height, much higher than ours. When we mentioned to Lucy we could barely spot the top of our heads, we found a new free-standing mirror on our return.

The bakery comprises two ground floor rooms plus outdoor seating. While the address is Lincoln’s Inn Fields the location is a 100’ or so N of the NW corner, which confounded our airport taxi driver whom we pre-booked with Addison Lee for 70 GBP. A cab was our most convenient, quickest option, and for two cost effective. A London taxi driver of a traditional black cab advised we should simply have picked a black cab from the ranks at the airport. I suggest you print a detail from Google Maps.

Lucy currently rents two rooms on the second floor above the bakery. There are about 22 steps and no elevator, if stairs are a problem.

Given it’s a block from the busy Kingsway and Holborn tube station the room was surprisingly quiet. The windows are double glazed, the path underneath pedestrian only, and the street is dead end. The rooms were always comfortable mid-May; no opinion on the situation other seasons.

The bed was very comfortable, all the appointments fine, scrupulously clean, the maid coming in daily. Small washer/drier and drying rack.

Breakfast was delicious – eggs, home made granola, muffins, toast, sausage, gammon, veggie sausage, porridge, milk, yogurt, fresh fruit, juice, tea, coffee, pastries - all you can eat and help yourself to take away, obviating lunch most days. The Sainsbury supermarket across the street provided food to eat in the kitchen.

We booked a full week, gaining a 10% discount. Lucy answered all our email questions promptly and in full.

The location was ideal for theater and museums. We walked everywhere except for the V&A which is directly on the Piccadilly Line from Holborn. Trafalgar Square was 15 minutes NE; Covent Garden 5 minutes; the British Museum, 10 minutes N; the Soane, a half block E; St. Paul’s 25 minutes E. The major theaters are no more than 20 minutes away.

I write this review with some sadness because once word gets out about the rooms above the Fleet River Bakery, I just know there will never be an opening for me again.

We stayed at the rooms (and there are only a few) above the Fleet River Bakery May 6-13, 2011. Our email conversations with Lucy Clapp, who owns and runs the rooms and bakery with her husband, were clear and friendly. I was a little concerned that our arrival would be after 10 PM and she said not to worry since they too lived over the bakery and would let us right in....and she did. The room was enormous with a vestibule, a full modern kitchen with a washer dryer as well, a small table and two stools, a pull-out sleep sofa, a great bed, fine linens, huge fluffy towels, adequate storage, hardwood floors and two windows. The bathroom was very modern and, while small, entirely functional. Oh, did I mention free wifi in the room and in the bakery?

The location is wonderful, a two minute walk from the Holburn tube station but off Holburn so it is very very quiet. It is just across the street from the entrance to Lincoln's Inn Fields and so we had a park on our doorstep (the park is locked from about 8:30 PM to 7 AM.) Breakfast was included and that meant you could have anything you wanted, including cooked food, from the bakery downstairs and their food is wonderful! Their coffee is even better and if you couldn't wait for your morning coffee, there was a coffee press and freshly ground Monmouth coffee and fresh milk in the room. The staff in the bakery were cheery, friendly and efficient.

The rooms are very reasonably priced; we paid under 125 GBP per night, VAT and breakfast included.

I have been to London 4 times before and we have been lucky enough to have done a good amount of travelling both in the US and internationally. This is, hands down, my favorite place to stay ever.
