Started so well but went rapidly down hill. On arrival we were greeted with a glass of Cava which was a nice start. We then went up to our room to find body hair all over the sheets and a blood stain on the end of bed throw. We rang reception and we were moved to another room.We then returned to the room after shopping and a meal out & noticed that the sink was leaking when the taps were running but decided we couldnt be bothered to change room again as it was late at night. I had a shower and then noticed that there were body hairs on the towels. The shower was not very good it lacked pressure and the bathroom door didnt even shut properly. The bed was uncomfy, you could feel where the springs were and the mini bar fridge was not chilled. In the morning we were relieved we were only staying for the one night. Breakfast was fair, a reasonable selection, but we did have to wait for a very long time for the lift in the morning. The rooms are also small and not a nice as they look in the photos. Upon checking out we were not even asked if we had a pleasant stay otherwise we would have complained. The good thing about this hotel is it's location.

H10 is a Spanish chain whose personnel don't reflect London--if you seek British accents and service. In fact, service is not strong, but the rooms are better than European average in a modern decor with narrow halls (room for 1 1/2 across). But a very large buffet breakfast is the highlight w/food for many cultures that is yummy if not high cuisine. Waterloo is a good location for the Old Vic theatre, the Eye, a big train station, and access to the famous Thames embankment and Big Ben.

Typically European, space is limited, w/a narrow, if longish lobby and almost hidden bar, narrow hallways in a kind of painted driftwood motif, and smallish rooms. Beds and lighting are good in the room and bathroom. Rooms feature a nearly wall-length window w/a peek at London, but regrettably, no angle on the Eye or Big Ben. There is no carpeting, but a "wooden" floor. No drawers for clothes, but a decent closet with a safe. Decor is distinctly modern minus "London" appeal/culture. Tea and coffee are free in the room. The TV is good, w/o instruction or line-up card. The radio is odd: weak, an unchangeable clock, and connected to the table via a very short wire. WiFi is good.

The bathroom is smallish, too, but with strong water pressure and hot water, so-so counter space, and the typically frustrating European shower with a shower head on a rail that faces out toward a half-glass wall that leaves the shower half-open. Tissues come in a small box. There is ample mini-shampoo and body soap. Maid service is excellent.

Service at the front desk is pleasant, but not particularly helpful: I asked for a high room w/a view--nope--and lucked out with a "handicapped" room significantly larger than typical rooms after the desk almost doled out twin beds instead of my wife's/my request for a double. A burned-out light bulb had to wait 'til the next day for "Maintenance" (for a mere light bulb?). The unchangeable clock-radio was also left to Maintenance, who either never showed or failed to fix it on the weekend the country changed to "summertime" hours.

All told, this is a pretty good, not great, mid-priced European hotel in a good location with a good breakfast.

Room Tip: Great, big breakfast; show up earlier to avoid a crowd. Good location near the Eye, Big Ben and the Thames embankment. Don't bank on desk service beyond the norm, though they are pleasant. Lambeth North tube stop is slightly closer, older, and way less populated than Waterloo (an excellent hub).

Booked H10 Waterloo for overnight stay as part of Theatre break. Great location, as 0.3 miles fom Waterloo station and 0.2 from Lambeth Tube station. Staff very helpful. Room was immaculate and good size and good facilities. Breakfast was included and was plentiful. I will definitely stay here again and recommend.

stayed for business so not much time actually in the hotel.
check in was nice, was given a glass of bubbly.
the room was a decent size for london if a bit lacking in soul. nice comfy bed, desk and chair and a safe. nice bathroom with nice toiletries. shower a bit lacking in pressure.
we arrived back at the hotel just after midnight and wanted a drink. we were told the bar was shut and that we could get a limited choice of drinks on room service, but would have to have them delivered to a room, but could then bring them downstairs! how mad is that!
eventually convinced them to bring some wine to us in the bar area.
nice breakfast although did have to use one of those toast machines, which i detest. much prefer a hotel where they bring the toast to you. next they will be asking people to fry their own eggs!
one thing as per other reviews is that the area is not great at all. wouldn't want to walk around it at night. also there are no decent restaurants nearby.
£129 not bad for London mind you.

great stay! great location (few minutes walk to Waterloo station where you can take metro and train) ! friendly staff en very nice rooms!
