I've had to do a lot of travelling to London recently, so have stayed in many a budget hotel and this is by far and away the best! The staff are so helpful, the room was clean and comfortable. I've never left a review before but this one deserves it!

Against B&B prices and standards elsewhere in the country, even London’s budget hotels are extortionate. Which - given a necessary tweak or two - makes this multi-house, self-catering place in a suburban side street really good value if you simply want a place to put your head for a night or three in the capital. Not for a romantic weekend, though. The two bathrooms in my house were shared.
The Tooting Flexistay has clearly been done up on a very tight budget but everywhere was very clean and the basics are there – TV, ironing board, hair dryer, kettle plus a surprisingly good selection of drinks and biscuits. Not everywhere provides hot chocolate for ‘decaffeinated’ people!
The only negative factor for that low (for London) price was the bedding. Judging by how clean the rest of the place was, the bedding had probably been washed - at least I hope so. It wasn’t dirty but it definitely hadn’t been ironed, and made me wonder if I was hot bunking with someone. If they can get the bedlinen looking fresher, they’ve got a budget winner here.

We stayed there for 5 nights. Overall the place is ok - relatively clean, staff is friendly, a shared kitchen with food is good for budget travellers, close to tube station, lots of shops around the area.

However, the insulation of the building is very poor. The floor is laminlated (simulated) hard wood. It looks nice and clean but it is VERY noisy when the tenants walk on the floor above your room. It is even worse at night when you try to sleep. You can also hear your "neighbors" talk or flush the toilet.

The washroom in our suite is very tiny. It is a bit difficult to move around if you are a big person.

Room Tip: Ask for a room on the top floor so you won't get disturbed by noise from people walking on the w...

Staff members: easy and friendly, they shown me both the common facilities and my room.

Room: 2nd floor in a traditional brick-made 2 floors house, narrow and steep wooden stairs. Big room, totally refurbished, clean and comfortable, king size bed. Internet wifi included and power adapters available. Sat-tv. Small toilet/bathroom but really ok. No hair drier. Bit mouldy on the roof over the shower cabin. Small snacks and drinks included (orange juice, chocolate, coffee, cookies).

Shared Kitchen: there's room for everybody. Lot of food and drinks in the fridge for breakfast or snacks (included): milk, juice, sausages, ham, cheese, bread, eggs, mayo and so on. Really well maintained and clean.

Location: 5-10' walking from Tooting Broadway station, Northern line, 12 stops from Leicester square (about 20'). Nice and quite.

We stayed in a budget double room for four nights. A couple of other reviewers mentioned that it feels like a "student house". Being a student, I do have to admit that the shared kitchen, dining room and bathroom did lend this kind of atmosphere to our stay, but it was the nicest "student house" I have ever stayed in, that's for sure. Everything seemed to be new and nicely decorated. When we arrived there was tea, coffee, hot chocolate etc waiting for us in the room, we had clean towels provided and changed during our stay, the shower was great and it was less than half an hour from the centre on the tube. The staff were great when we checked in and there was plenty of storage space. Pretty much everything we needed for our trip plus the bonus of sky and wireless internet. For this price you are really going to struggle to find anything better (or even as good) in London.

Extremely clean and well-equipped house, no expenses spared on facilities. Everything was thought of - from good quality shower gel in the bathrooms (which were very new and large!) to a washing machine and dryer and microwave in the spacious kitchen! The person who gave us our keys waited until 1am for us to arrive, and was actually extremely enthusiastic and proud to show us our accommodation!

Only fault is the room was hot when it was 20C outside and no blackout curtains, but these are very minor compared to its good points.

The person who said this was like renting a room in a student house was spot on.

The rooms themselves are fine, nothing special, but OK. The microwave and kettle in the room allows for basic food preparation, and there is a communal kitchen and dining area.

But... the whole atmosphere is more that of a student house than a hotel. Simply put, you are renting a room in a converted house on a residential street. The location was good for me, but that's it.

You can hear noises from other rooms - as you'd expect to in a shared house - there are traces of former occupants (left shower gel etc) and the fittings are flimsy. The shower door handle fell off when I opened it!

There are plus points - free wifi, TV and so on, but these things are standard in almost any hotel these days. And for over £50 a night, you can really do better.
