“Functional but uninspiring”

Clean, neat but in some way lacking!! Not great value for money but does for a business trip to Lincoln. No restaurant so you will have to go searching Lincoln for an evening meal.....The bathroom was clean and functional and the water hot and at a good pressure...a bugbear of mine!! No kettles in the room, rather a hot water dispensing machine, which is no good for making tea. Someone needs to tell the owners that tea must be made with boiling water....not hot water!!

Thank you for your recent review.

I do apologise for our restaurant not being open during your visit, we do have very limited opening due to the amount of private functions we host. We are, however, situated in the beautiful Bailgate area of Lincoln and so are surrounded by some amazing restaurants all within walking distance. I do hope our reception team helped you in finding your way around and locating somewhere to have dinner.

I am very pleased to read that you found our bathroom suitable; all of our bathrooms are modern with walk in rain dance showers.

The tefal touch kettles are provided in the rooms as they are much safer than an ordinary kettle although we understand some people do prefer to have their morning tea/coffee boiling hot. Reception would have more than happy to arrange a pot of tea for you in the room.

Again thank you for your review, I do hope you decide to return to Lincoln in the future and maybe visit us again for pleasure rather than business!

Not my idea of an outstanding boutique hotel; sour smells on first level; reception at regular writing desk in office--1 guest at a time; no real lobby; no elevator; clunky large key & had to lock door manually each time I left room; needed code to get in after 11 pm; thin, lumpy twin beds; very limited breakfast menu; not enough staff and some staff happy to be helpful but not well trained.... I think when it was a 'ahead of its time' facility for the mentally not well...guests got a better deal. On the plus side, furnishings were well done and bathroom had been 100% updated and modernized. Staff graciously guarded our luggage until 3 pm check in and hotel is conveniently located...a few minutes walk to the castle!

Room Tip: Plan on hefting your luggage up multiple flights of stairs; ask for room at front of hotel or better...

Thank you for your recent review, I am sorry to read that your stay with us did not live up to expectations.

The building was originally built as the nurses quarters for The Lawns hospital opposite, many of the issues you have raised can be explained by the fact that we are a Grade 2 listed building; we have decided to restore and preserve many of the original features hence why we do not have key cards and instead use the old fashioned lock system. Many of our guests do take the key off the fob as it is easier to carry around. We are not permitted to install an elevator due to our listing. This is unfortunate but our reception staff do try their best to help guests up to their room with luggage.
Our reception area is slightly different to many hotels nowadays with us having the desk, however, guests are invited to take a seat and we do feel as though this is more personal and friendly, this is also the reason why we only assist 1 guest at a time.
As I’m sure you can imagine, with us being a 14 bedroom hotel there is often little point in having extra staff on duty. I do hope the service you received from our reception team was friendly and polite.

I was surprised by your comment regarding the breakfast menu; we do pride ourselves on having an extensive breakfast menu which has also recently been updated.

I am very sorry to hear the beds were not comfortable, every effort is made to ensure guests are comfortable and I can assure you if we had known you were not we would have tried to find an alternative room you.

Again I am very sorry to read you did not enjoy your stay and that the hotel was not up to your standard. I do hope you had a very safe journey home and maybe in the future you will decide to come back to visit Lincoln.

Stayed here for 1 night prices in the bar early evening expensive £2.50 for a bottle of water. Went to graduation at came back 9.30pm no one around no one in bar staff went home at 11 not night service no where to eat or drink think as a 5 star you should have more avaliable. Didnt eat breakfast 9.50 found a small cafe. The room was lovely and the reception staff were helpful.

Thank you for your recent review, firstly I am very pleased to read you found reception staff helpful and that your room was suitable.

With regards to our prices, we do carry out competitor surveys regularly to ensure we are in line with other hotels in the area. Unfortunately our restaurant is closed at the moment due to the high volume of private parties we are currently hosting however, we are very lucky to be situated in the Bailgate area of Lincoln which has many outstanding restaurants within walking distance.

Our reception is open until 11pm after which we do have an on call duty manager. The bar is also open until 11pm however we are more than happy to extend these hours should we have guests in the bar drinking. Alternatively we do have the Victoria Pub across the road from the hotel which is open until 12am midweek and has facilities to charge drinks to guest’s rooms, I am very sorry if you were not informed of these options.

I do hope all in all you were happy with your stay and that you will consider returning to the house in the future.

Attended a wedding here last week. Really well organised with some great food ideas, for example canapés after the ceremony to keep everyone going. Food served at the wedding breakfast was really nice and not typical wedding fair. If you are looking for a wedding venue in Lincoln this hotel must be on your shortlist.

Recently attended a wedding and evening reception at the Charlotte House Hotel and would highly recommend this to anyone considering their wedding venue. Excellent attention to detail, food was of a high standard with waiters on hand at all times and there was lovely display of pick and mix for the children. Dave the manager was very professional and obviously highly experienced at his job ensuring the bride and groom enjoyed their special day. Everything you would expect from a five star hotel,

I booked the Charlotte House Hotel as we were going to my step-sons graduation in Lincoln. I booked the hotel through Late Rooms.com and it said there was parking at the hotel. It did not mention that the parking was limited, and would cost an extra £5 per night. Not a major problem I suppose seeings it was in the centre of Lincolns cathedral quarter. The receptionist, Sophie was really helpful and when I explained why we were there, she explained where we needed to go, get the graduation tickets etc. She showed us to our room, which was the Chatterton Suite, which had a four poster bed, separate lounge and huge bathroom! The shower had a huge overhead shower head (apparantly called a monsoon shower), but this didnt work properly, and only dribbled out so went back to the normal showerhead, which was fine. The only other thing was that the four poster bed had some cobwebs on the top of it, but nothing major. We didnt have breakfast so cant comment on this, and when we checked out we were not hassled to get out of our room, and the receptionist (not Sophie), asked us if we had a nice stay. all in all I would stay here again if visiting Lincoln and would definitely recommend it. Oh, and the only other thing I would say is that when we arrived,there were road works in Union Road (where the hotel is) and they had put up barriers to say that the road was closed. as we didnt know how far down Union Road the hotel was, we turned around and followed the diversions. we ended up going round and round Lincoln trying to get to the hotel. It would have been helpful had the hotel put a notice at the top of Union Road to say that the hotel entrance was still open and that you could drive past the closed road sign to get to it. Also, when we left the following day, the road work people had put cones over the entrance/exit to the hotel, so we couldnt get out! my husband had to move the cones to one side so that we could get through and get out of the hotel grounds! Not the hotel's fault, but they should have made sure they were aware of what was going on immediately outside the hotel I think.

Thank you for your comments regarding your stay here at Charlotte House. I am sorry you were not aware of the car parking charge; it is stated at the bottom of our page on laterooms but can easily be missed, unfortunately with it being an external website we are unable to control how large the information is. Guests do also have the option of parking within the council pay and display car park, there is no free parking within the Bailgate area of Lincoln and we do ensure our charges are in line with other hotels in the area.

I am pleased to see you enjoyed the Chatterton Suite; all of our rooms are deep cleaned weekly however due to the age of the building cobwebs can build up quite quickly. The house keeping manager has now added this to the daily cleaning list to avoid the same issue in the future. We unfortunately were not aware of any issues with the shower; however this has now been addressed.

The road works on Union road were a slight annoyance to us all! We were initially told by the council that guests would be able to come in from one end but then part way through the day they changed it to the opposite end. This was the same with the entrances into the Lawns complex, we were told the one into the main parking area would be open at all times but again they changed this half way through the day and we were not informed.

I am very pleased to read that Sophie was helpful for you, all of our reception team endeavour to be as helpful and polite as possible.

We had our wedding at Charlotte House in May and we had the most wonderful day. Charlotte (the wedding co-ordinator) made all the planning simple and straight-forward and the day itself went off without a hitch. Everything went so smoothly and we didn't have to worry about a thing. The food was superb and commented on by so many of our guests and the service by all the staff was excellent. Andrew (the MC) did a brilliant job to keep everything together and he even went as far as lending me a coat to wear between photo's as it was rather a chilly day!

I couldn't have asked for a better day and would whole-heartedly recommend Charlotte House to anyone considering their options for an upcoming wedding.
